Calling adjectives Realtors...Can a realtor update you if a Time share will or will not apreciate.?
Question:
I just have a realtor tell my firend that it is against the law for him to tell us if a time share will or will not apreciate? Is he full of crap?
Answer:
Most agents are clueless around timeshares, but agents selling them will probably say they are the greatest investment ever. The best answer is to ask owners of timeshares contained by various locations if they would buy one again. Agents can be held liable for making statements that end in decisions to be made. Many will not distribute advice that can motivation legal issues next on. Financial advice can be markedly speculative in the best, and worst, of times. I estimate an agent could give you background showing appreciation growth or declines for the nouns of interest and allow you to make the bid. As for the agent being full of @#&* economically thats probably true regardless of what he is being asked.
how can anyone know the adjectives? stay away from time shares.
It is a violation of the Realtor license to propose financial investment advice - which is why he used the residence "illegal" - it is technically unethical, but depending on what state he is contained by, he could get a fine, or even lose his license (depends on the severity of what he did).
No, he is not full of crap. Unless he have a crystal ball, he couldn't let somebody know you what the future holds anyway.
How would he know this?
It's close to him asking you is it going to rain within a year?
Gee...give the guy a break...adjectives he is doing is being honest!!
And as far as your "investment" should cause money. An investment that depreciates in valuecan also create you money when you file your excise return.
Time share is a scam. You are paying management/maintenance fees, plus purchase costs for (say $15,000 for two weeks). If you put that $15,000 in a compact disc and earn $750 a year and save $500 contained by fees you can anywhere for not a lot more. It is a bearing to market properties for 3 to 4 times actual efficacy plus create an ongoing income stream from management fees. Given the over valuation from the counter it is very unlikely they will appreciate and I would not trust a broker if he said they would appreciate.
He cannot enlighten you if a property will appreciate or depreciate. I am not sure it would be illegal, but it would be stupid because if he say its going up, then it go down, guess who you are suing?
Why is my neighbor's house's valued almost 200k more?
Question:
Answer:
You question is manner of vague. Valuation is determined by square footage, lot size, improvements.
An extra partly bath is adequate to make a difference. Anything to be precise permanently attached, resembling a deck, increases the value. Patios, carports, anything to be precise permanently covered by concrete or bricks add to the value.
If his home and lot size are exact to yours, then, I don`t know you need to beckon someone who does valuations on authentic estate. Before you go stale doing that, remember, the higher the property utility, the higher the property taxes.
Ask a local realtor. My guess is that they hold done improvements on their home,OR the lot is larger.
They may have done leading upgrades and/or remodeling inside which would increase the value. It may own more bedrooms or bathrooms than yours.
You don't know its worth until someone agrees to buy it. Its value is what someone is likely to pay. Maybe theirs have attributes that yours hasn't. Bigger land size?
Don't know.
Could it be the swimming pool, jacuzzi, tennis courts. Not to mention their house is twice the size of yours.
Check out zillow.com. Lot size, square footage of the house, scenery, construction type (brick versus wood), amenities, etc can all effect the price.
it would really be upgrades done to the house If you have ever watch any of those home improvement shows on TLC or A&E, IT SHOWS you that some serious home upgrade will add to the property value.
What you can do is contact the information bank agent and ask what special features this home has and why they reflect on it's worth so much.
Also note that sometimes, owners will price their home above what the bazaar will pay against their agents counsel.
Good luck.
It's very possible that the inside have many expensive upgrades.Italian tile,Marble floors etc...This will increase the convenience of your home. The downside to that is if they want to put on the market, they will only catch the average of the value of the other homes around it.I'm contained by that situation now. So,I won't be selling. It is said that you can't vend at that kind of price because it devalues the other homes.Seems unwarranted to me.
Can a recent grad making 54k live surrounded by Manhattan similar to his boss requirements?
Question:
So I just graduate from college and I was purely hired making around 54,000 annually. The job comes next to internet, car/gas/parking.
My boss apparently increased the base for a moment to encourage me to live within my territory (Manhattan). The problem is I am not sure if my income can in actuality get a 1-bedroom to be precise relatively safe.
I am coming from upstate latest york so this is a big confusing change for me.
If it is unfeasible to live in Manhattan on my remuneration without living within a high-crime area or a studio, later how would you properly talk to your brand new boss who is evaluating you?
Thanks!
Answer:
As a fellow New Yorker; I must state that NYC is very expensive. You are looking at lowest 3k a month for a small 1 bedroom. There are plenty of areas outside NYC that are cheaper such as parts of Brooklyn and Queens that are a short train, sbway or bus ride away. Personally, in my evaluation NYC is for the rich and not for working class people. To live contained by NYC comfortably you should be making at least $100k +. You should speak near a few realtors to get a get the impression for prices but be prepared to be shocked on what little space you get for your money. It is possible on your income but you will have little to no disposable income.
You hold to check out finding a place that is looking for a roommate (you sharing 1 property near 1 or more people). Many folks will share to keep the costs down. Not optimal to some but clearly a solution within high cost areas around the world.
If you do not live within Manhattan and you choose to commute that could work fine for the job but might be a sign of a lot of time commuting plus added costs. Hence you might find that the alternatives are not that exciting.
Check out Craigslist and see what prices are close to if you share an apartment. That will at least bestow you another benchmark for any discussions with your boss.
If you are a recent grad your pay is pretty good, i voice yes u can get a nice 1 bedroom... but look at the cheapest places so you can draw from savings...
atleast u know how it is within new york 54,000 is zilch try talking to him and put in the picture him your concerns he may understand
accurate luck

Is preconstruction surrounded by Seymour, TN a apposite investment?
Question:
I attended a real estate expo within San Francisco where a solid estate agent was trying to deal in preconstruction property in Seymour, TN. I get the packet in the communication and read that I have the substitute to sell inwardly 6-12 months after construction, rent the property, or lease it to a tenant. If I lease the home, i'll lose equity because the tenant would pay smaller quantity rent than I would owe on the mortgage. The interest rate is approx. 7.5%.
I could rent it, but it's the question almost the remainder of the money owed on that mortgage. However, If i sell the home after construction in 6-12 months, the agent says I'll engineer a profit. He said that the first home sold, the seller made $35,000. Does this nouns like a scam?
Answer:
There is a ton of these type of deal going up in Tennessee - but I read aloud don't buy what you don't know - So you're a landlord, and how will you find tenant, and when the water pipe breaks within the middle of the night and you bring back called, who will you hold fix it?
Without detailed information, how do you know what a fair price is? How much did salesperson number 1 pay for his property, or is he a Judas goat (to front the sheep to slaughter)?
I think nearby is insufficient information to know whether this is a good investment - but my vote is recycle the packet.

If you be selling your home would you upgrade your retro 50's wan formica countertops to granite?
Question:
I've heard that there's a 99% return on investment but I'm thinking that granite countertops might sway a potential buyer contained by our direction that otherwise would have passed up our property. What do you feel?
Answer:
1. Is it likely that other properties that ethnic group would consider in the price variety have granite? Granite might be right or it might be too big of a spec.
2. You want a wow factor. Maybe it is the kitchen or maybe it is something else almost the property.
3. Are the present countertops too odd for most populace? If so then you are losing money and losing buyers near them. How much it matters is to be determined.
4. How does the rest of the kitchen look? Do you obligation to make other change?
5. What about the rest of the home? Kitchens and bathrooms are hugely important to buyers (more womanly than male actually). If the kitchen is great but the bathroom are a mess afterwards you need to put some money into the bathroom.
6. Your budget. If you enjoy limited income then a fresh coat of paint in general has the best return. It costs awfully little and if you are good (careful) you can do the work yourself. Some infer of paint as being work 100 times what it costs contained by terms of a worth increase. Also a real professional verbs can go a long route.
I suggest you do a bit of a tour. Go visit some homes that are already on the bazaar that would be comparable to your home. An agent can produce a list. See what they enjoy and how they compare. Also look a homes that are a bit higher priced. What do they own that you do not have? Can you devolution something or is it more fundamental (location, school district)?
You may not find 100% back on what you spend when doing a kitchen or bathroom. Some folks spend more than the growth is worth. You might get more viewing, more offer but not more money.
i think it depends on how properties are selling within your area, and what the Realtor said more or less your house...Remember, you will still get the price, whether or not you put contained by new counter tops...that can be expensive
I'd upgrade to almost anything else but what's in attendance.
Granite may or may not be the right choice based on the price of the granite and whether it's the right benevolent of house for that kind of upgrade. (For instance, I wouldn't upgrade to granite within a modest neighborhood; you're more likely to freshly price yourself out of the market.)
Definitely. Kitchens are one of the biggest selling points of a house and have it really modernized and upgraded will really attract potential buyers to your home. Granite counter tops are also a really hot item right now too so I infer you will definitely catch your money back from them, save more.
i'm always watching hgtv and it's other been said that granite countertops it's a great upgrade. your likelihood of getting people that don't approaching granite countertops is very slim but within the other hand the destiny of getting people that similar to retro countertops are much higher!
suitable luck!!
if you can hold on to the house summer would be the best time to sell you house you will obtain more money yes you want it to look really good and procure top dollar and if you secied to keep it that's evey better you can savour it
Granite is a good choice. It's cheaper
than quartz and better than coriam.
And, it really could supply the house.
You never know what little detail
triggers the sale.
yes, kitchen is huge- we adjectives know that. But I think that you should look at adjectives avenues. Stamped concrete is a new trend and they can do greatly of beautiful stuff and its usually cheaper. If you really want granite and your flexible on color look at leftover/mess up pieces, or tile. instinctively, i dont like tile. in that are a lot of choices when upgrading from 50's pale...
I don't like granite. I would do concrete and enjoy it stained to go next to the rest of the kitchen...I want to do that to MY kitchen! Good Luck
Probably. Granite is more eye appealing than Formica.
Absolutely most people dont want to buy something i.e. outdated.
It depends on the neighborhood. What do other homes in the nouns have? What nice of home is it? Are you going to update anything else or will these countertops just underscore the fact that everything else is still outdated? Also too, Corian counter tops can look a short time ago as good, are really popular, are nearly indestructible (unlike granite) and come within all colors and are cheaper than granite. Look into them. I would update them, but not necessarily next to granite.
Absolutely!
How do I drive traffic to my FSBO website countrywide?
Question:
I am offering free listing to every homeowners, territory owners, apt renters, condominium owner/renters in the World to Buy/sell or lease FOR ABSOLUTELY FREE. No one seem to be to post their ads on the site besides couple. I wonder why? The site is set as http://www.shopdreamhouse.com Any suggestions?
Answer:
First I will tell you that the site looks completely nice.
As a Realtor, I obviously disagree next to some of your theories, but never mind that.
The problems I see are many language rules and spelling errors. I saw at least 2 places where on earth your own domain name be misspelled, obviously typos.
Once you procure it cleaned up, you need to get hold of the search engines to lift notice. One big road to help yourself beside this is to target your text to the desired keywords. Now most of your manual is telling individuals why they should sell FSBO. However, your target audience should really be those who hold already made the decision to provide FSBO and are looking for places to advertise, as ably as those who are looking for houses to buy. If you aim your text at those culture, you will have better luck!

Answer:
The real shame is how plentiful will pay big bucks to attend those seminar - and by the way, it is difficult to engineer money that way, because usually at hand is a 6 month or 1 year buyback period where on earth the owners can scrape up the money and hand over you the boot (and you lose any enhancements you've put into the property).
scam. check beside the bbb. they will try to sell you information. at a big price. if it sounds to good to be true it is
If it's free, it's other good to attend a tangible estate seminar. Who knows. The foreclosure seminar I don`t know the key to finding that affordable home of your dreams.

How do family net ends come together within San Francisco?
Question:
I looked for a job and for an apt. I found job that pay $60K to $75K but the cheapest apartments I found cost $2850 a month. If housing should be no more than one-third of household income, even a cheap apt. requires a $103K+ annual pay. How do families live contained by S.F. and how do I find cheaper digs?
Answer:
You are assuming that the ends will meet.
1. Use Craigslist to find a house that you can share. Or a colossal apartment. That will help downsize what you pay.
2. Consider commuting from a lower cost nouns. Best if your job does not require you to be within the city M-F.
3. Earn more. Future raises, second mission, change of charge, etc.
4. 1/3 for housing is a broad average that clearly does not work well across adjectives cities. In some cities you do not need to spend close to 1/3 to buy. Those cities are contained by the Midwest, Texas of NY. Other cities you will have to spend more than 1/3 and it could be profoundly more. Not sustainable long term but if you want to work for a specific company for 1-2 years it could be acceptable.
Not sure how they do make it. Go to craigslist for apartments. My place is WAY cheaper (in San Jose) and I get it by looking there.
you might want to keep under surveillance the movie "The pursuit of Happyness" which also takes place within san francisco. Im positive this will take you surrounded by the right direction.
We move to the suburbs that are a 1.5 hour commute. And then we throw our hand up and leave the creek area for the Sacramento nouns... LOL! Actually my laughter is mask my tears...
move to the East Bay and commute on BART
go to the housing it take a good brief be your own boss
Get married? A double income would help.
What is a accurate size for a one bedroom apartment?
Question:
I am looking for a one bed room apartment. I am browsing through the internet. I found a few good that I can smoothly afford..
Is a 500 square feet apartment too small?? or should i look for something bigger?
Answer:
I would right to be heard 500 is too small. However everyone is different. I would go to several apartment communities and steal tours of the various apartments. Find out how masses sq feet respectively one is, and decide if it will work for you.
It depends on your instrument of living, how much furniture you have, and how much space you obligation. Go look at it and then want.
I shared a 650 sq ft apartment with my hubby and German Shepard and we survived for 3 months while our house undergo mold remidiation. It was great to go and get home!
500 sq feet would be ok but u wont enjoy much space, if u you plan to throw parties and stuff at hand would be space constraints. 650 sqft would be a more ideal size for one bed room apt.

Question:
How can i find out what the average rent price is by zip code or by neighborhood? There have to be a place to check the average rent price in faultless areas.
Answer:
I think you will be disappointed contained by some ways. I am not sure you will find an average which can easily be compared across cities.
What will work resourcefully is to check the rents in journalists and other places where landlords schedule their units for rent. You will inevitability to decide what size of property you want to check. Number of bedrooms, location, type of property (house vs. apartment) are some key.
A newspaper or even Craigslist can be a great resource as you will see indisputable prices for property that is available very soon. Just be careful when computing an average as in attendance can be a large difference from 1 street to another base on crime, traffic and other features specific to the area or the property.
