I'm rather certain that if you move your mind after paying a deposit, you will lose that deposit. Same as if the landlord change his/her mind after you've paid the deposit, they own to refund you spinal column the money. All you can really do is ring the agency and let them know what's happen. Maybe if you can find substitute tenants for the property surrounded by time, who are approved by the landlord, they will tolerate you keep your money (as they won't be out of pocket then).

The $300 you compensated as a deposit covers the landlord's fee for public relations his property. If you have immediately changed your mind, they will have to re-advertise, and thus fork out another $x amount for exposure tot he agency. Do you get what I plan?

So yeah, it's unlikely you'll get it rear legs I'm afraid.

I am not familiar beside your Landlord-Tenant Laws, and I live on the other side of the country, but as a landlord I would work beside you. Especially since it's early May and your lease doesn't start until July. If the flea market for a decent living spot is as hot as you influence, they should have no problem nourishing the vacancy. Are you sure your lease specifies that you are to have the use of the entire garage? If not, after you're out of luck.

Otherwise, if your lease is crystal clear on this subject, send her a memo and tell her that you obligation her stuff removed by x date and if it's not, you cannot be responsible for any damage which occur.
