Plus they ask you to give the designation of a "guarantor"?? etc, etc, for yourself. A bit tricky, but I just gone through it adjectives. Please feel free to e.communication if you'd like some guidance. xx
yes
Why not ? If he/she owns it, they can pretty much do with it as they see fit, unless it is unjust of course. Duh
Of course! Most landlords do rent residential property
Yes you can rent out residential property.
Information is missing from your examine (like where you are discussion about)...absent a state or local imperative or say a zoning ordinance ...the answer is yeah

A proprietor by definition rents property (residential or commercial)

Why on earth would you consider they couldnt?
There are landlords for business and for residential. They can rent out houses, condos, town houses, apartments, trailers...

I guess I don't understand your legitimate question.
Yes a proprietor can rent Residential property, in certainty I am living in a residential property owned by a private proprietor.
The word Landlord itself suggests that there must be tenant, residential or commercial.
Yes, that's how it works. does your mommy know that you're on the computer?

Whats an all right comission to payment a realestate agent?

Question:
Hi,

I am negotiating the commission that the agent receive when he sells my house. He is asking for 3% but Im sure I can negotiate a better settlement than this. To anyone that has sold their house just this minute, how much did you pay to your realtor?

Answer:
Sold a property surrounded by Girraween (Sydney) late ending year. Our agent listed, advertise, did open houses and be always optimistic to be called at any time, we remunerated him 2.75% and no sale no cost - we have to sign an exclusivity deal for 3 months .
I sold my house surrounded by December and paid 6%, don't forget what is involved on your agent's bring to a close. There is a lot of work to do, he will retribution for any and all ad and then when the house does market your agent will most likely split the commission near the buyers agent which means that at 3% your agent is making smaller number than 1 1/2%. I think 6-7% is adjectives.
Average is about 6% for full service agents. That must later be split between listing and selling agents. Most will supply a discount if they list and put up for sale it.
6% is standard. If you can get away near 3% then that realtor is giving you a operation.
3% is more than fair...the usual is 6% if the book agent sells it.
Is this agent almanac your home for 3%? If he is, you have other. This is unheard of in my nouns. Make sure you know all of the services he will be giving you for the 3% (advertising, is it on the multiple list service - MLS, will it be on a website - Realtor.com, will he do open houses if you want them, etc.) Some Realtors who register properties for a discounted rate also give discounted service and consequently nickel and dime you for everything else.

If you are selling your home yourself and he is asking for 3% to represent the buyer, then this is average. Most agents will not do it for smaller amount than 2.5%. There is a lot of work a Realtor does that nobody see. It would be worth the money since you would not need to kind sure the buyer is getting their loan, scheduling inspections, etc. Also, remember that he is representing the buyer, and not you.

Hope this helps, polite luck!
What is acceptable to repay your agent is 6%. He is only asking 3%? Are you getting full service for that 3%? And don't forget he may hold to split that 3% with the buyer's agent and no agent is going to show your home for little or no commission. So budge ahead offer him 6%. 3% respectively side.
It would be worth the money since you would not need to clear sure the buyer is getting their loan, scheduling inspections, etc. Also, remember that he is representing the buyer, and not you.
I believe that whatever you discern the realtor is worth should be the payment. If they did a great available job for you they deserve a great paycheck. You could'nt even imagine adjectives the work that goes into selling and financing homes/
I suggest you income your agent what you think his/her services are worth. What I be determined is a typical listing contained by my area ranges from 5-7% of the sale price. All things being even imply your agent makes between 2.5% and 3.5% of the sale price and the other agent will receive the same commission.

Greed is a horrific thing but it can unambiguously work in your favor. I read aloud pay 7% but spawn sure the agent that brings the buyer receives 4%. Agents see $$$ They can bring a buyer to your house at 123 Main Street and try to deal in it at 4% or take you to the neighbors house and deal in it at 2.5%. The lower the commission the lease likely an agent is going to trying to trade your home to their client.

On the other side of greedThe bottom line counts for you. If you want $100K contained by your pocket what do you care if the agents clear a total of $12K Pay them to get you the results you want.
That sounds pretty honourable but if you think you can do better it can't hurt to try. Good luck
Make sure they don't receive a cent unless they sell. You can accumulate all commissions by selling it yourself. Go to Neil Jenman's website for free info on how to do this. Basically, adjectives you need is a settlement agent. Two women friends of mine sold their own houses and save thousands and had a orb doing it. There are companies that show you how to sell for going on for $1000.
I live in Victoria, Australia. I am going to put my house on the open market in the subsequent couple of weeks. I have talk to three estate agents. The first wants 2 1/2% but this includes Advertising, a board out the front, if I want it. I would foot him nothing else. The subsequent two want 1 1/2% plus advertising. They appear to think that this would come out between $1000-2000.
This money would settle for internet, newspaper and here magazine adverts plus the board. It would depend on the meaning of your house which way you would budge. But 6%. I would find other agents to ask before you do anything. My place is contained by Melbourne and 1 1/2 seems to be the ordinary thing, beside you paying the advertising costs.

I hold a plot, it is by the big lake. Want to buy it? I'm too antiquated to go up in attendance anyway. You should also get surrounded by on the cheap priced tickets for the trip up and back.http://harpers.org/aplaceunderthesun.htm... looked a bit further. try this intertwine. life is funny
How can you get rid of something that is not yours to vend, why buy something that is absolutly useless?the undamaged thing is a con.
Apparently you can - however, in attendance is nothing to enunciate that a million other people hold that same piece of land on the moon. It's not as if everybody is going to check 'their' piece regularly.
Sounds approaching a scam. I have never hear of it. I could be wrong but I would not buy land on the moon. I can provide you land surrounded by Nh though.

How can I find out of my apartment lease?

Question:
Here is the situation:

I signed a one year lease in November of 2006, so my lease expires within November of 2007. This is is my second one year lease with the apartment manager.

I recentlly promoted at work and I am being moved to another city, roughly an hour away.

I found my first lease agreement and their is a transfer clause that allows me to carry out of my lease with a 30 time notice and a memorandum from my company. However, I do lose my deposit ($300).

My newest lease does not hold a transfer clause and the one and only thing close to it is a military clause (I live contained by a military town) that allows soldiers to get out of a lease if they receive advice taking them somwhere else.

I wouldn't exactly describe my apartment managers as friendly. They've be pretty strict with hum, littering and unauthorized vehicles within the apartment complex.

What can I do to get out of my lease?

Answer:
Most feasible the landlord purposefully omitted the undertaking transfer clause. So you might be out of luck. But don't make available up hope! Often if you merely explain the situation to the landlord they may bring in an exception for your situation with consideration to your chronological business relationship with them. Before speaking to them I suggest you bring some documentation from work about your verbs to show the landlord and tell to your company's relocation department to see if they can offer any assistance to your dilemma. Make sure you are speaking to the boss and not some underling when you present your satchel.
theres no way out...SORRY.
Ask other, you may be surprised at the answer. I'd offer giving them the deposit and ONE extra month's rent if they aren't contained by the negotiating mood.

Always ask your company to see if they will be prepared to chip in to this "settlement" as subdivision of relocation expense.

There are hundreds of websites that will impart you a list of properties for Dutch auction. Some of the sites do not update their listing on a regular idea. The three sites that I use on a regular basis are programmed below.
try going directly to sights like remax.com or coldwellbanker. Large solid estate companies list adjectives their postings on their websites.
Craigslist.com
any "popular newspaper" where the element
is located usally has a website. Also MLS.
also try thier local chamber of commerce site & a local realtor to assist you, getting a local realtor take out alot of legwork on your part and next you can feel totally immobilize you looked everywhere.

How do I find the cost of homes sold contained by my nouns?

Question:

Answer:
you can find the appraisal values @ www.zillow.com
If you're in the process of selling your home, your Realtor can gain access to information.
the central appraisal district. Most districts own their own website. This will provide you with the most accurate info.

www.zillow.com is also moral.
Any realtor can supply you with a catalogue of homes sold in your nouns along with asking price and actual sold price.
The county auditor's website can give a hand you find specific sales. Zillow.com is perfect, some banks hold comps online too, but a realtor or someone with direct MLS access is best.
Good luck!
www.realtor.com
Some states/counties hold this data available that you can lookup by inputting makeshift address information. For example, the LA County Assessor's office have this tool for public use, and you can see what homes were sold and when if the homes reside inwardly LA County.

While Zillow.com does have an easy-to-use interface, its property attraction assessment isn't statistically valid and tends to proffer trended property values rather than actual property values, approaching what homes really sold for.
If you're in California I can confer you a property profile with comps of properties sold within the last 6 months...
The on flash sitres are notoriously wrong. Ask an agent to research it for you

Long Island or New Jersey?

Question:
When buying a house, out of the two locations, which one is the better place? As far as better houses and being competent to claim more land/property, better environment, etc which one of the locations have more "perks" over the other?

Answer:
Long Island is better, because it's not surrounded by New Jersey.
I live in Long Island and I know little more or less NJ. I have hear that NJ has sophisticated property taxes than Long Island which is hard to believe but it is true. NJ have lower state taxes than NY. Long Island is one of the safest places to live with great institution systems however you will pay the price. A apposite house on LI in a obedient neighborhood will cost you on average at least 500k beside taxes about 10k+ (Nassau County); the house will be on a typical 50-60 X 100 lot. If you turn farther out east to Suffolk County you will get more for your money conceivably a 100 X 100 lot with a bigger house. The biggest drawback from this county is that it is farther away from NYC at least possible a 1 hr commute.
