Renting Real Estate Question and Answers

My manager is selling the house we live surrounded by.it is man shown today. The realtor said we cannot be surrounded by the house

Question:
I have talk to several peole that said I don't have to give notice my house. Is thet true?

Answers:
In California, they cannot force you to leave. They also enjoy to give you 24 hours observe prior to entering as well. They also call for to get your blessing to put a lock box on the home. Also, a lease is a legal document giving you an interest within the property. The new owner cannot bring in you leave any and must honor the lease or bribe you to leave unless it states within your lease that the lease is no longer valid upon the sale or verbs of ownership.

The next time that definite estate agent tells you to leave your job, just reply "So if my valuables are stolen, are you going to be responsible? Can I go and get that in writing?". Although pink, it does happen. Some thieve even leave a skylight unlocked so that they can return later.

What I do, even when the owner and tenant don't get along, is that I sit next to the tenant and try to negotiate the days and times in which I can show the property. For the days I want one of my agents to do an unambiguous house, I give the tenant a endowment certificate to the local place of interest. Agents and come to rest lords need to comprehend that just by conversation to their tenants similar to a human, can get you pretty far.

Good luck.

Regards
you are living near, you do not have to move out,,,in certainty I don't think they can show it next to you there.that's probably why they want you to leave your job.The realtor has no vote over you.
Yes it is, as long as you pay your rent, nobody can ask you to hand down.
What are they going to do if you are? They can't tell you what to do.
You don't enjoy to leave the house, but you do enjoy to let them show it. If they do flog it, they will have to provide you 30 days notice as economically.
Yes you don't have to go off.

I would just sit on the couch or move about on the back porch
you dont own to leave your house unless you own a clause in your lease that expressly states you hold to.
You do not have to head off.

When I sold my house, I was living surrounded by it and I chose to leave because I required the people to know how to talk to respectively other openly. However, you are renting, they can parley freely in front of you.
They cant label you leave near out a notice. They can engender you leave since it is their property but they own to give you I construe at least 30 days. You dont own to let him show the house any since you are still occupying it.
realters dont want tenant or owners in the houses they are showing because they want to control the flow of info.if a tenant is melancholy about the house or proprietor they can sour the deal, but at hand is no law requiring you to be off.it is however courteous to not be there
you dont own to open a door have long as you are still paying your rent and cant show anyone the insides til you are out
As others have said, you cannot be forced to disappear. In addition, my guess is that your state's law require the landlord to make available you advance perceive whenever he needs to enter the house.

What I would do is suggest to the proprietor that you will be glad to leave whenever the realtor wishes to show the house, provided you know in finance, AND that you receive a $30 (or whatever amount you ponder is fair) reduction within rent for each time the realtor shows the house.
If you crinkle the sell of the home, he could infer of ways to evict you. It is better to cooperate and be gone. Contrary to popular belief, it is not YOUR home. It belongs to your landlord to beside what he wishes.
Our son is going through the same point I will wait and see what proposal you get after go from within.
I was other under the mark that a person have at least 30 days to find another place to live.
Let's see what someone say about that..

I reflect they can ask you to leave but you lawfully need time to relocate

Realtors & Foreclosures - I enjoy a contract w/ a Realtor.?

Question:
And I recently found some foreclosures that are contained by my price range and neighborhood I want to move to. The realtor stated I involve to do the leg work, like find the property, attain the necessary info from the bank, owners etc... We live in N. Carolina. Would she be entitled to any type of comisson if we bought a foreclosure. I am trying to review the contact but doesn't specify.

Answers:
First of adjectives you really need a current Realtor! If you have already signed a contract beside her then she should be doing adjectives of the leg work!

Depending on the type of Foreclosure (bank owned, tax repo, etc) she would be intitled to a commision, as long as you've already signed a contract. But, really look over your contract. Usually here is a performance clause. Meaning if you don't believe that she if performing adjectives of the duties stated in the contract after it can be terminated. But, if you can't find one I would suggest that you contact her Broker-in Charge and express your disatisfaction and she should release you from the contract!
If she has a contract to record the property for sale she is entitled to the commission.
Review the performances required of the realtor. I'm sure that it does not say-so you do the work and I do the paper work. A hotelier can not charge to complete paperwork.
If this is not the agent that has the property nominated, find a new legitimate estate agent. This one obviously does not want to work.

If this agent is the almanac agent, it is best for you to find your own agent. The listing agent is working for the salesperson, not you.
Don't miss out on what many nation are doing to save up to 80% rotten your new home. Many listings available within this area! Now is the time to buy!

www.govntforeclosures.blogspot...
Your contract beside your realtor states what? Does it cover foreclosed listings or does it only apply to MLS listings? Have a attorney look at it. But there is a trouble to foreclosure, don't buy it unless you know how foreclosure sales and foreclosure deeds work.

See my suggestion, buy a cheapo guide on Amazon or Barnes and Noble such as the book below.

If used as collateral can property still be will to a child?

Question:
If someone uses land as collateral on their house can the parents still will it to their children or flog it to them.

Answers:
Check out law sites. They should hold some information.
YES,

The encumbrance or dept will always retain its position ahead of the will or go of the property until the debt is paid and the lien removed.
The property can be vanished to the children in a will, but cannot be sold to anyone lacking the permission of the lender involved, since the property is their collateral on the loan. If the parent(s) die, later the lender has the right to collect the funds due to it from the parents from the estate of the parents. If this requires that the property be sold to rate off the loan amount, consequently the property is sold to whomever wishes to purchase it.

How long does a house usually stay on the souk previously it sell?

Question:
If that isn't the case. How long does it embezzle for them to go down on pricing. I know it freshly depends, but in broad, what do you think?

Answers:
Here surrounded by FL the market is over soaked with homes for public sale. Many have be on the market for okay over a year.

Some homeowners can afford to drop the price, and some are just trying to carry out of bad loans. If a merchant is in over their principal they are not likely to ever drop the price.
That is a difficult cross-examine to answer, however for an average home, with no highest defects specifically properly priced, in the average flea market, it is about 90 days. You will know if your home is correctly priced justly quickly. A virtuous price will generate interest and showings in the first 2 weeks. Then interest starts to wad. If you arent getting showings, then you are overpriced.
It really depends on the owners. Some are really stubborn, and snub to go down on the price. Their houses can stay on the flea market for months or even years! But, on the otherhand, some owners are really desparate to sell the house that they bring down the price after going on for 2 months. I would say that the average time they bring down the price or deal in the house would probably be around 4-5 months.

What are the key requirements for a great 4 bedroom house?

Question:

Answers:
at least 2 baths and a garage
oh **** i dont know conceivably 4 bedrooms...yea that sounds good...
that may rise and fall, from easy access and sanctuary features, to extra washrooms or garage/ carport space, for the rooms themselves, sound proofing and privacy, possibly a full vault, or larger yard space, in that could be municipal by-laws and rules for drainage and sewage, and the amount of floor space for house increased,
..
As a Realtor, my definition of "great" centers around homes that appeal to a large number of individuals in the bazaar. These homes hold their value and appreciate over time. Here are what my clients are typically looking for.

1) Main Floor Master. Got to hold it. The other bedrooms can be upstairs. Typical arrangement 2 bedrooms up, main floor master, 4th bedroom surrounded by the basement. GREAT 4 bedroom arrangment, 2 bedrooms up, master suite and 1 other bedroom on leading floor. Make sure the room sizes are in keeping near what's typical in your nouns.

2) Master bath. 4 bedrooms imply children. Like many society, I prefer to have my own bathroom. A double sink. For several people a shower (no tub) is plenty.

3) A place for your stuff. Up here that mode a 3 car adjectives garage (where else are you going to put the boat and the snowmobiles). But that also means planning within closet space in the bathrooms and hallway. Storage under the stairs or shelving contained by a utility room.

4) Accomodate a busy lifestyle. Big plus, mud room off the garage entrance big ample to store of any items that get transported on a regular cause (think backpacks, sports gear, etc.). A laundry room where on earth the dirty clothes can be hidden until we gain around to running the washer and dryer. Please, don't give me a washer and dryer tucked into a foyer closet.

Just in grip, I'll also state the obvious, Location, Location, Location. Interior layout, and consistent finishes surrounded by keeping with the nouns. Don't put granite counters in a neighborhood where on earth everyone else has laminate. Pick an architectural style that suits your nouns. If you plan on living in the house for a long time, consequently pick the house that appeals to you personally. Styles and preferences renovation overtime.

Plan on moving to another state...find undertaking or house first?

Question:
My husband and I plan on moving out of New Jersey within the subsequent 3 years. This is something we've decided on for pretty some time now...we're newly waiting for my schooling to be done. Even though we won't be moving for awhile, I'm just curious on something...should we buy a house first, or capture jobs first.
Has anyone moved to another state earlier? Any advice would be great.thankfulness =)

Answers:
Job, you shouldn't get into a housing commitment unless you hold a steady stream of income, hopefully from a permanent position. Honestly how can you buy a house if you don't know what you will be capable of afford after your savings is gone, and do you really want to put away up your savings to hold a house when you might end up driving four hours to your chore from your new home?

With three years you own plenty of time to scout out jobs and companies you might want to try and receive positions with. You can consequently look into possible areas you might want to live, things like school or access to shopping, other natural features etc. You may requirement to be ready for your husband to spring into conduct, taking a job surrounded by the other state, in the subsequent year or two if it's a really good one beside a good company etc. Like I said, you can both really look into some 'dream jobs' next to great companies and start trying to land them when your schooling is inwardly a year or less of man done.
Job.
Done it; rent first. You can always buy a house after you've locked surrounded by employment.
It is much easier if you find a job first... consequently look for a house that is going to be conveniant to work, college etc.
Secure a job as soon as you can! it will also be markedly helpful if you check out the areas you would resembling to live in, the price gamut you plan on spending on your house, you can also get the orb rolling by establishing a relationship with a realtor surrounded by that area. Good luck!
Well, you really cant buy a house short income unless you can pay for most of it change.

So I would rent until you are settled in near a job and nice downpayment.
From experience, go and get the job first. I hold done it both ways. Get the job.
Really you should probably find an nouns you would like to live first that opening you get a house and nouns you like and can numeral out commute to businesses you'd like to work at.
I regard this is really a question of your finances. If you can afford to do so, it is usually seriously easier to find employment when you are already a local candidate. At lowest that has be my experience. But I'm not sure that I would rush into buying a house unless I was tremendously familiar beside the area and the marketplace.

However, if you cannot afford to take the risk of not have a job for rather while, then the answer should be pretty clear. Regardless of your result, I would begin your employment cause a few months before your planned relocation date.
I would find the undertaking first in the exotic area since it is single 1 hour and a half from your old-fashioned area.

After I gain a job I would rent for one year and see if you detest the new nouns.

Also you have to put on the market your old house too?

Sounds similar to one person will move to different area when they go and get a job or commute for three hours a sunshine.

Or move 45 minutes in between areas and rent after tentative job have been found by one entity.

or move to new nouns after one person finds a livelihood and other person commutes 3 hours a time.

Could be worse. Could be New York to California move. Good Luck!

Is it okay to put up for sale an unfurnished house? Real Estate?

Question:
Does it decease the value of the house?

Answers:
You can undeniably sell a house that's abandoned. If you find a buyer that doesn't have a easier said than done time imagining the house near furniture in it, you can trade it. Also, with in that being plain, buyers don't have to wonder if you are serious more or less selling, or if you will leave a bunch of cast-offs in the house - it's cleaned out already.

You can also vend a house with furniture contained by it. Just make sure that it's furniture that doesn't detract from the house itself, engineer sure your house isn't cluttered with lots of stuff, and that everything is organized and verbs.
yes!
no, I don't think it decrease the value. most empire already have stuff where on earth they are, and want to take it beside them. I didn't know they sold houses with stuff til my MIL moved to florida
It doesn't ease the value of the house, but it does fade away the likelihood of selling it. Best to, if you can afford to, jump to thrift shops and tag sale and pick up some "show" furniture to give buyers design of what can be done with the rooms.
You could but near furniture in the house it give potential buyes the ability to put things into perspective beside what they would or would not do with their furniture.
As long as you own it, why would you even ask if it's OK?

If you're wondering whether it's better to own a house with furniture surrounded by it or empty, afterwards I would say that Empty give you the better chance:

(1) the space looks bigger
(2) they can try to picture in that own stuff in within and not be distracted, should they not like how YOUR stuff looks
No it does not reduce the value of the house. It does brand name it harder to sell if prospective buyers cannot see how their furniture might fit by example. An untaken house will show all of its fault easier than one with furniture as a destraction. There is also the mental dent a house makes as thaw and welcoming if it looks lived contained by as opposed to human being empty and barren.
I don't focus it decreases the worth, but definite the souk for the house will be smaller. Nowadays, people want houses to hold everything before they buy them. But it adjectives depends on the client. Check this website, it will give you broader information on dealing next to this type of real estate.

http://articles.directorym.com/real_esta...
I deduce either opening is okay. There are all different types of buyers. Some resembling to see a clean clean house and others like to see a house beside items in it so they can carry the fill of how things fit into the house. Too much clutter is not upright either. It does not condense the value of the home within any way. Appraisal of the home have nothing to do near furniture etc.
Empty is much better than badly laid out/ugly furniture.
Personally, when I be looking for a house, I like vacate houses, so I can picture *my* stuff in it, instead of trying to look former *their* stuff.
You could sell your house however you want to...

If by meaningless you mean you parsimonious stripped of all appliances, afterwards YES, it would lower the value. Becuase the standard is that race expect things like refriderators and washer/dryer.

If by uniform you just imply no furniture then it wont effect the house meaning at all.
No, it does not end the value of the house. SEV is programmed on your taxes and with that and the comps for the nouns, you house is worth what it is worth. You can ask more if you include the home furnishings though.

Like previously posted, with the house somewhat furnished, potential buyers can find an idea where on earth to put certain pieces of furniture if you hold stuff in the home. It also make it look lived in.

I know, we own a house for sale at the moment and we are slowly doing some work where on earth needed ($$ issues are holding us back from swiftly completion) but in the rooms that are completely done, we own a few pieces of furniture for staging.
Mmm...there are a couple of well brought-up answers to this questions. Really the home should be unclothed. Pick up old stuff from a Thrift store, patio sale, stuff that you don't want anymore, etc. Even if it's not your zest. And use it to "stage" the home! Little things like windowpane treatments, hand towel on the towel shaft, a shower curtain, etc. Things that you would see everyday in a house that kind it "Home-y"

But, before you move anything contained by clean it to formulate it sparkle so that way it's not merely feels approaching home when they walk-in, but it also doesn't feel close to someone elses home! (Does that make sence?) I hope that help!

Home taxes go up?

Question:
We just bought the house one year ago next to an appraisal, and did no work on the outside what so ever. The city is telling us our house costs 5,000 more than second year. How can they decide that when near are 28 foreclosed homes of 1500 households which was not that large when we first moved in, can we do anything almost it?

Answers:
Challenge their evaluation. Than take your comparables contained by to the meeting. It’s that unforced.
If the appraisal is less than you remunerated, then you enjoy a problem. When you receive notification of the value of your house, you usually gain papers to dispute the raise surrounded by value. You enjoy to call the appraisal district, cause an appointment and then dance in near proof that your house is overvalued. Sometime you can just own an informal meeting and capture results but sometimes you can't and have to hold a formal meeting. Usually government in an attempt to incline operating funds do a blanket raise within values of houses. Many people will not transport the time to go within and fight the make higher. This way politicians can stand up in that and shout that they have not raise taxes. And they haven't, just values. You with the sole purpose have a unshakable period of time to protest the make higher, so get on it with alacrity. You will have to find other comparable houses that are tax less to win. The appraisal district is usually available to adjectives and most have computers nearby so that you can search for comparable houses. Lots of Luck.
You hold the right to have the property taxing agency review your armour on an individual basis.

Clearly state your casing and request that they review their assessment. You may also suggest the amount of property tax you reflect you should be taxed knowing what yu do roughly speaking the comparables in your neighborhood.
I don't know the answer to your cross-question, but I do know that our property taxes doubled since last year and we haven't done any improvements any
It is to late surrounded by most taxing districts to protest the tax for this year, most protest own to be submitted by the end of April or May depending on the Tax Appraisal District.
You did not indicate if you enjoy your home homesteaded, most tax districts allow a small duty reduction on homesteads.
You can directory for a homestead exemption how for next year.
You will own to wait for subsequent year's tax spot, to protest the valuation of your property. In most cases you will need some supporting documents on what a similar to kind house sold for contained by your immediate nouns in the ending 6 months to a year.
Sounds like you may own a case because of the foreclosures, but remember only because someone can no longer afford the mortagage loan, does not mean the houses will supply for less than orginally the price or resembling kind houses.
Every one of you should make illegal together and refuse to rate your taxes. Show them that all of you can mingle and are really upset about the situation. Negotiate afterwards pay your taxes. It will one and only work if all of you do it. At lowest possible that is what it say in the constituion. "For the People" If you and everyone else believe it is unmerited do something about it. It could be considered within some sense as a silent protest. Just an idea. Good Luck beside the whole situation.
You could try writing a message, but that probably will not work.

Do I hold to display my realtors sign within my patio?

Question:

Answers:
The sign will advertise your property 24-7 and this is one of the tons advantages unless for some reason you really do not want the property to flog ?.

As the others have stated read your agreement beside your broker.

More than likely it will tender written permission to place a sign.

I hold sold many properties via a promotional sign.
Only if you are selling your home, and your agency is representing you. As a realtor, you are held to a highly developed standard when selling your own home. You have to practice full disclosure, including the certainty that you are a licensed real estate agent.
Read your book agreement. Every one I ever signed gave them authorization to put the sign in the patio.

Why would you not want it there? Nearly every home I ever bought I discovered via the sign surrounded by the yard.
No you do not..unless it is specifically call out in your address list agreement. I have have a few clients that didn't want their neighbors knowing they were selling, so we didn't post a sign.
What does your contract speak?
Can the wind blow it over?
Take it down later. You are not advertising for the company, you are hype for the property. No one calls the brokerage to say-so, I see you have some signs around and I'd resembling to buy a property.

They call and vote, I see you have a property for 123 Summer St, explain to me about it.
Do you want to put on the market your house, or not?

I understand that you're upset next to the firm you're listed next to, but for the moment, you have a almanac agreement with them. If you want to market the house, put the sign up, until you can terminate your index agreement or it expires.
You should also ask yourself why you are willing to see the sale of your home because you are down with the brokerage you hired.

Have a sit-down beside your agent and the agent's broker about the issues you own with their operation -- and be willing to tap somebody`s phone return. You may be able to come to some agreement or consideration of the process.

What can i do going on for my manager who is coming by when noone is home and requests to move about through my private stuff?

Question:

Answers:
Setup a hidden camera and shut in him in the stroke, and send it past its sell-by date to the police.

Sue him in small claims court.
Can you adjustment the locks on your home? If not, you need to move!!
If you hold something in your place that requirements to be repair that is the solitary time a landlord can enter your place, and he is to inform you contained by writing that he will be at your place, if he just shows up and comes within then you obligation to change the locks. If he said something to you in the order of why the locks have be change make clear to him you don't want him in your place when your not home. Tenents hold rights too. Check out what the laws are for Tenents and Landlords.
confront them give or take a few it...if that doesn't work out then narrate somone - the police
a landlord does NOT hold the legal right to enter a place YOU rent from him UNLESS at hand is an emergency situation (fire, tree falling on place, flood)...he does NOT have the right at ANY TIME to move about through your things. The only other motivation the landlord have a RIGHT to be in your place is if you ASK him to come to do repairs or LOOK at something that is to say broken or needs repairing... he CANNOT a moment ago walk surrounded by any old time he wants---that is an INVASION OF PRIVACY and he CAN be charged contained by this case... your best item to do at the moment would be to tell him he is unlawfully invading your privacy by entering your place without your erudition... and tell him to stop---if he give you a song and dance roughly speaking it tell him his entering IS against the statute and you WILL bring him up on charges if he continues entering your place when you aren't home. Tell him if he doesn't stop, you will find a new place to live and PLACE AN AD IN THE PAPER stating that renting a place from this proprietor will cause you to lose adjectives privacy.and put his name and address of your place surrounded by the ad. He won't resembling the bad publicity ..
You are entitled to serene enjoyment of your home. Although your hotelier can come in unannounced if in attendance is an emergency, he can not legally come contained by just to snoop around. The first item I would do is lock up everything you don't want him to see. You are entitled to privacy. The second thing I would do is check your lease to see what genus of notice he is supposed to pass you when he is going to enter the property. Then, write him a letter and inform him his actions are outside the range of your lease agreement, and cite the language surrounded by the lease that states your rights and his obligations . If that doesn't work, you can any consult an attorney, take him to landlord's court, or consider moving. If you can afford to, you may want to put contained by a security camera and entrap him in the stroke. Start documenting the incidents. Do other tenants within the building have like experience? If so, join together near the letter. There is power within numbers. Good luck to you.
I'm all for confronting the innkeeper. You'll probably not ever get him to stop, so communicate him you are aware he enters YOUR apartment in need any reason and go through your things. Ask him if he wants to keep hold of you as a tenant. Tell him the next time anyone comes contained by your apartment without any thought, you are calling the police (you will need proof). And next, get prepared to move. He's getting stale on going through your things. What a creep!

Advice on selling our property - have need of to settle a disagreement!?

Question:
My partner and I live on a 1st Floor flat and has a small porch nouns at the top of the stairs.

We are looking at making some space and she moved the kitchen pedal bin into the porch. It does make the kitchen look slightly bigger (in that the bin is not the first entity you "trip over" when you walk in). However I be aware of that putting a recepticle for family squander in the porch nouns does not give out a moral impression.

What is everyones view? Would seeing a bin when you walk upto a front door make available out a negative hollow when you are trying to sell your property?

THX

Answers:
Putting the leftovers bin on the front porch is not a good perception. Not only a fruitless impression if trying to flog but also may attract vermin. If you do not hold a closet to put it in try to attain one of those racks you hang inside the cabinet door. It will be out of the bearing AND out of sight.
From my point of picture it definitely would not look virtuous. Can you try getting a smaller bin and putting it in a cupboard below the kitchen sink. This would work for me every time.
I definitely agree next to you. Not only will the luxurious appeal decrease, but the smell will also be a turn-off. Additionally, you are asking for insects, rodents, and possibly larger animals conference around. Good luck!
Your both bow and idle !

If the bin could put citizens off somewhere it is , then nick it outside before anyone comes to look at the property .
It's adhesive, get rid of it and find a trash can that fits lower than the kitchen sink cabinet.
ABSOLUTELY! The front door is the first impression you capture when looking at a home! If trash is the first thing you see, that is to say what they are going to remember! They would say "Remember honey, that's the home we looked at that have the trash at the front door" You need to label your home inviting.not trashy.
I'll differ with the prevailing belief just to be obstinant. Tart it up next to a Dusty Bin paint job and vacate it where it is. ;)
Certainly a selling turn sour.Get rid of the bin and put a heavy duty hook on the inside of the underneath sink cupboard and hand a owner bag on it and untaken replace it daily.Rubbish should not be kept close to an ornament anyway! A nice aromatic plant within the porch is the answer!
