Here are a few expenses:

Principle + interest (your monthly mortgage expense)
HOA
Utilities (water, electric + gas and trash, if applicable)
Taxes (generally paid as subdivision of your monthly mortgage bill)
Insurance (ditto, generally compensated as part of mortgage payment)

Depending on how much your down return is, you may also have an added fee call Principle Mortgage Insurance (PMI). This is a monthly "penalty" fee that is to say basically insurance that you won't defaulting on your loan. Traffic is pretty unpromising sometimes and in some places, but it hasn't interfered next to my life within a very appreciable route. It is expensive, but less expensive than New York or San Francisco and I can bring back by on a pretty modest income.

In finding a place to live, there are three things that you might want, and you can draw from two of them. The three things are Safe, Cheap and Close. If you want Safe and Close, it won't be Cheap. I had a friend who lived surrounded by LA and didn't have a coup¨¦, but it's really tough. Finding a nanny is pretty easy unless you want one who speaks English and is permitted. Getting handymen is easy: they're bonded. Parts of the city own gangs, but other parts are relatively beautiful as it's subsequent to the ocean and you can keep watch on the sunsets. So, it all depends on what division of the city you live in. Make sure you get enough money to afford it, as costs are big. There's a book, "Places Rated Almanac" I think it's call, and it will tell you how the price of housing compares to other parts of the country, and it will also report to you about crime and other things, too, and you can compare it to where on earth you live now.

My dad recentley passed away and my mom is lending me (interest free) the downpayment for the purchase of my 1st home. She will be signing a payment letter, but I do intend on paying her fund for it. Now the downpayment is around $30k, and I know the IRS only allows a constant amount every year ($12k) before it get taxed. I want to gather my mom from getting taxed for the remaining $18k. I hear there be a certain amount a domestic member can grant away taxfree for their lifetime and I was curious if this could spatter under that umbrella?
