What I will do is, find out how much it would cost you to do upgrade. Add 25% of it to the current return and figure out exotic rents to get that return.

I know it's hard to enunciate "no" to family but if she hasn't scholarly anything from what you've done in former times, she's not going to learn within the future because you'll be in that. It is a shame that the kids are the victims in this valise and she may end up losing them if she cannot provide for them but that's not your place.
