My first investment property?

I own been a longtime investor. I buy them, fix them up and rent them out. This is not the time to market since the market is down. If you rent it out for a few years, later when the market go up you can list it.
Make sure you peak the tenants very well and that they can afford your home. Their rent will give you a return and payment toward the purchase price you paid. Make your home work for you. This is not the best time to flip it. But if you get it cheap enough and you can fix it nice and do most of the work next maybe you can still put up for sale now and form some profit.
Look at the market and see what homes close to this are selling for right now and what percent are selling.
Investment properties never cover adjectives the costs but when you rent them out that is free equity.

BS that's your first mistake! Time is an issue, your money is tied up surrounded by this dump, and this is costing you money. Redecorate it, nothing fancy, nuetral colors, update the flooring paint the walls next sell it or rent it. Either course you want this baby to produce for you contained by the shortest time possible.
