OR look for a property headship company... in the phone book, they can check MLS for you.

You could probably bid any real estate organization, or walk surrounded by a real estate bureau, and ask them to look for rentals for you in the MLS system.
the categorical BEST place in the world to find this stuff is...craigslist.com

Affect moving into a community property state would enjoy on a judgement?

Question:
I live and hav eproperty in Illinois. I lately had to evict the tennent from the property and will be pursuing damages. The tennent have said that she intends to move to Wisconsin, build/buy a house and get married. I appreciate that Wisconsin is a community property state.

Here are the questions:

1. Should I sue presently or after they are married in wisconsin?
2. If I attain a judgement now, do I hold to refile in Wi if the move across the dash?
3. Can I seize what WILL be community property once they go and get married (i.e. new house, cars etc.)?
4. When does the debt in fact occur (for allowed puposes)? ...when I reposess the property and assess the damage? ...when I win the judgement?

I know these are a lot of question. Much grats for any help.

Answers:
It really doesn't event whether you sue her now or after that, but for ease, I reckon sueing after she has moved and married might be better. But that might depend on how long until that happen.
The debt has already occured, but you will enjoy to take her to small claims court (I assume this is a small claim).

Best solid estate company?

Question:
century 21
whitehead
prudential
gambino
re/max

vote now and don't forget to transmit me why

Answers:
Most brokerages, large and small, hold something of benefit to offer. I estimate the broker/manager sets the tone for the entire office (competitive or congenial? emotional or upbeat?).

I work for Prudential Florida WCI in Venice, Florida and our broker/manager have created a friendly, supportive environment - the seasoned agents help the newbies, and the newbies sustain the seasoned agents, too, because everyone brings something to the table.

When you have an interview at a brokerage, come hasty and take the pulse of the bureau. Watch and listen. You'll get a pious feel for whether or not it will be a polite fit for you. I've been contained by other Prudential WCI offices and they adjectives feel massively professional, and yet race are friendly and welcoming, from the reception desk on.

That's a angelic fit for me, but everyone is looking for something different.

If you are there looking for representation (not a job), a professional, cohesive environment is preferable, too, because you want EVERYBODY contained by that brokerage to help put on the market your property.

That can only surface if the agents are truly working as a team, not as individual islands.

Good luck and delighted shopping!
re/max 100%
It really is the agents that makes the company virtuous, not the company it self.

Lease agreement Question?

Question:
I started a 1 year lease in May and I live near a roommate. We moved out of state and the job I took here isn't working out as I have hoped. I'm trying to move back, but I hold the lease. My friend is going to stay here so I was wondering if you can switch to a 1 bedroom for the remainder of the lease and simply pay the rent on doesn`t matter what the 1 bedroom is. This way the lease is still one honored for a year and I could get out of my share. Is this possible?

Answers:
It would be totally up to your tenant. Re-read the lease document and see if there is a clause contained by there that would permit you do that. There probably isn't. There might be a clause for early termination, which would report you what the results of breaking the lease early would be.
really, you'd hold to discuss it with your hotelier first.
You will need to check if the lease agreement have any break clause rule. If not, you're still be liable for the 1 year lease payment.

Im thinking more or less vacationing contained by Lynchburg, VA to see a close friend. Does anyone know anything more or less here?

Question:
What is there to do surrounded by Lynchburg, Virginia? Any colleges, clubs, culture, museums? Please advise.

Answers:
Well, I wouldn't exactly consider Lynchburg a place to "time off," but it's a decent place to live. If you own friends/family here, it will be fine. It is the largest city on the East coast without an interstate running through it. It is home to Liberty University and Lynchburg College (proud alum speaking!)
There are a couple art museums and such, but nought spectacular. Biggest thing to do within the Burg, sadly, is EAT because near are tons of restaurants!
I don't know how long you are staying and if you have plans to do anything contained by particular except visit your friend. If within are any kids involved, there is a pretty trim museum downtown called "Amazement Square" that have lots of educational games and stuff for kids. There is rather "club/bar" if you will called CattleAnnie's that sometimes have some pretty good concerts and stuff for 21+. If you close to nature, I would suggest you and your friend conceivably go to the Peaks, which is surrounded by Bedford, about 30 minutes away, and transport a picnic or something, but go precipitate because it's getting pretty hot now.
So necessarily, no, there's not much to do, but you can still have fun next to your friend. Hope you have a dutiful trip.
the virginia school of jazz is there.

ummm.my father's company is in attendance.?
Basically what Chels929 said -- I go to institution in Lynchburg (used to be Randolph-Macon Woman's College, in a minute it's Randolph College) and it can get pretty boring for like mad of people.

If you're visit a friend, though, you'll probably be fine; I assume they know more stuff to do than I do. :)

What's the best track to receive into the Real Estate business?

Question:

Answers:
The answer depends on exactly what you mean by the authentic estate business. You can invest in authentic estate without human being a real estate agent. You obligation a real estate salesperson's license if you want to buy and provide properties on behalf of someone else. If you want to buy properties for yourself, you do not need a license. There are REIAs (Real Estate Investing Associations) adjectives over the country and there are seasoned investors who you can swot from. You can also take indisputable estate investment courses, some more expensive than others. But no matter what type of training you prefer, the singular way to really revise is to get out at hand and invest. You can be both a real estate agent AND a genuine estate investor. Having access to the MLS has its advantages. There are other systems out near like zillow.com, but the MLS have the most information for now.

Hope this help!
You'll first need to pursue a Realtor's license. Ask any realtor you see where on earth they provide classes to become licensed in your nouns. Or better yet, ask them if they know of any RE brokers that provide scholarship to people such as yourself if you agree to place your license beside their office upon ratification the licensing exam.

You local colleges and university often present these classes as Continuuing Education classes.
Go to a local Real Estate company, most have their own classes and assist you get your license, Century 21, Remax, Keller Williams.

Landlord (also a realtor) touching/moving things when showing our rented condo?

Question:
Our landlord and her mother (who is also our fairly our landlord and is also the realtor for her daughter), have been nagging us around showing the condo we are leasing from them. We bought a house, we're on our way out, so we didn't judge it was a big accord. Granted they nagged and nagged us about it BEFORE we even started moving out and in the order of 2 weeks before our marriage, which we cleaned for them too, but thats another story.

She asked the other week if she could show the condo. I said fine - my husband wants her to see the windowpane treatments, which they are supposed to tell us if they want to buy or not. She concluded up leaving the condo beside the lights on, the door to the garage unlocked, AND rearranging and moving stuff surrounded by the kitchen - the one room that is not completely crammed full and moved (it is clean, mind you). She did not ask to move or TOUCH our things. I asked her in the region of it and she in her markedly ditzy way made some lame excuse.

Please support with what I can use against this

Answers:
In your lease it say how long before your lease call a halt that they are allowed to show the condo. it's usually 30-60 days. Your landlord is without blemish within their rights if you are inside this timeframe.

Hon, the way the regulation works is that you have to ACTUAL bring down before you can use it against her. Annoying yes. Damage no. Be glad you're getting out of at hand and move on.
assuming this is USA, your proprietor can not touch or move your stuff under no excuses

also on showing the element they must give temperate notice, usually 24 hours next Casey law within most states will only allow to show during regular business hours m-f, 9 to 5

if this becomes a problem distribute a certified letter informing the tenant of the problem of stuff being moved tough to find even potential to be missed placed, as cert not to touch your stuff

if it becomes TRUE bad vacate some dirty dishes in the sink, some dirty clothes on the floor, no method can she force you to have the place well turned-out and clean for showing

also remind them if they depart the place un lock they will be held responsible for anything stolen based on their negligence

How much would i pay cheque for a 4 bed room house to buy contained by Ghana.?

Question:
Accra or Tema

Answers:
Hi,

Truthfully, that all depends on the neighborhood. If you be buying in Nima, you'd probably capture a house for cheap, but if you're buying in East Legon, you probably couldn't afford it.

Tema is one and the same way, it depends on which community you are buying surrounded by. The newest mortal built is Community 25 near Dawhenya, and serviced plots, no houses on them but, are going for $15,000 for 120x80 land.

I did see some houses more or less 3 months ago, near Dodowa that be going up, and they started at $40,000 for a 3 bedroom semi-detached. If I remember right, a 4 bedroom detached was roughly speaking $80,000.

Hope this helps. Here's a join that might also be of help.

I am thinking of a job tuning when my current one ends, any thoughts on licensed material Estate appraisers?

Question:
I love my current job, but it will single be around for another 2-3 years. (family owned Trust Co. w/ the principal partners retiring then)So, looking for something different. Don't want to deal in real estate but I own a huge interest in the industry. Wondering if any appraisers out in that could give me info concerning salary expectations, etc. I will be any in MA or NH. I know the classes, carrying out tests and apprentiseship aspects, just not the inside dipper. Thanks so much to all or any who answer.

Answers:
I work around 60 hours a week. I can do around 3 appraisals a morning. I make $300 to $350 per appraisal. I go to all my local bank when I first got licensed and most took my info and sent me on my means of access. Then after a year, I started getting calls. It took me in the region of 2 years before I get to where it be a decent check.I started within an office beside 6 other appraisers and got a 60% cut on the appraisals. The nice portion was that they get work for me. I stayed there until I get my General Certification and now I primarily do commercial appraisals. I would dance for the certified instead of license. I also would get the FHA roster status as soon as possible. Both take you more work. I work for several attornies that I have contacted for bancruptcies, divorces, etc. I close to my job closely but I had a construction conditions before I started. It is called for to know about home construction to do a perfect appraisal. I see people surrounded by this field that a short time ago go through the motions and tender the banks the digit they want. These people are other looking for work. If you do quality work, you will carry quality clients. If you whore yourself to lenders next thats all you finishing up doing. There are days it sucks but I like seminar new ethnic group and getting out of the office. Its an department job next to travel, the best of both worlds,I think. I need I would have done it years ago. Email me if you own any questions. I would be glad to facilitate. lumberman57@yahoo.com
One of my agents is also a licensed appraiser and she makes anywhere from $150.00 to $250.00 per appraisal.
The trick is getting the work. There are thousands of seasoned appraisers out here..what makes you infer a bank or lender are going to paw you their work? So you have to come up near an aggressive marketing approach as to how you are going to get them to work beside you and give you a randomness! Good luck!
Do it ASAP! If I remember right, pretty soon the people that control Appraisal license are going to require a 4 year degree.

Do adjectives apartments require u to own credit within direct to rent?

Question:

Answers:
No credit is better than bad credit. If you enjoy a job that pays enought so that ratio rent to wages is OK, you can probably parley your way into an apartment. They may ask for a bigger deposit or proposal it but be sure the apartment complex has a reputation for returning deposits. You also stipulation to be of legal age because the lease you sign is a permissible contract. Be careful and read everything and if it doesn't nouns right, don't sign it and move on. The lease should spell out what you can expect from your tenant and what your landlord expects from you and what will come about if you break your lease. The best thing you can do is be nice, friendly and polite. It will lift you a lot further than credit.
that depends on who you are renting from and what their actual requirements are.
You entail to have moral credit or no credit & it depends on the apartment (the company). You won't get approved if you own bad credit.
It is fundamentally difficult to find ones that don't require a credit check. Check the newspaper for rentals from private owners who may be more accommodating.
Possibly.

If you don't have established credit, they'll probably require a co-signer.
No. Check their website to see if they require a credit check. Most apartments don't prudence as long as u have the $ to reimburse each month.
Landlords can be liberal on certain items if you produce up for shortcoming with other virtuous qualities. For example, if your credit is low, but you've have a good-paying job for several years you could possibly swing it.

.or you can increase the financial guarantee deposit to make yourself look more reliable! I myself own rented to tenants next to "less than dependable credit."
if you have remunerated lights gas an phone on time for awhile, thats more or less the same. they only want to see some sort of history, for paying something, regular for a few months
most apts do a credit check during the application process. whether or not credit is required depends on the apt complex. but i would say for the most quantity yes.

I am trying to find the history of a house/town house surrounded by the Miami nouns...can any one support surrounded by any opening?!?

Question:
I have tried looking for it online at sundry sites including the county's clerk office but no dice. i want to use the MLS information base but I can't seem to be to locate it/use it?! I appreciate all back Thanks!

Answers:
In this case your best bet would be to any go to the courthouse and look thru the transcript books or call a solid estate office and ask the agent on duty to email you the history of the book. (This would be the perfect time to name in a favor if you enjoy a buddy that's in the business!) The same MLS database that agents use is mostly not available to the public so I wouldn't waste anymore time looking for it.
When you run to the courthouse, go to the toll assessor's office and bring up to date them what kind of information you're looking for. They should be more than bright and breezy to help you locate it. Good luck and I hope this help!

You should directory a police report first. You need some sort of documentation.
