Report your lanlord to the Housing Authority where you live. I did. My tenant was a actual scumbag; she was a total slumlord. Her house looks similar to a castle, like a valid one. All it needs is a moat. She be paying people to paint the columns within the front of her home at $1500.00 a pop (my husband did work on her house to try and work off some of our rent and over hear her talking to the painter) but couldn't do anything in the order of our stopped-up toilet, the roaches, the bedbugs, the trash or the noise and overcrowding. So I reported her. To everyone I could find. And suddenly, exterminators are coming within, she's hiring a cleaning crew, people who are living too several to an apartment are being evicted... Call the Housing Authority, The Health Department, The Building Commission. Call everybody. Send emails and be amazingly specific. Name names. Give date. Say that you are being worried by another tenant and that your landlord is permit it, in direct sacrilege of The Landlord-Tenant Act. Read the Landlord-Tenant Act and then transmit your landlord which codes she is violate. And just save doing it until something is done. Believe me, something will be. Don't let these populace get away next to it. They count on their tenants individual afraid of eviction or other repercussions. Don't be. I forced my landlord to class up her work, I got a manager nurse fired at our Emergency Center here, I got my money rear legs from PayPal (which is almost impossible), I got my sports car back for free from a shady auto mechanic... stand up for yourself. You recompense these people's salaries. Demand more for your money.
in good health what can he do? he cant kick them out, they signed a conrtract freshly like you did. plus hes making money sour them. he probally could care smaller amount what they do :)

Question:
What are some good reason to use a realtor (Im helping our marketing manager create a "why I need a realtor" packet)
Answers:
Why Use a REALTOR(R) When Selling
A TRUE estate agent can help you take in everything you need to know going on for the selling process.
By Ron Schmeadick
The selling process generally begin with a determination of a acceptable asking price. Your real estate agent or REALTOR(R) can offer you up-to-date information on what is happening contained by the marketplace and the price, financing, lingo and condition of competing properties. These are key factor in getting your property sold at the best price, at a rate of knots and with minimum hassle.
Marketing
The subsequent step is a marketing plan. Often, your agent can recommend repairs or cosmetic work that will significantly enhance the salability of the property. Marketing includes the exposure of your property to other real estate agents and the public. In plentiful markets across the country, over 50% of material estate sales are cooperative sale; that is, a authentic estate agent other than yours brings contained by the buyer. Your agent acts as the marketing coordinator, disbursing information roughly speaking your property to other real estate agents through a Multiple Listing Service or other cooperative marketing networks, unambiguous houses for agents, etc. The REALTOR(R) Code of Ethics requires REALTORS(R) to utilize these cooperative relationships when they benefit their clients.
Advertising is part of marketing. The choice of medium and frequency of advertising depends seriously on the property and specific market. For example, surrounded by some areas, newspaper selling generates phone call to the real estate bureau but statistically has minimum usefulness in selling a specific property. Overexposure of a property surrounded by any media may distribute a buyer the impression the property is distressed or the vendor is desperate. Your real estate agent will know when, where on earth and how to advertise your property. There is a misconception that exposure sells solid estate. The NATIONAL ASSOCIATION OF REALTORS(R) studies show that 82% of real estate sale are the result of agent contacts through previous clients, referrals, friends, kinfolk and personal contacts.
Security
When a property is marketed next to an agent's help, you do not own to allow strangers into your home. Agents will generally pre-screen and shepherd qualified prospects through your property.
Negotiating
The negotiation process deals beside much the same issues for both buyers and seller, as noted above under the buying process. Your agent can comfort you objectively evaluate every buyer's proposal without compromising your marketing position. This initial agreement is single the beginning of a process of appraisals, inspections and financing -- profoundly of possible pitfalls. Your agent can help you write a rightfully binding, win-win agreement that will be more likely to product it through the process.
Monitoring, renegotiating and closing
Between the initial sales agreement and closing (or settlement), question may arise. For example, unexpected repairs are required to find financing or a cloud in the title is discovered. The required paperwork alone is overwhelming for most seller. Your agent is the best person to objectively oblige you resolve these issues and move the transaction to closing (or settlement).
Why use a REALTOR(R)?
All real estate licensees are not matching. Only real estate licensees who are member of the NATIONAL ASSOCIATION OF REALTORS(R) are properly called REALTORS(R). They proudly display the REALTOR "(R)" logo on the business card or other marketing and sale literature. REALTORS(R) are committed to treat all party to a transaction honestly. REALTORS(R) subscribe to a strict code of ethics and are expected to keep up a higher plane of knowledge of the process of buying and selling TRUE estate. An independent survey reports that 84% of home buyers would use the same REALTOR(R) again.
You be the pass judgment
Real estate transactions involve one of the biggest financial investments most people experience within their lifetime. Transactions today usually exceed $100,000. If you had a $100,000 income import tax problem, would you attempt to deal next to it without the serve of a CPA? If you had a $100,000 permissible question, would you concordat with it minus the help of an attorney? Considering the small upside cost and the colossal downside risk, it would be foolish to consider a deal within real estate lacking the professional assistance of a REALTOR(R)!
There are very few virtuous reasons to use a realtor, save for they put your property on MLS . Then they pretty much do nothing.
Good interrogate. A loan just closed today and the agent made 35K.
