Renting Real Estate Question and Answers

Is man a Property Locator a honest business?

Question:
You find properties and get them lower than contract and then put up for sale the contract to investors for an assignment fee. I would appreciate any feedback from anyone who have done this before.

Answer:
Why would you locate properties and after sell the contract to investors? You could put it beneath contract, subject to third party assignment, next send it to auction or find a buyer yourself. Forget the other investor! You would be one yourself, and engineer a lot more money!

We are renting to own a home and Landlord have told us that his homeowners insurance have gone up to $625.00?

Question:
monthly. Our monthly payment near this increase is $2150.00 per month. I am a Stay at home Mom and we can not afford this!! He told us to try to get our own coverage when we moved within 2 months ago ( we tried, but unless you are the homeowner- you cant change the policy) and he will not fax over documentation to Allstate. They quoted us 1200.00 a year!!

What can we do?? We did not sign a lease for $2150! Our lease shows $1500.00 a month. We love our home- it is unflawed for us. But we cant pay for this home! Please afford me some advice.

WE CAN NOT AFFORD TO MOVE AND LANDLORD IS NOT RESPONDING TO OUR CALLS/EMAILS/LETTERS!!

Answer:
I would recover all of the evidence I have--emails, phone bills showing that you hold tried to contact him, and go to your local Legal Aid bureau to get some housing info, you can also try the Bar association within your state who may also be able to assist because attorneys are supposed to volunteer a undisputed number of pro bono hours annually. Remember to keep copies of everything and hold out on your rent until he provides proof. Also try calling the insurance company yourself and ask for a quote anonymously and see how much they charge. When you win to court--you most certainly will be going--bring adjectives of your proof, and ask the judge to hold him give an explanation---this doesn't nouns kosher. He sounds like he know the limits of the lease and is trying to grasp money in any agency he can.
there is NO route that your homeowners insurance should be 625 a month! i pay smaller quantity than $400 for the year!! i think your tenant is jipping you.. what kind of rent to own contract do you guys hold?? i bet you guys are paying all this rent, and he will probably never dispense you the property.. you need to find out what is going on!! seeing as how he won't even e-mail or phone call you back more or less something so little, imagine whne you payment off the house and want it signed to you.. i anticipate trouble for you!!
Unless you're on a month to month contract, your lease cannot be arbitrarily changed.

It sounds approaching, if he's being honest, that the owner may enjoy neglected to pay for the homeowner's coverage, and the mortgage company have taken out their own policy. Which they can do to protect their interest. Which, has be known to be astronomical.

It would hold been his responsibility to purloin out a dwelling policy (a lot cheaper) and expected you to take out a renter's policy.

Realize you're still surrounded by a good position. The tenant will not find anyone to make those kind of payments. Unless, he's lying and trying to get you to move for other reason.

Although you're trying to keep the lines of communication break open, your landlord is bound by your agreement. Since he's provided no proof of increased coverage, you're not obligated beyond the language of your lease agreement.
There is no reason for his insurance to be $625 a month. Ask for proof and renew your attempt to insure the place yourself. I payment a quarter of that amount monthly for an entire apartment building. Even the quote you got for 1200 a year is singular like 100 a month.
You hold rights, and the first one is to be shown proof of the increase. You need to see the increase dispatch in appendage. If you are on a lease, and you may need to check next to a lowyer, but I know in Michigan specifically not leagal. A LAND CONTRACT, he can add insurance and taxes NOT A LEASE! The lease must be prefigured and the amount on the lease is the amount you are liable to remuneration.
a LEASE with purchase prospect means a portion of the rent go to the deposit as a down payment for when you buy.

You cannot receive a homeowners insurance if you are renting, so it sounds like your proprietor wants the best of both worlds.

Call a genuine estate lawyer.

I can abet you buy the house if you need lend a hand.
I would ask to see the policy. I will guarantee you should not be paying that much per month. If you get the policy number you can contact the agent. I would similar to to bet that the 625 is a six month policy. Even at six months that seems big. I guess that would depend on where you live. By the mode that is smaller number than 105 a month. That sounds reasonable. Good luck

Unless you signed a contract to provide insurance. It is his expense, not yours. Even if you are (just) renting, he have to abide by the contract. If you don't have a contract, you own an implied month to month rental contract. Bring this to a head, in half a shake ( I think you are mortal scammed). Quit paying rent. Today! Send a registered letter asking for a copy of the increase insurance policy. Don't come clean, or acknowledge that you are paying it (because you shouldn't be). Let him evict you, if he won't show the increase, and, let you natter with the insurance company. It will cart him three months to get you out, he have to file an eviction within court. If he does, counter sue for the buying contract. You need to be equal contractor's contained by this proposition.
If you have a lease afterwards you don't have to verbs. The landlord can't redeploy the terms mid-lease.

Furthermore, he is trying to rip you sour. NO homeowners' policy for one home costs that much.

He cannot legally evict you for not paying this. If he tries, chat to an attorney (the first consultation should be free, and all it might run to get this tenant off your posterior is one phone call from that lawyer).
You can't bring homeowners insurance unless you own the home, but you can get renters insurance. He owns the home and is responsible for insuring it. You are responsible for insuring your belongings and for getting your own liability insurance.

I am mystified as to why you didn't control to figure that out on your own.

Unless you somehow agreed within writing to pay his costs, it's pretty simple ... don't.

Who pays the buyer's broker if the owner is selling their own apt w/out a seller's broker?

Question:
I want to buy from the owner. Will they pay my broker? (I am contained by NY. It is 6% total divided btw seller's and buyer's broker here.)

Answer:
It will depend what you agreed to in your contracts. First of adjectives, you should have signed a buyer's broker contract next to your agent before you start looking -- this contract should state who pays and how much. Next, your agent should protect themself next to a one-time showing agreement from the seller of the home.

Bottom chain, if you have no buyer broker agreement and step to the FSBO yourself -- there is no lawful requirement for anyone to pay your agent. If your Buyer Broker Agreement doesn't spell out that you are responsible to pay envelope if the seller doesn't, later they don't have a legalized standing to collect commission.

Finally, commissions normally are assignable and while the majority of listing agents may charge 6% and bequeath 3% to the buyer's agent, that is not required. I know within Maryland, the listing agent can negotiate commission and next puts into the MLS the amount of commission the buyer's agent would receive.

You should ask your agent what they would charge as a consultant for a FSBO if you have no Buyer broker's ageement
Why would a soul trying to sell their own place pay envelope your broker? They did not hire your broker, you did so you will have to compensate this broker yourself.

The person selling their own property is attempting to put the maximum amount of their complicated earned equity into their own pocket and not into a broker's pocket.

You might ask if they are of a mind, but if it was me I would not rate a broker I did not want nor hire.

Ask yourself this question would you pay packet for something that you did not ask for nor want? Well this seller did not hire or want a broker.

I hope this have been of some use to you, suitable luck.

What is the best computer program to keep hold of database of clients?

Question:
I am a new physical estate agent and looking for a computer program that I can keep adjectives my clients records surrounded by. One that will remind me of important dats (their birthdays, anniversary etc.) And I enjoy a mac. So a mac program that will do all this... if anyone know that would be great! Thanks!

Also, how much do these programs cost?

Answer:
Top Producer and Agent Office are good programs. I use ACT. It is by far more affordable and you can customize it to fit your desires. Just like the other 2 it can automatically dispatch birthday, anniversary and holiday cards up to 3 years without you doing anything. You can set up post merges that will customize every email with their info on it and convey 1000 email in 1 minute adjectives personalized. You can buy an older text as low a 3.0 for these capabilities for probably $10 on ebay. They hold Mac versions also, my broker uses it on his Mac. Good luck out here
Congratulations on becoming a real estate agent.
You should ask your organization since they might have a program they use and a website that they volunteer to their agents.
My office give us a better rate since they buy a bulk for all the agents contained by the office whether we purchase or not.
Kate
"Top Producer" is the most popular among legitimate estate agents, but I do not know if it works on a Mac.
I have "AgentOffice," but it is simply for Windows.
Sometimes Title Companies give away these programs (this is how I get my copy of "AgentOffice" for free.)

Question:
im not saying wenhre im from explanation im curios to know what a broad range of ppl around the country estimate. its a deluxe 1 bedroom with full size washer / dryer connections 749 square foot, and is in a apposite part of town, also have amenities.. the cost? $600 going up to $670 when my lease is up. im just curios, is this other?

Answer:
id enunciate its average. it depends on how much you are willing to reimburse.
That is a good perception if its only you.But if you hold a children then conceivably you should get more.By the opening that apartment complex sound great.
check beside your local area rules of rentals...
mete out some areas by law should solitary go up $50 the most...
I surmise its fair
heck yeah that's a large amount considering where i'm at surrounded by orange county california it would cost something like $1,200 to get something resembling that (or more!!)
There is no way to correctly answer this examine without knowing what nouns you are from. My family and I rent a 3 bedroom 1 ba. house on 3 acres of park that was built smaller amount than 7 years ago for $600 a month.
check www.rent.com and check your area Even here where on earth I live that would cost $8OO-$975
And where my sis lives she get a three bedroom for $999.00 a month
It would be pretty good contained by Raleigh NC
Not in my state. A somewhat nice 1 bedroom here usually goes for abour $400/450. Now nearby are some really nice ones with lots of sq foot and they are the $600 and up apts. I think you should preserve looking unless you make adequate that rent doesnt matter.

I'm a fresh loan originator doing a home equity loan for 80k, how much should I expect to take surrounded by commission?

Question:
I have a 50/50 split near the broker.

Answer:
Equity's are small in income. If you charged any points on the front, you return with a 50% split on that, and usually there isn't much of a concede spread if any at all, so if you charged 1 point on the front, $800. be the full take, $400. is yours since taxes. If they take the taxes out for you, great, if they don't, filch 1/3 of that and put it in a seperate stash account because you will money you taxes when you file for it. Hope this help!!
If you have to ask this ask --whatever you are getting paid is too much. OK Seriously-- you won't produce a lot on an 80k loan. The gross might be 1600 bucks or so after expenses and you catch 50%. Have you been too university yet?

What do I do roughly speaking the house Im renting and sewer problems that arent individual taken support of?

Question:

Answer:
Health dept? What health dept? They are within charge of inspecting commercial food services not residential real estate.

You didn't explain what your problem be exactly.

Is a particular drain slow? If so, it is across the world easy to clear it yourself.

Is the toilet protection up or the whole house is not draining correctly? Then a roto rooter will involve calling.

Contact your landlord. Just maintain calling him if he doesn't take exploit. Squeaky wheel get the grease you know.

After a few days, if they haven't set up someone to clear the drain, write a letter to the tenant, keeping a copy for your records. You don't obligation to mail it or anything, purely drop it by and hand it to him.

If after adjectives of this, you don't get a planned date to clear the drains, you can take it upon yourself to hire a professional and enjoy the problem solved yourself.

Because you gave him a missive detailing the problem, you can then rob the costs of repair out of your rent payments. Be sure to detail where the money is going. Also, don't withhold anymore than 25% of your rental pocket money.

Detail like this.

Repair costs; $1000

Rent Due; $ 400
Rent withheld ($ 100)
Rent settlement $ 300

Remainder due $ 900

I can't lay it out well here, but you capture the gist.
Contact the health dept contained by your area.
untreated sewage is a public health risk.
This has worked very well for me in olden times.
