There is nothing to stop your current lender from foreclosing. Just because you are trying to refi within is no guarantee that it will close.
Since you say you own received calls and correspondence from your current lender, but ask if you should call them, maybe you don't understand how this in one piece process works. You owe them money! You should have call them months ago, as soon as you knew that you weren't going to be capable of make your payments. Call them right now and beg them to put your loan within forbearance.
By the way, honest luck finding a lender who will give you a latest mortgage with two missed payments surrounded by the last few months. You would be better past its sell-by date borrowing enough money to get hold of current and then start making your payments in good time.

Well after about two weeks on the marketplace, we got an tender and accepted it, yay! So in a minute the buyer's will be doing an inspection soon. This is my first time selling a home. We bought the home 3 years ago and had an inspection rear then, and nought has happen, so I'm assuming everything will be okay. It depends on what your contract says. If here is a contingency that states that the home inspection has to be to the buyer's smugness, then you stipulation to address any issues that come up on the home inspection.

Normally, a smart buyer will not sign a contract until the home inspection is done. What we did is agree on price, and then did an inspection. We figure there be about 1k worth of reapirs that really want to be done. So we said to the sellers, any credit us 1k at closing, or just fix the what wants to be done. They fixxed it without any question asked. And then it be put into the final contract that those repairs must be done as part of the legitimate agreement.
Bottom line is that until the final contract is signed everything is movable. Ussualy sellers will fix what requests to be done as long as its accpetable. Thats the best way to take the deal done.

The seller does not HAVE to fix anything it is that comes back, but the buyer may request for it to be done, cart money off of their set aside, or back out if its something trunk.
