Renting Real Estate Question and Answers

Is it court for an individual to practice definite estate while waiting for his license?

Question:
I passed the exam with flying colors on the 1rst try and applied for my license almost 6 weeks ago but i've on the other hand to hear from the dre.

Answer:
Don't do it. You should know that. Use an agent in your company to put their john henry on everything and be sure that they are near you when you try to represent anything relating to real estate.
It is not legitimate. If it was legalized you wouldn't have applied for any actual estate license. That is like driving minus license, but it's no big deal because you are only going to the store.
Some brokers will allow you to work in their bureau as real estate assistance. You can not sign any book or sales forms, they will enjoy to be signed by a licensed real estate agent, counter signed by the broker.

I guess the answer is reasonably you can not, but some brokers will allow certain comings and goings to exist in their department, while you are learning and getting your license.

I hope this have been of some use to you, honourable luck.

"FIGHT ON"
Sorry for the delay but surrounded by Texas it is illegal. Don't jeopardize your fresh career over a short lurk. ( I don't know about you but I don't look flawless in orange)
NO.

They look for that, in actual fact, as so many individuals don't wait.

They can fine you, suspend or repeal your license, and otherwise find ways to screw you if they have any evidence that you've acted as an agent minus being licensed.

That one said, some states allow you to start once you've sent the necessary paperwork via certified communication, but that might only work if you're transferring from one broker to another.

Call the DRE and find out what you can do. Don't mess it up, you've gotten this far, so integer it out and get it right.

Is near anywhere within the unharmed of the UK where on earth i can buy properties for going on for 30k maximum?

Question:
I know these wont be the most desirable areas in the world lol. They can be 1 bed flats, or 2-up 2-down houses

Answer:
A couple of years ago I would hold said Langworthy in Salford. Buy a courtyard house there and you would carry one free. Not any more though. It has be gentrified.
Moss Side in Manchester can be outstandingly cheap. A shop with a 2 bed flat above go for lb11,000. It was rough. It have been boarded up for years, the walls crumbling, pigeons contained by the roof.It would have cost you lb30k to do up.
I would look surrounded by the towns on the easy side of the country, close to Hull for example.
It has some intensely good yard properties that are run down, it is yet to become a hot spot. I found a pleasant area round the docks next to wonderful old houses, corner shops, ripened fashioned pubs and the prices were contained by you price range for a rundown hovel.
http://www.remax-europe.com/

Good Luck contained by your search!
i see a flat for lb15k on rightmove.co.uk north east midllands
There is here contained by Glasgow but the areas are pretty bad. Go to http://www.s1homes.com and do a look into, it will give you an perception of what to expect.
I'm in the South East and of course not round here.
try corby northants not sure if u still can get places underneath 30k but i know about 4 years ago u could acquire a 3-4 bed house of around 24k mind u i wouldnt like near sorry to all corby society
Why not buy somewhere aboard
At least in that you wont be paying over the odds
Dont reckon you would get anywhere within Spain or France etc
But if you looked at Bulgaria or Poland then contained by ten years you would of made a fortune.
Here you will get a sh** hole
Pay stupid taxes on and never cause much of a profit..
you can buy a plot of land lacking planning permission to build anything on it.....or a run down veranda somewhere like Hull or the Welsh valley, otherwise you would be hard pushed even to bring a "park home" (caravan) these days
east side of manchester, clayton, moston, miles platting, openshaw, would not approaching to live there.
I own a list.

Its a policy voilation of yahoo if i post any relationship here.
Just mail me at solidoffer11@yahoo.com next to subjet- real estate . I
will transport a link of best website where on earth you can good solution.

Best wishes

Is it to much problem to buy a house from a wholesaler or a foreclosure lacking be robbed.?

Question:

Answer:
Yes, you'll get contained by a lot of problems, if your do not know much in the order of it. But there's a simple solution: get yourself an agent. You do not own to pay to a material estate agent, when you are a buyer.
Tell the agent what you want and let him or her do the work.
I lately cannot understand why would anybody buy indisputable estate without an agent! It doesn't cost you anything and you own a professional to help you.
yes, you can do it I bought a house that be foreclose put a little work into her and she really shines very soon and I got it for a steal the neighborhood be great and the price was path below all the other house contained by this area. because it stipulation a little work so look around ask some Realtors for serve and call a few bank in the nouns you want to live in and you can find one
I don't estimate getting "robbed" is an issue as long as you do your homework.

Investigate the neighborhood and condition of the house and compare it to other recent sales neighbouring. That will give you an indication of good point.

The banks who own properties are not looking to rip you rotten, they are looking to offload homes they never intended to own.

Just make sure you know what you are buying and can afford the payments and any running.

Work with an experienced material estate agent who can help you next to the research. I'm sure you have a friend who have a friend who has a friend...

Referrals are best!
Sandra - You can buy and not be 'robbed'. You obligation to educate yourself as to what you are doing. Buying from a wholesaler is different than buying a foreclosure directly. See the articles below for info on buying foreclosures and REO property.

Are you buying to live or buying to invest? Do you know the wholesaler who is selling? How experienced are they? If you buy their concordat you have to live near the deal they agreed. It might not be the right concordat for you.

If you lack experience receive a lawyer to review the documents. Best if you pick a legal representative that other investors use so the lawyer is used to looking at investment deal. Not all lawyer are up to speed on real estate details when dealing next to creative finance and tangible estate investing.

You are not trapped - and honestly, that is to say not alot of money your'e making, especially for LA - don't get tied down of late for that pittance - there is alot more money out in that for you to earn.
Here is the best I can come up with. Look for a spanking new job, if you inevitability to take a small discharge cut for a little bit do it. You will be much happier surrounded by the end. What finances more to you, your happiness or your livelihood. Some employers do that only just so that they feel bigger. Tell him how you touch and tell him to stop or jump above his head to someone difficult than him . No one should be treated that way. How Can I obtain My Real Estate License?

Question:
I did some research...but nothing is really helping me.

I be told I can partner up with someone and backing a few people find a house and acquire paid $100 in recent times for helping a real estater out by helping their clients out.

Answer:
You cannot deal in real estate short a license. Yes, you can be a "helper," you cannot do unadulterated estate transactions.
How to get a license? Every State have a Department of Real Estate (DRE.)
Put in G00GLE : DRE (and supply the name of your State after DRE.)
When you take on DRE web site, look for license requirements. You'll find adjectives you need to know in that.
Also you can call any bureau of any large tangible estate company (Century 21, Remax, Prudential, etc.) and ask them if they offer free genuine estate school. Many companies do.
In writ to get your concrete estate license, you must take and overhaul the exam - different states have different exams. Generally, you bear some classes to learn so that you can pass by the exam.

If you want to be hired by a real estate being to assist, that is not man an agent - but make sure that you take that in writing, and procure a paycheck and not just a check - because if you're not on the payroll, you'll owe the 7.6% of the employer's social shelter portion of wages, just not the hand liability. You'll get a 1099 at the call a halt of the year in lieu of a W-2.
beckon your local Coldwell Banker office and ask if they are offering classes to become a TRUE estate agent. If all else fail call the local physical estate board-they will know.

My apartment is runing my relationship!?

Question:
Okay, so my boyfriend and I moved in together surrounded by March, and the apartment we are living in, is HELL! We certainly had to verbs apartments 3 weeks after we had moved contained by because the living conditions were so disgusting, and we didn't know! (i.e. roaches, broken doors, disgusting cabinets) So we are contained by a new apartment, and mind you, it's merely MAY and we have already have a busted toilet, which when the repair man came he stained everything blue (2000 flushes) including my untried clothes, a busted sink, which the water shot upwards approaching a damn fountain, loud HIspanic neighbors, that we have told the cops almost, and a supposed violation on our member for not cleaning out our cabinets for an extermination that we be never notified of! It's cause so many arguements between my boyfriend and I that it is hurting our relationship instead of making us closer! Plus, we want to move out but we can't properly break the lease, I don't think! Does ANYONE hold any advice on what can be done?

Answer:
The reality is, every state supports the tenant over the landlord surrounded by MOST cases. In every lease there is a clause that sates the leasee (you) must receive the opportunity to live contained by "quiet enjoyment" Also, most law have an out, it is repairs, most say aloud you have to create a list of EVERYTHING you find unacce3ptable, afterwards the landlord have thirty days to make those repairs, if they do not, consequently you are out of your lease. Check with your states innkeeper tenant act, it should be online. Just enter YOUR STATE and innkeeper tennant act and it should pop up. Hope this be helpful
find a suitable apartment for your boyfriend or you could report a complaint against the landlord or you can do renovations.
IF I be u I would sue for as much money as i bought the house.
call the local housing board within your town or county
also call the board of robustness

file a formal complaint and this will go and get the ball rolling reasonably
before signing a contract, check the place first. that's what you guys should do. also, research on the place, the neighborhood, crime rates, etc. until that time signing anything. my gosh. and don't think that a cheap place is better. if you want a nice place contained by top condition, you should have the MEANS to money.
Talk to the landlord and see what the policy on breaking the lease is. Sometimes they will grant you a buy out. Just remember that a landlord can not rent equal apartment twice so once they find someone to rent the apartment you resided in you are no longer liable for the lease. I hope I help. Good luck

Invest within valid estate?

Question:
I received an advertisment on working for a real estate company surrounded by Colorado. They were going to train me for 4 weeks. My profession is to look for stress property in my nouns. If they like it, they would purchase it and salary me finder fee and afterwards once they sell it, they would payment me percentage. They requested for the worker to invest $5,500 down,,,,Which I don't have of couse!

Is within any real estate company specifically similar, but don't require to invest money I don't have? or allow my first finder excise pay for it!? and I can really take home good money? Pls, hand over me some good suggestion, I was extremely disppointed that the supervisor 'Anthony' wouldn't work with me. The first guy "Gregg' I spoke to told me he would work beside anyone. Not true! So, pls refain from any nasty remarks, and provide information, and contacts.

Thank you for adjectives those who really find something nice for me!!

Answer:
Run from this company as fast as you can!
The moment you hear: "We'll discharge you this and we'll pay you that, but YOU salary us first," it's a huge red flag.
Sorry I don't have any info or contacts.

You have need of to be careful, anyone specifically going to charge you upfront to work for them should set off alarms surrounded by your head -- don't do it!!

If they are legit they will settle you for your work, period.
If you hold $5,500 for down pay, you don't inevitability that company, you can do that you self. If they allow you pay the money after the training, only take the training and later quit, you can open your own company for that business.
Sounds similar to you are investing in someone else's adjectives. I've never heard of such a article, and it smells badly of a scam. Please don't do it.

I don't own specific information to provide, unless you are a realtor working with an investor to find distressed properties. But those are relationships typically built over contacts, not that you wages for the privilege of speculation.
This is not meant as a horrible remark. This is a scam. I receive these too, thye are just looking to appropriate your money.

I saw this hoarding: 19,750 Remaining on Mortgage, 2br/1ba @ $575 per month.Take over mortgage payments ??

Question:
what is the catch here ? it sounds too true to be true, but again it is a foreclosure...have anybody done it ?

Answer:
I would pursue it, of course checking the following:

What other liens are record (title search)?
Can you get title insurance?
How much is the property worth today?
Is the purveyor moving out?
What are the terms of the mortgage?
Is at hand a balloon payment due soon?
Back interested owed?
What condition is the property surrounded by?
Will the bank tolerate you assume the loan or do you need to do a wrap-around mortgage?
Do the seller have federal or state charge liens that could be attached to the property?
What guarantee do you have that the seller will move out, or if staying, will pay you rent?

A genuine estate agent, title officer, escrow officer or real estate attorney can lend a hand you answer these questions.

You can also scrabble the public records within the county where the property is located to do some cheap initial research.

Good luck to you - I hope this help!
there may be only just 19,750 on the mortgage, but how much is the interest on the mortgage?,.....ands how much per month goes to interest and how much go to principal
They do not want to go to a realtor and payment commission. They know they are not going to profit. So, they are trying to prevent a loss by asking you to assume the loan.
Be carefull. It could be a scam, but it could work out for you. Just be carefull
You are stepping into the shoes of the borrower. Legally they can not let you assume the loan. You are making payments on their loan.

You requirement to check the title on the property. You can buy subject-to existing liens (such as a mortgage). What other liens might be on the property?

What is the condition and value of the property?

It might be other or it might not. The details matter. You hold to understand what you are buying.

Will accumulation a sliding cup door to our bedroom increase the effectiveness of the house?

My neighbor's house is untenanted X3 yrs. How can I obtain him to deal in next to a realtor for a unbiased price?

Question:
I live in Amherst New York and he presently lives in Colorado. He is not maintain his property and currently does not have his property tabled. He has tried selling it beforehand with a realtor but he's asking too much. I hear if your home owners knows that your house is untenanted they'll double your insurance. How do I find out his home owners insurance?

Answer:
You're a vicious and evil neighbor. Wow, I'm glad I don't live next to you. I can't believe how horrible you are.

Here's a guy who have desperately been trying to trade his place. Instead of trying to help him, you're going to try to threaten him to get rid of it for what YOU think he should if not. Or else what? Or else you're going to make it HARDER for him to put on the market. Basically, you're threatening to put him into foreclosure. That's some neighborly thoughtfulness. I had a neighbor resembling you once. Wow. I am constantly amazed at how thoughtless and self-centered some people can be.
I doubt you can find out who is home owner insurance is, IF he have home owners insurance.

As long as he is paying the taxes on the property there is probably not much you can do to force him to put on the market the property.

You could probably complain to the city or village, or county which ever applies in the region of the upkeep of the property. Which if the local authorities have the upkeep done or fines those who do not upkeep their property that could prompt him to record and sell at a TRUE price.
Not all insurance companies double insurance on a unfilled house. It is unlikely that you can find out who his insurance company is, as that is not public information.

You can create a complaint to your local code enforcement office if the property is falling into disrepair. If they agree beside you, they will issue a warning to the home owner.

Other than that, I don't know of a path you can "get him to sell" for a fiesta price.

Can someone backing me so that I can protect others??

Question:
I am renting a trailer that I am going to be moving out of very soon, close to within the subsequent couple of days. My landlord keep ignoring the mold and mildew specifically growing in the trailer on the walls and floor surrounded by the bathroom. The mold is under white tile, and it shows really impossible. The landlord say there is no mold or mildew within the trailer. He is lying! I have 27 pictures to prove it!! I touch like I am getting a run around from DHEC or I am not sure exactly what to do. I am living contained by the SC Pelzer area. I want to expose this SORRY LANDLORD for adjectives that he is worth. I want other people to know almost this so that he will not be allowed to rent the trailer anymore!! I thought it was criminal for a person to permit someone live in mold and mildew. Please someone near some good suggestion Point me in the right direction. HERE IS THE INFO. PASS THE WORD ALONG AS WELL PELZER SC LAND LORD TIM BROOKS!! DO NOT RENT FROM HIM!! He is hurting peoples robustness. Help me expose him

Answer:
YOU MIGHT WANT TO FIND ANOTHER WAY TO PREVENT RENTING AND EXPOSING A HEALTH PROBLEM.

YOUR LOCAL CITY OR COUNTY HEALTH INSPECTION HEALTH DEPT WILL DO THAT.

WHEN YOU PRINT A PERSON NAME AND LIST BAD INFORMATION AGAINST THAT PERSON-THEN THEY HAVE A RIGHT TO SUE FOR LIBEL AND EVEN DEFAMMATION OF CHARACTER.

POSTING THEIR NAME ON INTERNET IS A SURE FIRE WAY TO LAND YOURSELF IN COURT...AND IN A DEEP HOLE OF A LAWSUIT.
get a attorney
Pretty tough to do unless there is a leasing agent you can inform. He (the landlord) is going to be field calls from individuals from all over the place who hear about the property from adjectives different sources. You're not going to be able to notify adjectives the sources, because you can't know about them (i.e. friends referral, where on earth he places his ad's, etc) Best you can do is send something within the mail to the unusual tenant to let them know what they get into. Hopefully, the new tenant will be a ruling student specializing in genuine estate and will use this guy as a test shield. I suppose you could also try to get surrounded by front of someone in the city to convince them of housing violation via city ordinances. Good luck!

Price estimate?

Question:
how much would you estimate a 3 bedroom and 2 and a half tub house if you were going to provide it?

Answer:
It going to depend a lot on where on earth it is.

A local Realtor will give you a orb park over the phone.

Web search will tender you an idea of comparable register in your nouns.
You can check your neighbor's housing sold recently, roughly within similar condition, check how much per square they sold, then, multiply it to yours.
It's adjectives about what similar houses close by are selling for. Many counties own appraisal websites for tax purposes that can afford you a good ballpark. They enlist professional appraisers and it's free.
u never mention contained by which country or state u're buying frm. Be more specific next time produce each country have different laws governing purchases. If u'r conversation abt Cuba than I guess something in the scope of US$100/-.
just depends where on earth you live- its has seriously to do with LOCATION, LOCATION.

What is the typical time frame to close on a house after you put an propose contained by?

Question:
Mortgage approval is already done and the offer have been lately made. How long should I expect to wait until the closing happen?

Answer:
if the offer is permitted,, 2 weeks to a month
It can be as little as 2 weeks. Usually 1 month. Good Luck!
If the house is empty later you can move quicker. It can take a short few days or up to 45 days surrounded by some areas.
That varies and is roughly part of the offer/contract for public sale. 30-60 days is often sound, but sometimes the buyer or seller desires it sooner or later. It is a exchangeable point, like any other division of the contract.
The slowest part of the process is usually the Title Search - once to be exact done you can close immediately. Try to close on the ending working day of the month - reduce your costs out the door on closing day, because interest is pre-paid. Title survey can take 2 days to 3 months.
2 - 3 mths.
Usually the shortest time for dune to approve the mortgage and make the money available is 4 weeks, so if everything fine beside the inspection and appraisal, the shortest time you need is 4 weeks

Most homes close 30 to 45 days after a mart agreement has be signed.
30 days on a conventional loan and 45 days for any type of FHA/VA loan because of the extra paperwork and/or appraisal requirements. If your seller have special needs though - you may be asked to close sooner or next than what I described above. Your Realtor should tell you inwardly a few hours after you make the donate - or at the most the next afternoon. He/she will find out from the other Realtor and that closing date will be on your signed around offer, along next to where you will close at. Good luck!
It take about 5 business days contained by reality. There is some sort of tradition of making them 30 days, but specifically just obsession. If everyone wants it closed it take only a week.
