My family and I are looking for a polite small town/city to move to. We are interested in states approaching, Montana, Minnisota, South Dakota, etc. We love the snow and cooler summers than the south has to proffer. Good schools and low crime are a concern as all right as housing prices. WE live in a state that come in similar to 45/50 in the conservatory rating system. My husband is interested in a small town type close to mayberry (LOL) Someplace small but not too small...any suggestions?

Always work on your sphere of influence and never slack on lead equals. Always focus on lead contemporaries first!! Also, stick to your basic model (3 L's, Leads, Listings, Leverage). Your listings generate lead (buyers, sellers, and sometimes both) for you next to your sign. Put most of your marketing budget into your website. Consumers are very tech savvy presently so they like to stir on line. Upgrade your Realtor.com listings to feature listings that way you can put up to 25 photos on in attendance and all of your direct contact information is on in attendance. If you get your own personal website, create a correlation from your KW website to your personal one (that's what I did) by putting a button in the navigational column. Contact everyone in you sphere of influence (family and friends), agree to them know that you are now accepting clients. Use every source you have to contact them again, hang on to your name within the spotlight with those who know you.
Farming/prospecting - roughly the same article. You are contacting people for business. A "farm" is a group of citizens, a neighborhood for instance, you regularly contact. Letters, postcards, door knocking, etc.. Prospecting is necessarily the same point, but you hand your business card to family you meet, vacate it on the table where you have lunch, talk to race in procession at the store.
Keller Williams is not in my nouns, but I haven't heard honourable things from those that have be there, done that. I hope it works for you.
My mother inlaw started beside KW and she contacted everyone she knew to tolerate them know what she was doing. She not here them after almost 2 yrs, because she felt the newer empire coming on board have different priorities. Before these newer folks changed the dynamics of her office situation.she have good experiences beside the company in standard.
I will give you some feedback from a client's perspective. My husband and I own relocated 10 times in 17 yrs. The best realtors we have, were personable and really listen and took care of the smallest details (ie handymen for small house repairs, making contacts, following up etc). The smallest things made a big difference. We have a realtor in OH, and she be a youngish grandmotherly type.I was pregnant at the time.and she didnt own to, but she got gifts for the babies( I have twins). We had another realtor contained by CT, he wasnt our realtor when bought our house, but he was the seller's realtor.when we sold our house we used him.why? because he maintain correspondance with us.resembling sending us letters and postcards periodically.
I reflect on it is nice to add a personal touch...resembling a house warming contribution for a 1st house, little things for the kids, if you have family.just thoughtful little things. It isnt basic of course, but these are the realtors I remember, are the ones who did thoughtful little things.and we feel they are more connected with what we are/were going thru beside moving transition. And they stayed in touch.

My mother's a retired Realtor. You've gotten some good direction so far. All I can add is this. Learn to "screen" you clients resourcefully. By that, I mean swot not to waste your time showing them houses that they can't afford or contained by areas where they don't want to live. The time that you collect can be put to better use showing other houses to well-matched clients and network to get more listings.
Boss is holding my mortgage broker license, Is he allowed to?

I have a mortgage broker license and am going away the company i am with and already started working for another one but my boss refuse to give me stern my license, because of a loan that might be processing. Is this a valid reason? beneath what circumstances is he allowed to hold my license.

You don't have a mortgage broker license you enjoy a loan officer license, and you need to phone the banking commission within your state and explain that the broker won't release your license so you can go work for another company.
In reality, he MUST remove your name from the loan, by commission guidelines (and you stipulation to insist on it), if it closes after you leave the company.you should not want your describe on a loan if you didn't see it through beginning to wind up because you are legally responsible for that loan, and can be held liable of the client claims that any misrepresentations be made.
There is no legal drive for him to hold your license.
Call the banking commission and they will probably ring him that day.
PS: He have no reason to build a copy of it because it is legally valid at simply ONE location at a time.
HE CAN'T DO THAT! he can certainly clear a copy...but he needs to impart you your license.
My elderly mom bought a house and the river pressure is doomed to failure?

There are some great deals out here right now. But, I would loaf another 6 months, pricing are dropping and if you can wait a bit more I would do that.
In common, according to the financial news reports of tonight this is an excellent time to buy concrete estate. However, do not buy a house that has a mortgage that is to say more then you can afford. The average payoff should be no more than one third of your monthly income.
Why on earth would anyone want to live within Bakersfield? It's the Humboldt of California's arm pit. In other words, lots of drug producers. Did you have any other cities within mind? Bakersfield is only going to move about downhill, it will never be nicer.
It really depends. Builders are offering HUGE incentives now to flog inventory homes. I am more familiar beside the LA area marketplace but have hear that Bakersfield is similar to the Lancaster/Palmdale markets.
In short, if you reckon you are getting a deal and entail to move from a rental location, it is a Buyers (opportunity) market vs. Seller (competitive) bazaar. So chances of getting other are favorable to you/parents.

My apt. complex is now going to put 500 resident's e-mail in one big tub for anyone to collect if they will. My new apt. complex won't hold my correspondence. Is my current apt. breaking the law, since they are the ones responsible for distributing it? I am expecting a different Credit Card with a $3,000 restriction, several bills, and some other things during this time. What could I do? Who is in the wrong, or am I in recent times screwed?

You need to stir to the local post office and speak beside the POSTMASTER.
The apartment complex is not legally responsible for holding your letters on request...the post office is.
Also, if your apartment complex is empty out multiple mailboxes and putting it in one colossal tub...then you want to report that to the Postmaster because that is communication tampering and they don't own a right to do that.
They are required by law to provide individual e-mail boxes.

What do you mean by apartment locator? Do you scrounging like Rent.com or something similar to that? You can't get any of that money if in that is any. Just do the work yourself. It really isn't that hard.
It's not your money to go and get. The incentive for you to go through an apartment locator is move-in specials, discounts and smaller number searching. That's the money you rescue. The money they get is close to a commission for bringing business to apts. they are in partnership near. Most apt. locator ads will right to be heard things like "mention us and capture 1/2 off the first month's rent". They're the middle man.

Overall, I would say they are between an average home and a mansion. They are hulking expensive homes, but don't appear to be mansions.
It's hard to convey from the air, but we can see hulking lots, water access, and swimming pools. You hold to figure that these are upscale, and not average houses. But one man's mansion is another man's cottage. With the prices I'm seeing today, they're all mansions..
I would influence they are mansions, but the properties are not large estates. Most own pools, and of course the lakefront.

If they did it previously you purchased it, you are out of luck.
If they did it after, that is certainly criminal and destruction of private property and you need to call upon the police, file a police report, and catch a landscape company to write you an estimate on what it would cost to replace the trees (with the SAME size trees), and sue them.
Landcaping and trees append significant value to your property. This is a much bigger business deal than you think.
PS: The city destroyed an extremely considerable Japanese Maple in the front prairie of my home when they were installing current water lines. I get a check for $5,000...b/c that is what it cost to replace it. Large trees are VERY expensive.

Thats a risk of buying foreclousures. And even if you did have a officially recognized right, they just foreclosed, you wont obtain anything out of them. Now that you own closed, there is nil for you to do. When you closed, you accepted the property within the condition it was surrounded by at closing.

Note to financing_loans: If the property was purchased at the foreclosure public sale, you are correct. Then this is the chance one take purchasing in that whim. If this was a foreclosure purchased through unadulterated estate brokerage, of course in that is a final walk-through. The questioner did not state by which means the purchase be contracted.
In a foreclosure, the people that have the house before you relinquished ownership to the guard that held the loan. The bank consequently sold the property to you. Unless they cut down the trees after you purchased the property there is no recourse. If they cut down the trees after they foreclosed and earlier the bank sold it to you, after the bank may hold recourse, but that doesn't really affect you.

You don't have much recourse, this is a foreclosure and the house comes as-is. In a regular purchase you would own options lower than certain circumstances for a claim, but not since you bought foreclosed property.

I don't think it will affect your credit mark. When you finally apply for a home loan, you will also have to register your addresses and they aren't that stupid. Obviously, they are going to realize what these credit checks be for. Explain to them exactly what you explained here. If anything, I think it would show you are serious, thorough, and own done a lot of research. Personaly, I wouldn't verbs about it.
Ex. Military here. No it doesn't freshly stay on top of your creditors. Hope it help.
unfortunately, most creditors, realators and other lenders insist on a credit check. Background checks are also amazingly common. But respectively time they check your credit, boom-boom down goes your mark. It Sucks frankly but there is really no course around it. Good Luck to you.
