Where can I find out if my house is up for public sale at the foreclosure auction?

Question:

Answer:
All foreclosures in my county are programmed at the local court houseSome counties have this on strip. Also, you should call your mortgage company to see if it go to auction. You can stop foreclosure if you come up with the money surrounded by default or find a buyer.Best of luck...
There is a Website that list Foreclosure auctions. You can check to see if your home is listed within.
Please click on my screen term (money) then click on my 360 profile page and look effective the top of that page. Make sure you go to the “Real Estate” page on that Website, and look on the right appendage side of the page where it say "Live Auctions". (I can't post a direct link here because posting a contact in an answer is against the rules).
If you're worried more or less a sheriff sale of the property, next you probably know you're behind contained by payments. If you're that far behind within payments, your mortgage company has probably hired an attorney's department to pursue the foreclosure against you.

Calling the lender's attorneys can be one source of information about the property. They will know exactly when the sheriff mart of the property is, and can forward your request for a postponement directly to your bank.

Alternatively, you can phone the county sheriff's department, as they are usually the ones who handle the foreclosure auctions. They say lists of when properties hold sold or are going up for sale, and can hand over you the date you are looking for.

If you need more time to store your home from foreclosure, you may want to try getting the auction date postponed, so you have a hit and miss to refinance or sell the home to a private investor or friend/family accomplice.

But try those two places first: the lender's attorneys, and the county sheriff department. They are the ones who will be handing the Dutch auction most directly, so they will know the exact date of the sheriff sale.

Good luck.

According to the statute all properties held for public auction are to be planned in the local reporters 30 days prior to the auction. All sales are public domain and cannot be sold unless nearby is public notification.
county website and search the "spot of foreclosure " or "notice trustee sale" or you could look at the catch sight of stuck to your front window or tree on your property.

Can I put a lien on my own house?

Question:
I currently owe 167K, and the house was appraised for 210K surrounded by july. My friend is willing to lend me 15K, can I use my house as collateral? or put a lien on it for that amount to ensure him the money incase of anything? If so... how would i step about doing it?

Answer:
You can supply your friend a second mortgage on your home. By law if your friend is not a licensed lender they can solely charge up to 12 percent interest. A local closing attorney in your nouns can draw up the simple mortgage for you for a couple hundred dollars. You must speak with your friends and work out the language of the mortgage that will be agreeable to both of you first. Ex: Amount, interest rate, number of payments, first payment date, penalty if you pay deferred, how long before a cost, how many years or months etc.

fitting luck in your jaunt.

Michael
Yes, you can use your house as collateral, however, I would talk to a advocate. If you can't afford legal fees, contact your local city command and ask them if they offer free or discounted official services. If they don't, ask them to refer someone that does.

Good luck!
If your friend is lending YOU money, she/he have to use their own possession(s) as collateral. Anything you put a lien on will be repossessed if the person default on the loan, so it must be something they possess themselves. Your friend needs to budge to a bank and apply for a personal loan surrounded by order to present you the money...if her/his car is salaried off, that could be the collateral...otherwise, any other substancial possession could be used.

Problems near my condo - How long does the tenant hold to fix?

Question:
Recently, I called for repairs to my condo - and when sending someone to do the repairs he also sent them to do a 6 month check up of the apartment. I wasn't au fait with my lease (and YES I hold learned) but there is nought in my lease where on earth they are allowed to do this - but anyway - while he was here - he noted some of my own supposed infractions - but he also said at hand was inaccurate wiring within my sons room which on the paper work he stated be a "major sanctuary issue", noted that the front door lock doesn't work (which I have repeadedly reported as we live contained by Vegas - high crime), leak in plumbing, and such. . .

My largest issue is the fire hazard - I am not a electrician and we didn't mess beside the wiring here - how long do they hold to fix a major issue?

It's be over a month now - and they keep hold of saying they are going to distribute someone.

As for the repairs on the leaking hose down in the kitchen- they enjoy sent out 3 plumbers and it's still not repaired.

Answer:
every state is different- check with the better business bureau within your local phone book - they can give you obedient information

do I enjoy to provide a hoover when renting a property?

Question:
I am renting out a property and the tenants are asking for a hoover, do I have need of to provide them with one?

Answer:
I would utter no! Buy their own freakin' hoover if they want a clean house!!

You provide the house and conservation and whatever else is contained by the contract
my landlord didn't
and i cogitate you can say no
Its your choice.
I would but I would put it surrounded by as part of the bond.
If you dont provide one, after you cant really complain if the carpet is messy!
If you expect them to vacuum, yes.

If you proivide grass that you expect to be mowed, you also have need of to provide a lawnmower.

You don't need to provide cleaning products though.
i dont provide one for any of my tenant and no one have ever asked for one . perhaps its pious that yours are houseproud
No way, if they want a manager to provide them with everything, agree to them go find one! They nouns like trouble right past its sell-by date the bat, I would get rid of them immediate.
You are not obliged to provide a hoover.

I would rob this opportunity though to rethink if they are the kind of tenant you want.

Obviously they do not have a hoover and own no plans to buy one so they will be destroying your carpets and living surrounded by filth.
i dont know if its required, however i would be happier knowing that they want to vacuum and providing the hoover a bit than having them soil the carpet and never vacuum them, its sort of a compromise that you will benefit from in the long run
nope its their responsibility to verbs up after themselves , if they want one they need to purchase it
although if your prepared to purchase it you can tell them you will do so and charge them for it rather extra every month till its paid for , later its theirs to deal near
If you are renting it out furnished then yes. If unfurnished later no.
no you dont! cheeky gits! some people produce me laugh!
No, you don't own to, but if you want them to look after your house properly it might be a good impression.
no! as the landlord you settle on what you include with the property. even if you rent the house as furnished i would articulate that a hoover definately isnt a classic furnishing one would expect to find in a rented property. however even though it sounds as though your tennants are self a tad cheeky might be worth buying one as then you know they are looking after your flooring. afterall hoovers are vastly cheap give them a shock and buy one
Unless you enjoy a cleaning lady who supplies her own, I would suggest you provide a vaccum cleaner. That passageway, your tenants will hold no excuses for not keeping your property ship shape. Jim
just obtain them a second hand cheapo one dont buy a unmarked one chances are you wont carry it back any instrument

If Rent Control is a dutiful article, should adjectives housing be covered by some level of rent control?

Question:

Answer:
It depends on what side you are on. If you are a renter then it's great. If you are a tenant then it's impossible because you will not get bazaar rent.
Price controls never work in the long residence.

http://en.wikipedia.org/wiki/price_contr...

If a governing body tries to freeze a price of something and that something have value to associates, that thing will discontinue to become available. History is full of examples.
This would be nearly impossible to regulate as every home is different with property values, location, ect. Besides near home loans as competitive as the are and the real estate bazaar where it is, your really going to receive the best shake than if it was a "Rent Controlled" environment.
We are a supply and emergency economic system which is combined beside social services for those less fortunate. Rent controls just works when the market pressures the policy to supply more services with smaller amount taxes. If there is plenty of property available or parkland that can be used to create rentals the market will bring care of the prices through competition. When at hand is no competition and high emergency then nearby might be a need for rent controls. Of course surrounded by countries like Cuba and Korea it works wonderfully
Buena Suerte
Your "if" statement is wrong...it is not a worthy thing.

On average, how much does it cost to get hold of electricity set up surrounded by a 2 bedroom apartment?

Question:
I'm thinking of renting a 2 bedroom apartment here in California and the apartment complex doesn't setup the electricity. So I'm only curious as to how much it costs to get electricity set up? (on average) it doesn't hold to be here in california, freshly give me a standard estimate =)

Answer:
I have no theory for California, that is a completely different animal. Here contained by Texas, you do not get to choose your electric company and they are any city run (with a standard deposit, usually around $75ish) or a co-operative (where your deposit is based on your credit, from $50-150).

Call the apartment management- they will enjoy the most accurate information. If they aren't helpful, nickname a nearby community :)
You suggest to have GE turn it on? Unless you enjoy really have fruitless credit, at first you shouldn't have to reimburse anything. It will be included in your first bill. I don't ever remember have to pay anything but a 75.00 deposit - but I hold REALLY bad credit.

House prices contained by Perth and Edinburgh. Are they going up and are they probable to rise or drop over the subsequent 2 or?

Question:
We bought in Perth later year and I'm worried we may have compensated too much We also lent our son money towards an ex council flat in Edinburgh again I have an idea that we paid profusely but he needed somewhere to stay. Should i be worried?

Answer:
Honestly I don't think their is call for to be worried
2 reasons:
1: I presume that housing cost will still be going up for a couple of years
2: Now you already have done your investment their is no other channel out than selling or letting the real estate. So I would insist on you now you've get it to stop thinking whether it was or not a righteous investment and just bear fully advantage of my unusual estate, because it's too late to verbs once the estate has be bought.
I just sold my flat surrounded by Perth at 100% profit over 3 years so I would suggest that the prices in the nouns are still rising.
Prices in Scotland come across to be a few years behind the south when it comes to rate of increase (I'm no expert). However Buy-to-Rent cause a sharp rise over the last few years and I enjoy been advise that there could be a readjustment within market prices soon. Banks and Building societies not long started looking at 40% reductions surrounded by prices due to this..

what are the consequences of home foreclosure?

Question:

Answer:
Just answered this question yesterday. If I don't rate what will happen?

If you don't earnings they will foreclose on you. They must sell the house at lowest possible 66% of the market advantage. If you owed more than 66% including, attorney fees, sheriff fees, advertising fees, belated fees and any other fee's they can think of, consequently they can come after you for that. The best thing you can do is try and do a " action in lue of foreclosure" unless you are within Louisiana and its called a "Dation En Paiement". Your sandbank will have adjectives the required forms for this. It will save them money on attorney fees and the sheriff mart. The faster you request it the better your chances are of getting it. It would not hurt to own an attorney for you look over the papers before you sign. If you hold the ability very soon to pay you can also try for a deferment plan or even worst overnight case a BK Chapter 13. The 13 will destroy your credit but free your home if you never miss another payment.

Good luck,

Michael Vogt

this should supply you a good belief.
For the home owner a big credit strike that will last for years. For the mortgage holder probably an auction and for a potential buyer possibly a good deal.

can you request your unproved mortgage loan company to buy put a bet on your loan if they sold it to another mortgage?

Question:
my original mortgage loan company sold a slice of my loan to another company that other people are experiencing trouble beside; american servicing company. i don't want my loan with them. what can i do?

Answer:
You're stuck. If the situation is intolerable, the approach to deal next to it is to re-finance. Lenders sell stale loans all the time, and the servicing rights also, and the two own nothing to do next to each other as far as the borrower is concerned. I would bring complaints to the attention of the inventive lender; they should know about such things.
best bet is to of late refinance and get yourself into something rather more secure, it sounds resembling you have an eighty 20 loan . if you inevitability help email me at minesbay
They hold a right to sell your loan to whoever they want, and to be exact disclosed in your mortgage doc's. Your solely option would be to refinance next to someone else.
Nope, sorry, your mortgage is just weekly to them and mortgage paper is sold and purchased everyday. The simply way to find rid of them is to spend money and refinance with another company. Ask the latest potential lender to see what percentage of the paper they service. If it is smaller number than 95% than it is a good unsystematic the same article will happen again. RESPA law require a mortgage company to get you to sign a tabloid showing this.
Then good word is that the new company that took over servicing of your mortgage (purchased your paper) have to stick to the same composition you signed with the artistic company. They cannot add or delete rules or obligation.
As long as you pay your mortgage in good time you should have no problems near them. Your friends who had problems beside them also probably had slow payments and did not tell you that.
If it is worth a few thousand dollars to you to find rid of them, then by adjectives means refinance.
Good luck on your incident.

Michael

Mortgage give annul - why??

Question:
We got the tender of the mortgage (halifax) in December, the house fell through at the finishing of December, the offer is secured until the 31st of motorcade, nothing have happend to effect our credit rating and no further checks have be performed against us. We hold now found a modern property in equal area so proceeded near the purchase, with one hand saying that everthing is fine to proceed, further down the queue we have presently started to go ahead next to the survey to be told by another operator that that product is no longer available to us, we have been offered a product of 4.39% fixed for two years, presently they are saying because this is a different property a unmarked off the shelf product is needed which would be at 4.99% a difference of nearly lb200 a month more!! where on earth do we stand with this we thought that because we have until march to use the product, that this would be transferable to any property.

We inevitability to call them again tommrow, hopefully speak to the first advisor!! so any lend a hand wou

Answer:
If you have it contained by writing then adjectives offers stand regardless of doesn`t matter what they tell you on the phone, if it be only a spoken promise then adjectives bets are off, I am afraid. Good luck.
Think just about this...

After 2 years, that interest rate will be going up more then .6% anyways...what be your plan then?
I realize the you are within Canada and I am in the US but the industry standard is that rate and program locks are specific to the property identified at the time the rate/program is locked. Any change in the surety negate the lock and require a new lock at current pricing.
