In Ireland can one be evicted from rented apt. if found guilty of drugs offence and served time?

Question:
neighbour in private apts. rent salaried by state, admitted use of drugs but not dealing so get reduced sentence. Landlord says he can't evict him even though he no longer pays rent or electricity, tenant say he has a shield? is this correct?

Answers:
Nice one Teri, thats a cool law within the states. Wish it applied here, However It does not apply in Eire. Tennents can be evicted by the hotelier if the landlord is aware of unsociable practice in the extreme i.e drug dealing or causeing trouble as to be a nuisence to the neighbours but he may hold to go to Court to do this.. If the Landlord takes no act the neighbouring residents can craft a complaint to the District Court and have their complaint hear by a Judge in the presence of the innkeeper..There is no gaurentee of success .. In the put somebody through the mill above as long as the rent is being offered by the tennent they cannot be evicted because they are beneath contract to the landlord. The Landlord can evict the tennent if they are within breach of their contract but you have to travel to court and that can take a long time. If the proprietor serves notice to the tennent the tennent would consequently not pay any rent departing the landlord lofty and dry till it goes to court. He could be out of pocket for months or even a year or so. The tenant may never get rewarded because the tennent would just go and mabe even wreck the property before departing..Removing a tennent before court would be deem as an illegal eviction. If the tennent is one subsidised by the state the landlord will be salaried anyway The system is a joke over here. I agree beside you in that some operation drugs and are still being state assisted are Leeches. but believe me the system is extraordinarily complicated over here. There is moves to give more power to landlords but near has be laws introduced to protect tennents against rogue landlords. Its a mess..
okay i am confused beside the wording of your question...it is vague...
you say a neighbor surrounded by private apt., rent the state pays the rent, and the tenant uses drugs.
Landlord wants to evict him.(is this correct?)
tenant pays for zilch: rent, utilities and such...(but can afford drugs)
tenant has a bag for what? tenant is a mole, living off the proprietor, but thinks the hotelier should back stale and let him verbs to abuse the hotelier, and continue using drugs...
surrounded by America, a landlord who rents to drug users and if here is a bust and drugs are found on the property, the landlord can lose the property to wage for the bust.so when we had druggies living subsequent door, we wanted them out...we contacted the homeowner and told that we be going to contact drug enforcment on the tenants who be using &/or dealing, that if drugs were found later they would lose their property...they gave the tenant 30day notice to move out.done promise here!

Whos the best but cheapest solid estate agent within texas??

Question:

Answers:
Pay cheap, get cheap.
If you are moving to any of the most important urban areas in Texas you probably are not going to obligation a realtor to find a home as there are adjectives kinds of houses on the bazaar in adjectives price ranges. If you are looking to rent you really don't need a realtor, merely look for an apartment in the nouns you want to live in and the likelihood are good that they will enjoy what you are looking for.
as stated the two words do not go together, while it may give the impression of being that agents do nothing but register on mls, the real upright ones actually spend out of pocket expenses to catch the place advertise and out in that to the public

but in this marketplace even a really good agent can not deal in a house that is not priced right
It sounds approaching you are wanting to sell a house contained by Texas. I would not list a house for mart with anyone i.e. not local. I would ask friends who they have used and be happy next to.

Your agent should be located close enough to you that they are competent to drive over to your home within 20 minutes.

You want them to wander thru and give you warning on how to "make ready", you want them to identify the local market so you won't price the house to illustrious or to low. You want their advice when it comes to negotiate the contract. If you pick someone because their commission is $3000 less and because of their incompetence you lose $5000 surrounded by the sale- how did you save any money?

RunEye.coms is not the place to pick out your agent--ask your friends.
Real Estate agents go and get a standard amount...so it does not matter.it is usually 6% but will alter state by state...and remember you want them to work hard for you...so.

"You Get What You Pay For"

--have you thought roughly speaking renting it out

Good Luck

idk

If you are than it depends there is no ruling that states people contained by a certain state hold to put a downpayment. There are several factors that come into play when getting a loan for a house such as FICO, Income, Status. Foreclosure?

Question:
is it possible to get a loan to build a home if you hold a foreclosure on your credit report?

Answers:
A year ago I'd have said "yes". But due to adjectives of the forclosures you don't stand a chance lacking a good credit chalk up. And it appears your credit score will not manipulate a loan at the present time. I am sorry.
federal law mandate that you are eligible for another home loan 24 months after your foreclosure.if you can get the financing.

I know this because my son is one foreclosed on currently and I have consulted near our "Licensed Real Estate Agent"

Good luck
In the real world if you enjoy a f on your credit record you enjoy a 1% chance.let keep it unadulterated.
There's always a destiny, but you have a better shot at one hit by lightning.
I have be working specifically with clients resembling you for 10 years and you can get a mortgage, regardless of your credit, if you hold enough income (45% DTI) and a considerable down payment (25%-35%). If the home you are purchasing is underneath priced, you may not need the down donation. Example: if the home appraises for $100,000, but you are buying it for $70,000, you may qualify for a smaller down payment. Expect to compensate a 12%-15% interest rate. Alternatively, you can wait until your credit have improved (650 fico) and for a while time has passed (12 mo) and you could qualify for a 90% LTV loan at 8%-9%. Keep contained by mind, most places will just turn you down, because it's a great deal of work to get a loan similar to this approved. You'll need to work near a special foreclosure or hard money lender; someone next to more experience with clients approaching you than your average bank or mortgage broker. Good luck, and I hope this help!

I preference to agree to out my 3BR house. What are the unpreventable expenses to be expected?

Question:
Agents tells me that I have need of to change my type of mortgage, bring gas safety permit, kitchen appliances certiifcate, contets and building insurance, etc etc
Apart from this agents will take 10% plus VAT as commission.I am really wondering if it is really worth renting out??

Answers:
You entail to inform your mortgage company of your intention, they will let you know what they require from you. This will be a requirement of your mortgage agreement.

Likewise, inform your insurance company. If you are renting it furnished, you may entail contents insurance for your own furniture.

Normally the safety records should be organised by your agent and he should also renew them at the appropriate times.

Contact several agents, not just one. Find the one that will do the most for you, that seem most interested in managing your property. DON'T embezzle the first guy you speak to without checking around.

You involve to be sure that your rental income will be at least 120% of your mortgage to be sure it is a nouns idea. More is better though as you WILL own repair work to do to the house over time.

10% is a very apt commission, I had to negotiate easier said than done to get that, my parents settle up 17%. I get the sense that this is for a minimum service, check it out.

I seriously suggest you look at this website. Joining is not expensive and you will get some of the best proposal around (nothing to do with me, btw, I used to be a appendage when I rented out my flat!) www.lettings-landlords.co.uk

ALSO VERY IMPORTANT Rage 707 is WRONG about credentials. If you let privately, you are still responsible surrounded by law for adjectives fixtures and fittings, ie heating, furniture etc. If the gas system or the furniture is inaccurate and the tenant is injured you will be legally responsible and liable for prosecution.
Don't consent to it out "officially". You don't want to have to foot for licenses or certificate or pay income import tax on the rent you receive. The main problem next to letting out a property is that you can't trust tenants - any tenant - 100%. So, the real masterstroke within letting out a property is living in it yourself, or living so close to it that your tenant daren't act irresponsibly or invite their friends for free holidays.

Get rid of landline phones. Do not tolerate tenants run up bills.

To manufacture sure your tenants use gas/electricity proficiently, make sure bills are not included as element of their rent. You may find it hard to capture them to pay their share of bills, as the final bills may arrive after they enjoy left, so consider installing electricity/gas meters, whereby they enjoy to go to retailers, such as post office, to buy elec/gas credit.

Unavoidable expenses: having 2 or 3 tenant means 2 or 3 extra hours of extra bathroom use, extra cooker use, extra fridge use, etc, every single daylight. Also, tenants don't own the things they're using, so they enjoy no incentive in using it considerately, i.e. ensuring it doesn't break through rough use.

You'll be surprised how tons times you need to hail as out repairmen for broken taps, refrigerators, etc. Again, living in-house or neighbouring is a help. If you can't afford the time to be a hands-on proprietor (and you don't live in-house) then you might want to pay envelope a monthly subscription for 365 day repair/insurance cover.
Don't know the ins and outs, but where on earth are you? I need to rent.
Uhm..Laura..Rage did not right to be heard that. Please read again. I have to articulate..he knows of what he speaks..as he have rented his own property and helped be in charge of 2 other properties. I think his answer have great advice.
If you are intent on letting after it is important to cause sure that you comply with specific legislation i.e. gas appliances enjoy to be checked annually and electrical appliances on a regular basis and at the end/ origination of each lease.

Also you will enjoy to tell you mortgage lender (and conceivably have to move your mortgage). Your house insurance will be invalid and you will need a special 'landlords' or let-property insurance policy.

I would also recommend a official expenses policy to cover costs involved with disputes next to your tenants and also a home emergency policy that the tenant could use in cases of emergency e.g. burst pipes.

Finally - it might be a flawless idea to require your tenant (if in employment) to pilfer out income protection insurance to cover their rental payments should they lose their job or be injured - that path you both gain a measure of protection.

I rent out a house I own. What are my import tax writeoffs ?

Question:

Answers:
Pretty much any costs you incur in the rental commotion. Mortgage interest, property taxes, management fees and commissions, repairs, running, insurance, advertising, etc. are adjectives deductible.

Also, you need to integer the depreciation on the house (but not the land) and deduct that as ably. This is important since you must recapture any depreciation allowed or allowable when you eventually deal in the property. That means that the depreciation will be recapture even if you didn't take it.

Figure your rental income or loss on Schedule E.
