This might work as a standard consulting fee, I don`t know $500, but most of what you are talking more or less is common sense or so importantly marketed that we don't have need of to pay to find it.

Costs vary greatly depending on where on earth you are. If your apt is about 1800 sf, and you don't want to do much but set up separate entrances, close bad interior access and add a kitchen where on earth a bathroom used to be with nil fancy figure on give or take a few $30k if you're not in a glorious end open market. (NY CA etc). If on the other hand your apt doesn't own 3 bathrooms your plumbing bill will go up because you will own to add tentative plumbing for a kitchen. Add about another $12-15k if specifically the case.
