I don't own a house but and I'm 29 ?
Question:
Is that old to still be leasing ?
Answer:
Cyn you might want to consider getting a house and building equity. you is blowing money renting a house unless you have a very righteous deal contained by rent.
No its not too old. But you should enjoy a plan for a home purchase. Just think of the toll benefits alone!
no, better that that then homeless
WELL MY DAD MOVED WHEN HE WAS 30
No clutch your time and make sure that you are 100% set financially. I am 29 and just immediately buying a home.
My parents have a lien on this property that it is immediately on my dub. Now I want to flog it.?
Question:
I did refinanced it 3 years ago.Need to know if this lien still on property.
Answer:
The lienholder will most likely capture their $$$ before you draw from yours when you make the public sale. Check with your mortgage co. or edge to see if the lien is still in place. The certainty that you refinanced it would not give them source to act on the lien. This Dutch auction will put cash into the estate, which is presently in your designation, thus your responsibility.
If the lien was prior to the refinance it probably is no longer contained by place, but contact your mortgage company to be sure.
Get a title report. You can go to your county bureau, or go to a title company. You stipulation to find out 1) what the lien is for, and 2) how much is the lien. Try to take watchfulness of it before you market. You can sell beside a lien on the property, but it usually scares buyers away!
Check beside the county clerk where you live to see if in attendance is a lien on the property. If you were competent to finance the property 3 years ago, it doesn't appear the lien is still on the property since the mortgage company would enjoy required the lien to be paid past its sell-by date before refinancing.
if you be able to refinance it afterwards the lien no longer exists
I want to attend a home auction and buy the house nearby, but how lofty should i bid on the property if starting
Question:
bid is 279000. thanks
Answer:
Let's see ($279,000 X 1.237) + (your age) - (how long you've lived surrounded by your current home) = Amount to Bid
----- OR --------
You could actually numeral out how much the house is actually WORTH.
Bid as how as you can afford to reimburse! For example, you are prequalified for $300,000 and can only afford to money that amount at a decent interest rate. Go to the below website to use a mortgage calculator to see what you can afford to spend. But if you can afford over $300,000 turn for it but set a realistic number/stop bidding number to turn off of and you will be fine.
The key thing is NOT, what it started at, but base on the building and comparable values in the nouns it is worth. That you have to determine formerly putting in the first bid, as the starting bid may be difficult than what the property is worth!
Just bid $1 more over anyone elses bid. When it gets down to going once, going twice, consequently bid $1 more (if you are still willing to buy at doesn`t matter what price it's up to). Just wait for the "going twice" to say aloud anything.
Usually you pay 10% down and set off in 10-30 days depending on the auction lingo just so you'll know.
Good thought to check the tax pro on this property to see if starting bid is at or below that price. Access the info online at county tax collector's bureau.
Good luck to you!
Instead of buying the home at auction, can i bid the property owner and buy their home directly, gratitude?
Question:
Answer:
You can do anything you want, but I would guess that they would go ahead next to the auction, and if your offer is the greatest, they might withdraw auction request. However, near are costs associated with the auction, so those might enjoy to be covered.
Ask the owner if they'd like to present the proposition to the bank. In oodles cases the bank will stop foreclosure proceedings (depending how close to auction they are and how cooperative the trustee is).
Patience is of the essence, and be sure that if the submission is accepted that you receive all your ducks surrounded by a row. some of the banks I work near will come and tell you that your lender have to fund in 48 hours.
Good luck

Question:

Answer:
If you are 50k down they valise you like Freddy Krueger, Then the IRS will also count this as income and very soon you have Jason after you also.
No, you borrowed the money, you have need of to pay it dune. Moving won't resolve anything.
They still can come after you for any difference in what you owe after the home is sold and your current mortgage match.
They can get a judgement against you and it will patently be on your credit report.

so bank would freshly write off the loss as fruitless debt, a tax write sour for them.....
Yes, the bank can still come after you. When your house is foreclosed on, it will still be reported to your credit agency and can get it extremely difficult for you to rent or buy again no matter where on earth you live.
Depends on the state you live in. In my state, California, a lender can not go and get a deficiency pronouncement on a purchase money loan.
Check with an attorney.
That medium that the property is the ONLY security for the loan. You are not one-sidedly liable.

Landlord Bullies!!?
Question:
My landlord which is in fact a corperation has made me sign two six-month lease...There reason for the 1st one be to see if I payed on time the second, which be a suprise was said for thr same basis. They told me after the 1st one there would be a year lease...after bam..they gave me a 2nd -6month lease. EACH TIME RAISING rent by $15. Now I own a 1 year lease infront of me and again being raise another 15 dollars. I am not sure where I can stand as I have a feeling I need a current dishwasher and carpeting. Does anyone know if I can get rightfully a new dishwasher as the old-fashioned one is not working okay and the rugs appear to be at least 2-3 years weak?
Answer:
Are you prepared to move out? If you want to stay no matter what afterwards sign the lease and pay the greater rent.
If you are willing to move out consequently try to negotiate. Tell the landlord that you are predisposed to sign the 12 month lease BUT here is what you want:
New or repaired dishwasher, new carpet or a date as to when they will agree to replace the carpets, I don`t know a written agreement to replace them in 1 more year if you sign the subsequent lease, and request a smaller rent increase, maybe $8 a month. The most they can do is speak "no". They may be willing to confer the new dishwasher, carpet in 6 months and no money off on the new rental amount. You enjoy nothing to lose by asking.
If they veto to negotiate then you own to either agree to their language or give your discern and move out.
look up your local renter's assocation.
If the dishwasher is broken, the landlord is responsible for repairing/replacing it .Landlords officially need to dispense you a months notice previously raising the rent. If you discern you have be stung, go to your local legitimate aid office. Be sensible though, some landlords can get slightly nasty . well-mannered luck ! :)

Can i buy a mortgage from a country near a lower interest rate to buy a house surrounded by england?
Question:
Answer:
I don't think you can "buy" a mortgage. You are going to a lender to borrow.
Yes near is nothing to stop you borrowing from out of the country, rmember to factor in currency exchange rates.
Remember also the loan will be made beneath the laws of another country, fashion sure you understand them.
.
This would probably come beneath the same rules as ethnic group wanting a mortgage to buy a second home abroad. Most foreign bank will not lend the full value of a property to a customer who's full time address is not contained by their country, I assume it doesn't matter if the property you buy is contained by their country or another. For instance it is not uncommon for masses Spanish banks to just allow 70% of the value of a property, which is ok if you occur to have a 30% deposit. You would probably encounter other problems to do beside the details of the mortgage also over criteria set for surveys, land rights and registry, etc also. I see your point though, it would be a correct solution to the current housing problem here, however, if it was as flowing as that I imagine everyone would be doing it! If you are, moral luck to you and do let us know how you draw from on.
Straight answer, no.
Unfortunately mortgages are regulated products and it's very difficult to obtain around this.
Yes, as in answers until that time.
Remember though you will also have to business deal with currency movements, different inflation rates and different permitted requirements.
All these add to the vagueness of your investment return.
What is the best MLS-ONLY RE company out near?
Question:
Any good experiences?
Answer:
Actually you will receive better service from a local, independent unadulterated estate broker. The "big" ones are for brokers that can not make it on their own and have need of a "big name" for a reputation, which they obviously did not earn on their own merit.
Someone asked impossible to tell apart question a week or so ago, and I don't believe they received any company name. You may want to try the search fact and see if that question comes up to see if here were any company name.
If you’re looking for an MLS only company why does it situation if they are good or unpromising? You’re looking for data entry lone, you tell them just about your house and they enter the data into the local MLS, not much room for talent or expertise in attendance just walk with the cheapest one within my honest opinion.

I am looking at purchasing a single ancestral home but the agency say rider required. What is a rider?
Question:
Answer:
Riders can be many things. They are across the world additional disclosures to mundane disclosures due to an issue that isn't the norm in a transaction. In simple language, they are attachments to the regular paperwork to protect the lender or title company. They are not something to be worried about as long as you be honest in your application.
disclosures?
How can I cause a claim on a TRUE estate agents errors and omission insurance?
Question:
Several errors occurred within the sale of the home I bought that I believe the real-estate dual agent should hold caught, but didn't. The most major be that the home was sold to me as a much younger home than what ceremonial records dictate--that be a primary consideration for why I bought the home. All of this is in writing. I may not enjoy legal grounds to prove fraud, but a VIP material misrepresentation is present and documented. How might I know how to make a claim against the agent's Errors and Omissions Insurance for the misrepresentation? Thanks for doesn`t matter what help you can endow with me.
Answer:
I believe your claim (demand for restitution) needs to be against the agent and the agent's broker. The insurance company usually requires that the broker and agent contact them when a claim is made.
Good luck!
earlier you can make a claim you will stipulation to file a complaint near the real estate commission within your state. they will determine whether an error or omission occurred. also try the national association of realtors website.
Be sure to ask a advocate, be careful, or you may expire up the one being sued.
It vary, depending upon the laws surrounded by which state you live. Your best bet is to consult an attorney and he or she would then support you on which action (if any) to steal next. Good luck...
Talk to a indisputable estate attorney. You may or may not have a valise. You would need to wallet suit against the agent/broker involved. You will need to know how to prove willful misrepresentation iby the agent in an attempt to do damage. Can you do that?
As far as the age of the house. The Buyer should always double check information if it is big to them. If you are going by something from a data sheet be aware that they do right to be heard "Information herein is deemed reliable but not guaranteed" and you can not sue for incorrect information on a information sheet.
