Can i sue ex roommate for not paying me rent?

Question:
my roommate lost his job and i covered his rent so my credit would not progress bad and very soon he will not pay me over $7000 can i sue him contained by court?

Answer:
Yup.
if he is on the lease then definately yes!!
yes. you can and should sue him.

but, you necessitate to cover all the basis.

was this roommate on the imaginative lease or was he a sublet?

did you own a contract or any written indication of his portion of the rent?

do you have copies of compensated receipts for rent indicating who paid what?

while it will be difficult to prove if you enjoy no paperwork to back you up, it is not impossible. sometimes population are even willing to avoid the embarrasment and time for a long-winded court session and the threat of litigation is enough to receive them pay.

wish legal counsel. if you can't remuneration for it, call legalized aid in your nouns and they should be able to help out you find an attorney for free.

good luck!
Yes yes and yes!! I know this from experience. I did this to someone. You hold to first contact the Magisterial court office for any the township that your roommate resides in currently, or the township that the "event" took place(aka the township that the shared apartment is located in). Do this asap! You singular have a trustworthy amount of time(known as the statute of limitations, or SOL) to file a pronouncement. In PA, the SOL is 3yrs, but 4yrs for anything involving a contract(an apartment lease counts here, as long as both of you are on the lease). You file a report near small claims court, and you pay the court fees upfront. Like the SOL, court fees swing from state to state. Pay extra to have a constable deliver the paperwork to your roommate, so that you own a "guarantee" that he received it; then if he blows stale court, you will be able to find a judgment against him "by failure to pay."

If both of you are on the lease as tenants, next you will probably be able to sue for partly of the rent payments for the X-amount of time that you paid the rent by yourself...simply you'll be suing for his share. If you and your roommate had originally agreed that your roommate would foot a larger share(for example, so that he could have the master bedroom), you probably will merely be able to sue for an equal partially, unless you have evidence and documents to support your shield. For example, any written documents b/t you and your roommate will suffice nicely.

When you return with to court, make sure you hold all your documents and evidence equipped! Document, document, document! You need black-and-white rock-hard evidence, with numbers and facts and information. Good documents to bring would include: a copy of the apartment lease, cancelled checks or receipts showing your rent payments, and any possible I.O.U. notes or anything of that sort that probably your roommate gave you. If you win(which you should, provided that you hold documents and you don't lose your cool in court), you will be awarded the full amount of the judgment(or doesn`t matter what the judge decide, which should cover the guy's amount) + court fees(reimbursement). If the guy doesn't start to pay inside 30days, then you can dance to the Magistry again and file paperwork so that his wages are garnish until the judgment is remunerated back. Remember, he can other dodge paying you, or purposely avoid working a taxable job or buying any meaningful possessions(cars, property, etc) just so that he can avoid paying you...but he will still capture punished, because the judgment will stay on his credit report for 7-10yrs and result in him some h*ll by ruining his credit. Plus, at least you'll perceive dignified that you stood up for yourself. Good luck!
To be honest, most people are going to own a hard time believing that you are such a nice guy that you salaried $7,000 of someone elses rent rather than report to evict your non-paying roommate.

Many people would cover their roommate for one month. When it grasp to two months, most normal race would do something to protect themselves, such as evict their non-paying roommate and get a paying one.

You absolutely can sue for any rent owed, but from professional experience ... every person I hold ever seen who made a manic claim that someone owed them sooooo much back rent have something else going on there too.

Can you refinance 100% loan-to-value within Texas, and lolly out on the equity for home improvements?

Question:

Answer:
Texas state law say that the only agency you can do a 100% on the first refinance after the purchase but the only mode to do that is if you still owe 100% of what the house is worth because you can't bring back cash out. If you considered necessary to do cash out you could but you would not know how to go above 80% loan to importance due to Texas state law.
If you're refying a 100% mortgage than you dont enjoy equity to cash out on. It's one or the other.

EDITED TO ADD:

And I know what 100% Lown to effectiveness is. You said, "Can you refinance a 100% loan to value" Which means that you hold a 100% LTV that you want to refinance. So perhaps you stipulation to be more clear if you expect a correct answer.

Yes, you can refinance from 90K to 125K if the home is valued at 125K, but your interest rate may be higher due to the risk and you may appendage up with PMI, which you probably dont hold now. Just some things to consider.

The more roomates the more problems you will own. When I had 1 roomate, I never have any problems. Two roomates, had problems ever so repeatedly. Three roomates forget it! To many personality in a house.
Food stuff, must own rules set from day one, some roomies follow rules, others don't.

First time mortagages- not best credit- CANADA (Ontario)?

Question:
We are looking for a decent first time mortgage. My fiance is employed near a municipality, I am currently a stay at home mom (pregnant with our second kiddo). We own an income of about $42 thou a year. Our truck is remunerated off, he have only just about $300 a month in credit/loan payments. I will not be on the mortgage next to him (student loans in my name).
What I obligation are some mortgage companies that will finance a home purchase if you hold less than great credit. My fiances ex messed up their credit, so even tho he works surrounded by a steady good commission, his credit is less than immaculate, but not bad. He doesn't suggest he will get a hill mortgage.

What should i foremost within if i want to become a physical estate developer?

Question:
i thought about majoring contained by accounting. and then win into the real estate nouns business. i don't know what to do because there is no key of real estate nouns. what should i do?

Answer:
To be honest, college is pretty much a waste of time when it comes to physical estate development. SAVE YOUR MONEY! Engineering will do nil to teach you roughly real estate nouns. I am currently a part time authentic estate agent and an investor. I would suggest you get your tangible estate license first. Then work for an agency for about a year. This will make a contribution you an understanding of the flea market you are living in and how properties move. To be a developer, you must own one of two things. Money, or land. Being an agent will endow with you the inside information on how things work. Also, I would suggest after you are comfortable with individual an agent, try flipping a small and cheap home. That will give you the experience mandatory to become a developer. It will force you to find financing, find an accountant and find good contractors to work next to. You could major surrounded by accounting but I think i.e. a waste of time. A developer is the guy/girl that puts it adjectives together. You won't have time to do the menial tasks that you can dole out. Time is money. So, to summarize
1-get your indisputable estate agents license
2-work for an agency (about a year at least)
3-Find a "power team"... that includes your accountant, financier, contractors, and an agent (If you don't want to sell or buy yourself)
4-try to find a home to flip (not a highly good souk right now, but the experience is invaluable)

Hope that help you and good luck.
Engineering would be my first choice, followed by running with some coursework contained by accountancy, finance and economics.

Ideally, because college is not in good health suited for this, trade school is, you would become a civil plan or a related construction discipline and you would delay graduation to help yourself to one or two semesters of accountancy, a semester or two semesters in nouns, particularly money, credit and bank, and a macro and micro economics course.

The ideal actual estate developer can build and design the structures and has the administration skills to pull it sour. Engineering is not quite "insufficient," but it is pretty close.

The just right is a contractor with significant corral experience, with a appropriate understanding of realty and the sale process. College is not well suited to edify someone who wants to be a sponsor, realtor, insurance agent or broker as a rule. Real estate development is matching thing, college is not economically suited to teach you how to do it as the boss. It is economically suited to teach you how to support the boss surrounded by the various roles the "boss" wishes to successfully accomplish a project.
I haven't seen a through called "actual estate development", however, the closest program I can think of is what the Univ. of Florida School of Building Construction offer.

Here's a link to their site: http://www.bcn.ufl.edu/prospective/index...
Many colleges hold real estate related coursework surrounded by their schools of business, financing informative, as well as city planning coursework. You may look at at IS type of program (Interdisciplinary Studies) and capture as much related to economics, finance, TRUE estate, marketing, architecture, engineering, land command, etc... as you can.

Remortgaging the house I own to consent to it out.?

Question:
I have only just separated from my partner, we own a house together and rather than put up for sale it I would like to buy him out, remortgage the house as a 'buy to let' and rent it out to cover the mortgage. I own been looking at a few mortgages but it seem I have to earn over 25K per year (which I don't) to do it, would me already owning the house support me out in any method? is there any mortgage you know of for single applicants on low incomes? Any counsel would be greatly appreciated.

Abbey national seem to be severely good, and can regularly offer up to 5x your income. try a website call 'the mortgage warehouse' i think i enjoy it in my bookmarks, here you run:

Try Mortgage Express. Usually for buy-to-lets they consider the rental value of the property as defiant your income. If the rent you will receive on it is a certain amount more than the mortgage payments consequently normally it would be permitted. A mortgage broker should be able to gain you the best deal.
yes, progress to the local high street brokers...They will arrange mortgages short proof of income but the interest rate will be slighlty higher..but not particularly much
Try visiting this website I found, you can submit any interview directly to a local independent mortgage advisor with no strings attached: http://www.moneymuscle.co.uk
