PLEASE Help?

Question:
My fiance and I live with another couple surrounded by a 2 bedroom apartment, my boyfriend can't afford the $100 per week rent (well $50 really as we go halves) but my flatmates influence he is only allowed to stay one darkness a week if he doesn't pay rent. He is 37 and merely works a few days a week as a pizza delivery driver and we are good for our engagement party so can't afford to return with our own place, I am 33 and live in Sydney, Australia.

Answer:
If he isn't paying, afterwards they have every right to convey him to hit the road.

What are you thinking, anyway? 37 years old and can't afford $100 or even $50 a week? Do you want to support that guy the rest of your existence?
Get a new man that can earn clad money or don't throw a damn engagement party.
OMG Im sorry! That sucks. I would vote that he needs to return with a fulltime job or work 2 job for awhileuntil you save ample money to move out after your engagment party.
pay packet the extra 50 bucks for him! welcome to the 1. world of roomates..and 2. the world of nuptials..Your money is not both of yours!
I'm sorry but whatever your situation in that are priorities in existence.

Your priorities in life span are:

Nourishment to sustain life
Warmth
Shelter from the elements.

They do not include positive for an engagement party.

I am afraid I agree beside your housemates. If someone doesn't contribute to the rent, why should everyone else subsidise him?

At 37 he should be capable of taking a second living or getting a full time job to cover what is a deeply small rent!

I am on Social Security Disability. I am 27, out of stock near 3 kids and am looking to buy a home.?

Question:
It is very frustrating to try to find information on resources to comfort me financially. I have looked into Hudd Homes, Section 8 housing and started to look into Gov. grant for people on SSI. I save going in circles. If anyone know a way contained by or a good front or contact, please help.

Answer:
Certainly your local senate agencies should be able to assist you. However, get sure you are physically and financially able to buy a home and thieve care of it. If you are disabled to the point you can't assist around the house, owning a home will create plentifully more work (more satisfaction and reward as well) for you to do on a sunshine to day idea.

I would meet face-to-face beside several mortgage brokers. Local Realtors and title companies can refer you to good ones. Not adjectives will be experienced enough or up to date enough near the products you may need, but if you find one i.e., they should be able to guide you through the entire process, competently.

Keep in mind that the answer MAY be, you cannot afford the home. Do not bear this personally.

Best of luck.

Note gone on apt door, lease option?

Question:
I will try to make this short, come home today saw a note on my door (second entry, first one I got 3 months or so ago) complaining around my dog (first note be same in natural) adage my dog barks etc, which he doesnt trust me. The make a note of today actually said he be barking at 9am, he be with me hiking at that time so I know someone is messing beside me. Now to my ?, what are my options within terms of my lease and the building I live. I enjoy no clue who is leaving them altough I hold a guess, but if this doesnt stop can I ask the building owner to void my lease since obvioulsy this isnt how I want to live. If I departed early I would pay packet dearly for leaving up to that time my lease is up. Thanks for any advise. Happy Holidays!!

Answer:
Let your building controller know. Ask that the next time he sends the rent bill to adjectives the tenants to include a minute about stalking and that it is not tolerated. You shouldn't have to will a place you like because someone is person a jerk.
If this concentration is coming from your landlord you'd know it. A proprietor would not leave an anonymous file.

Just discard the notes and gain on with your existence. They have no trial status. If you don't have positive proof of who is going away them, there's no sense in making a scene over it. (And if you do own proof, just convey them along to the landlord and ask him or her to own the harrassment stopped.)

If your landlord have a problem with you, he or she will agree to you know. Trust that!
You can certainly ask your proprietor to void your lease, but unless they can relet the apartment for significantly more money they're not going to agree.

Getting summary like this is division of apartment living. You've gotten 2 in 3 months and they come across to be fairly civil so I don't know what the problem is.

Finally, while your dog sure couldn't have be barking if he be out with you, how do you know he doesn't yelp when you're not around? If that's the case your neighbor is probably feed up. He probably doesn't want to live like this any.

Evicting rentor explicitly constantly behind next to pmts..?

Question:
Hi.. I rented out my duplex to person near 3 dogs and when he moved in he stated that his dog r capably behaved and that he would pick up their poop. 4 months next he has not kept up his agrment. nor have he paid me a deposit and is constantly unpaid with his rent. i tolerate him go on first 2 rent pmts man late even though my lease states $50.00 belatedly fee.. he is up adjectives night wake up my kids, lets dogs run adjectives around upstairs and after I put in contemporary carpets.. and one of his dogs I know pees and poops on the hearth rug. Therefore they are not well trained at adjectives. I am fed up.. evicting contained by a week,.. evicting him in a week, I agree to him know that he needs to move out at back of that week. He is claiming to sue.. can he?? even though he has no reciepts of pymt on rent?? Is constantly unpunctually with rent, have not paid deposit any, stays up all dark, and doesn't clean up after his dogs??

Answer:
The criteria prerequisite for a successful eviction vary from state to state. I would suggest that you enlist the relief of an attorney with respect to your issue. In my exceptional area, evictions are not overly complex, but I AM aware that some states place much heavier restrictions and requirements on landlords. As a information to the future, develop yourself a proper written lease for tenant. If you legally denote adjectives your requirements of a tenant, it is much easier to prove that they violated your requirements.

Renters' Rights?

Question:
Do you have any polite online resources for information on renters' rights? In Nov. 2005, I moved in beside an old friend who owned her own home. In Feb. 2007, she give me a letter that stated, "Due to the certainty that the school year is coming to an train and all my finances are contained by order, I will no longer be need a roommate." She then give me 30 days to move out, but I moved out 2 days after receiving the epistle. She is now proverb that she will bill me for damage to her house. This "damage" consists of 3 small hooks I put on the closet doors to hang up clothes on. She claims the doors are "ruined" and will need to be replaced. However, upon moving surrounded by, I never signed a lease, form, or document that indicated I would be responsbile for any damages that may occur. In reality, she never asked me to sign anything. I believe I am right in thinking I am not responsible for the bill, should she transport it to me. Does anyone know for sure, or know where I can find out? Thank you so much!

Answer:
I agree near others that since you had no formal relationship, you be essentially a guest, not a tenant. Even if your former friend wanted to press the issue and attempt to establish that you be a tenant by virtue of sporadic payments you made, the fact that she did not require a lease or wellbeing deposit at the outset would make it difficult for her to prevail. Any justifiable person entering a rental relationship who is concerned more or less damages requires a deposit.

It sounds like your friend took plus of your need for housing when it be convenient for her and didn't have the fortitude or personality to approach you like an fully developed when her situation changed. If she didn't have the guts to converse to you about moving out, it's doubtful she'll want to look you within the eye in a courtroom over her trivial prejudice claim.

Did you discuss the installation of the hooks with her previously putting them up? Whether you were a guest or a tenant, it would own been justifiable to ask approval for the alteration. Even so, I can't see replacing the door(s) if the hooks are small. Chances are they can be filled for a modest cost. I don't have a sneaking suspicion that you have any decriminalized obligation to do anything - so it boils down to what you quality is right and how you want to conclude your business next to your "friend".
You have no contract next to her so you were not a "renter." You be a guest.

She is attempting to extort money from you.

Tell her to stop the harrassment.
I can't say for 100% sure, but it would seem to be to me also that if you never signed an agreement that you are not breaching any agreement. Why doesn't she stop being petty and will the hooks in the closet, it's a righteous idea anyway. What a horrible friend!! Glad you moved out, but I wouldn't verbs about anything, update her to choose between a closet door and your friendship!!
If you didn't sign a lease and you didn't sign any paperwork about the condition of the home or wage a deposit then you are not liable for anything. She looked-for to make it adjectives legal and proper when kicking you out by giving you the 30 light of day notice afterwards she should have be smart enough to sort it legal when you moved contained by and charge a deposit and done a walk through next to you before you moved surrounded by. Tell her to take you to court for the defile. She'll end up losing within court and then paying court costs higher than it.
Most times this ends in civil court and nobody really win. If she has any of your money ..forget it.
If she claims you owe her, consent to her prove it and take you to court.

Either process its over both parties should only lick your wounds and move on.
If you didnt sign anything earlier moving in, later you are not responsible for anything in that house. You be her guest. If you are still on or near campus you can step to a professor that teaches any brand of law class (business students usually own to take some type of business regulation class so see who teaches a class close to that and go see them, that style its free) if she was stupid plenty to actually try to clutch you to court they would probably laugh contained by her face and transmit her to quit wasting their time.
Technically, you are not a renter, just a roommate. Most renter's rights would not apply to you.

Whether you be a renter or not is immaterial. You are responsible for damages you grounds, either unexpected or intentional, no matter where on earth you are. But saying the doors are ruined and must be replaced for three small hooks seem drastic, so I would ask her to see them and how much damage at hand is from removing the hooks. You should not be paying for the cost just because she requests new doors, but you do hold to accept your responsibilities.
i don't know what state you're within, but you can get adjectives this info in your state's Department of Consumer Affairs trellis page (for example for CA it would be www.dca.ca.gov) from there dance > "Legal Guides" > "Tenant / Landlord" section
you be a boarder/guest in her home..
and you hold receipts? cancelled checks made out to her?

shame you didn't take pictures..in the past you moved in or not..but that can work to your power

tell her to turn aheadand where you live.and adjectives the information
and that you will be countering..her claim.with your time for court...(so days work , travel)..and your moving expenses...

could budge either process..but might as well counter it...
preserve all your receipts..(believe she have 2 years)..and photo's (so say you took of photo to transport someone while in the room help some not lots..but basically you didn't know she would step that way)

mostly courts go surrounded by favor of the landlord..but this is so frivolous..it could stir in your favor..don't tolerate it get to you...
and bring up to date her you hate to see your friendship move about this way..but you will counter..
next simply..if she goes to courtshe tolerate out the place and got compensated..and had "wear and tear" which would enjoy happened anyhow.and have you known she would travel that way you would enjoy had her sign something.. for putting up a hook

so maintain it simple.and do counter..
I love it when people threaten to sue me..i bequeath them a business card with adjectives my info..and I tell them I will be countering...\\

lately a quick P.S...we have a rental of an expensive downtown condo with brand trial (and this is with lease)..the owner never even used the topical stuff and rented it out for one year...with a lease...when he get here to move in after renting it for a year ..he sued for..the interrupt to the appliances..and the judge ruled 100% within favor of the tenantsaid..normal wear and gash..and it should not have be rented out if the owner wanted it bright..
so could go any way

Have you hear of a ruling that make it unconstitutional for a sister to vend her home to her brother.?

Question:
My sister recently become ill and not sufficiently expert to make her mortgage payments. I tried to buy it from her as investment property and adjectives was going economically until the underwriter found out that we was relatives, they told me that they couldn't offer me the loan, because in Texas within is a law against a brother or sister selling solid estate to each other. If this is true please refer me to the source of this canon, or tell me roughly it.

Answer:
No such law! Find a unmarked lender -- that underwriter is an idiot! If the underwriter claims that that is the directive, they MUST provide proof of that fact. Sales between relatives may warrant a closer evaluation of the utility of the home but homes are sold to relatives all the time.

I could see the underwriter raise a B/S flag if the appraisal was done by a inherited member but that's give or take a few the only item that would impede the sale.

Get an attorney to toy with the closing for you. He or she will make sure that there's no funny business going on. The attorney's levy should be competitive with a title company's closing allowance and you have a right to choose your own closing agent.
I dont deliberate that that is true.
there's no directive about it
where on earth did you get this information!
I hold NEVER heard anything so silly. Surely it's not true. Sounds bogus. I don't see how officially they can do that.
No, never heard around that one. Although I do reside in California, so perchance that is why I hold not heard in the region of it.
Get another underwriter.
no where did you here that ?? very well Ive never herd of it
I've never hear of such a law. I would check next to a local attorney and perhaps a local hill. Good luck.

I live in Texas and hold never heard of such a entry.
That can't be true. My neighbor who owned the house with both of her brothers bought the house from them & she have to get a loan.
wow ive never hear of that,,,,, in any state, though i dont live within Texas,, what i would do, is look in the phone book, find an attorney that handle real estate or a unsophisticated attorney, then formulate a consultation appointment, these are usually free or minimal cost,,,,, also there should be a unadulterated estate board in your state,, you might try asking them, or finding the governing body office which would switch something like this, probably the deeds office,,,
contact the state's Attorney General's bureau, they'll tell you what's up ! (and turn the underwriter in).
This is utter NONSENSE!

If I be to write about it, you couldn't enlighten my comments from the BOSTONIAN's comments. He is absolutely correct and his warning is sound.

Get that attorney as he suggests and you might want to wreak the underwriter some grief as well. Stuff similar to this makes me aspiration I had pursued directive as a career. If I have, I would take this grip in a heart hit and it wouldn't cost you very much any.

Sorry if I sound furious but I AM.
That isn't true. I live surrounded by Texas. When my parents got divorced my uncle bought the house. :)

Step to owning your own home?

Question:

Answer:
before you house shop, budge to a mortgage broker in your nouns..Look under "mortgage companies" within the yellow page. Call them and ask to speak to a loan officer and let them know you are interested contained by purchasing a home and you would like to know what you qualify for. They will enjoy to pull your credit and discuss your income for a moral qualification and at that time- they can probably refer you to a real estate agent if you dont already enjoy one. But you want to know what the bank will loan you back you house shop. If you are in the state of Texas i would be lively to help you- if your not I will still guide you within the right direction. shoptillyoudrop101@yahoo.com.

How can you do Real Estate Investing near no money down?

Question:

Answer:
You can get 106% financing which includes closing costs; however most potential this not yield any profit for a rental property. If you are financing a flip you still stipulation money for renovations plus mortgage payments. In reality flipping a house take all dosh because most of the homes are in such disrepair they do not qualify for wall financing unless you have equity contained by another property that you can use to purchase the home. All the flippers I know use the equity lines to purchase the property and renovate. Another tactic to use is to finance (106%) a rental property that breaks even and linger a year or two till the value increases and use that equity to purchase other properties, the problem is that you will most likely not be competent find a good rental property that breaks-even especially next to no money down. Good Luck.
Provided you have dutiful credit, assets and an income, you can qualify for 100% financing of residential properties. If you don't have flawless credit, assets or income, you may be pushing it a bit. However, you may also be able to convince some homeowners to provide significant assistance, especially contained by this market.

I would recommend attending or joining some tangible estate investment clubs. Also, your local mortgage brokers, Realtors and title companies are worth talking to. They should adjectives be MORE than willing to assist you.

Regards,

Joe...
You any use other people's money or you flip contracts.

yes, with apt credit 680+
apply for your financing first, for a 0 down payment program that allows the retailer to also pay towards closing costs. If your credit and qualify is strong, you will have no problem getting approved.
Need Great Credit!!

Every nouns is different.

In So. CA, the market hit it's top surrounded by the Summer of '05 and is still going down! Many neighborhoods are already down 15%+! Consider that the average sales price within San Diego is appx. $570,000 and you get an average LOSS surrounded by value of $85,500 contained by just roughly speaking 18Mos!!

The BIG question is will the dropping tangible estate markets within CA , Vegas, Boston Wash D.C. Fla, N.J., etc. spread to most of the US?

For a real 'insiders' prospect on this, I would suggest a real eye introduction read at:

why is it a upright time to hang about to refinance my house?

Question:

Answer:
You refinance when you need money. Make sure you don't own a pre-payment penalty on your current loan (if you enjoy one) and you have adequate equity. According to the National Association of Realtors, the rate will go up to 6.7% surrounded by 2007. The rate is 6.11 now
I'm not sure that it is a accurate time to wait. It is a apposite time to take act unless you need some seasoning between the purchase and the refi. Rates are fantastic, lenders hold plenty of time and are going to give you deeply of attention, plus give you the best rate available.
It may be a great time to refinance for you, every situation is different. If you own a low rate fixed mortgage than it it is probably a good perception not to refinance. If your rate is adjustable, or is currrently high, later you should look at refinancing while rates are low. You may be able to shorten the occupancy of your loan or lower your payment to something more affordable. I would contact a mortgage broker or two to agree to them see your situation. They can tell you what you qualify for, and whether or not it is beneficial for you. If you are within California, I can help. ronaldj73@hotmail.com
Without knowing adjectives the variables, there is no agency to tell whether any time is a honourable time to refinance. How many variables are within? About 952. However, if you consult a mortgage broker, they can sort these things out for you, and give you an model about when, why, and how much. Plus, they work for free until the loan closes. I work within Indiana primarily, so send me an email if you're surrounded by my state, and I'll see if I can hammer out some details for you.

What type of improvements/maintenance am i rightfully entitled to when i resign the lease beside my apt. complex?

Question:
New paint? carpet cleaning? etc...

Answer:
Renewal time is the point when you enjoy the most leverage to negotiate, provided you've been a righteous tenant. Certainly you can ask the landlord for improvements, but probability are they will be modest. It really doesn't make fitting business sense to replace carpet or repaint while a tenant is surrounded by place, though there are exceptions, markedly if the unit be in call for of these things when you leased it initially.

Bottom splash: You aren't legally entitled to anything, but it doesn't hurt to ask for conceivable stuff.
If you aren't moving, you are responsible for maintenance. The proprietor only desires to do those things before investigational tenants move contained by.
I managed property and not a soul ever asked for anything with a lease renewal. I am surprised you would deduce you were entitled to anything, but to be gala, to have a honest tenant in place renewing a lease is cost successful to the owner so you might be able to negotiate something--however, if your rent is right presently below the market rent they are charging for trial incoming renters, I would not push for anything because in the eyes of the hotelier you are holding up a unit that could be generate more revenue for them with a strange tenant.
