Renting Real Estate Question and Answers

Landlord problems?

Question:
This landlord is a physco alcoholic drug user and is harrassing me as a tenant. I need to find an counsel. She is throwing me out because she has to bury her exhusband contained by Norway, and supposedly needs the money to run. I think she is lying, near is no truth to her words. Been on time near rent all the time, very soon she wants to see me out and demands next months rent today. Or else gain kicked out today. I know that she can't do that, but I need an advise. Would anyone know of a local one that I could talk too? I live within Agoura, California. Any bit of help would give a hand, just point the passageway and I believe that I can take caution of the rest.

Answers:
That's illegal. By CA state imperative, landlord must afford tenant 30 day consideration unless otherwise specified in the contract. She also cannot constraint rent earlier than agreed upon, that's also against the law. Contact a lawyer for more option and start looking for a new apartment. They know more specifics than anyone else. If worse comes to worse, phone call the police. Have your contract ready to prove you own a right to be on the property. If you have no contract (which would be VERY stupid) hopefully you own some sort of proof that you pay a monthly rent (like check images). Even afterwards I believe you have adjectives of your property at the residence they cannot force you to leave because to be exact generally proof that you live here. Unless, of course, near is violence or something serious. Either method start looking for a new place next to a reputable landlord (i.e. property headship company) and make sure to sign a contract i.e. concurrent with CA state law.
Call the housing authority in your nouns. Should be in the blue page (government section) in your phone book.
First of adjectives she has to make a contribution you 30days notice by ruling before she can evict you and if you want you can budge to your local small claims court in somes states its call a JP court and file an appeal on that eviction. The quiz is was the lease permanent status month to month or was it on an actual contract of 6months to 12months? If you convey her you will take this to court most likley she would consent to you stay because there is a such item as tenant/landlord rights.
Try this site. Maybe you can also file a complaint next to them about your innkeeper. It's the CA Department of Consumer Affairs, whicch may have a landlord-tenant part. Maybe that agency can be your advocate.
do u hold a lease?? in any case she desires to give u 30 days mind and then she would necessitate to take u to court after she serves u beside that. she cannot demand her money until the 1st of the month. if she desires her money tell her to dance ask a family partaker bc legally u do not owe her anything until the 1st of the month. if she contiues harassing u document it! she have no claim. if she chanes the locks or removes ur belonging call the police, she will be arrested for an unauthorized eviction. i think this female is nuts and needs to stop bothering u. she officially cannot do this.

What can a innkeeper do roughly squatters on property thats not undisruptive to live on?

Question:

Answers:
Turn a blind eye and hope they get squished.
go and get a court order later throw the bums out
Post no trespassing signs every 25 feet on the house. Then beckon the police if people are on the property. Take pictures of the signs installed. Replace he signs if they are removed... Hire a tow truck company to post a sign and they will tow adjectives cars on the property. It takes them 30 second to hook up and drive away...
Go to court and have them evicted.
I'd bring back an attorney before something happen and they sue you. Evict them. Squatters and bums can ruin your life.
WOW!! Again like problem as I am having.lone the squatters are some homeless people sour the street that have done weaken by entering the home..tenant refuses to provide up possession yet she will not live within home to protect the property. Best thing I can convey you to do is call the police go and get them for tresspassing If the sqatters you are refering to were at one time the tenant then you will hold to have a court lay down to remove them. Do not try to take matter into your own hands.

How tons houses should you look at up to that time buying?

Question:

Answers:
Sometimes you have to agree to the house find you, when your looking at houses you will know the minute you walk contained by if this is the house you should start negotiating on, merely make sure it fits your budget and that it is something you can see yourself living contained by for the next 10 years at lowest possible. Remember location location location...most important surrounded by buying a home.
When you find the right one you will just know it, gut consciousness so to say
The first time I bought, I probably looked at give or take a few a dozen - inside and out. Hard to decide because I wasn't really sure myself what I needed.

The second time, I looked at 3 from the outside (quickly ruled them out), and bought the first one I went into. It be easier because I knew what I looked-for and could tell simply from the outside that the first few weren't worth me taking the time to tour inside.

The third time I looked at about 6, give up, and ended up building one. I know exactly what I wanted by consequently and couldn't find it in an existing home.

Fourth one is going to be like peas in a pod house plan I'm in immediately with a few minor adjustment made. LOL!

You will know it is the right house when you set foot inside the front door. This is why first impression is so critical when selling a house.
as many as it take before finding one that you completely love
Until you find the one that fits. . .you'll know when you see it.
Look at a few, but if you find the house that's right for you you'll automatically know it.
15-30 houses preserve looking then write down negative and postives about respectively house then compare and choose the one you like the most
most of the time you will have to look at alot of houses previously you find the 1 you want. its hard sometimes to keep hold of looking but its worth it in the long run. the more houses you look at the more things you will see and more things you will know you want out of a unusual home.
I don't know that it matters how abundant houses you look at, you need to be sure that the house is right for you. I would definantly look at several to confer you an idea of what is available, but not too tons as this would make it firm to choose. Decide what you are willing to spend on the house, how abundant bedrooms you are interested in have, baths, and how large or small you want the rooms to be. Property is another item that you should consider too. Do you want little or alot of grass to cut, landscaping, etc.
You should keep hold of looking until you find the one that makes you comfortable. It is a huge investment, and you want to gross sure you can feel well-mannered about it. My wife and I lately bought our first house and it was one and only the 4th house we looked at. We have friends though who looked at 20! Just maintain looking until you can see yourself in it! Do plentifully of exploring on-line first to minimize your work of going and visiting.
When I bought my first home, I looked at 2 others and bought the third. I know as soon as I walked surrounded by the door that I loved the house.

One couple I wored for had narrowed the flush to about 10 properties. After driving by them adjectives, they decided they needed to see 2 of them. The day we be supposed to look, they had established they only needed to see one. And they bought it. First house they went surrounded by.

One couple I have be working with for awhile, and I don't come up with we are any closer to finding something today than we were 5 months ago.

It depends on you.

I conjecture my daughter be scammed through yahoo valid estate. What recourse do we hold?

Question:

Answers:
Quack Quack...Dont think Yahoo does material estate..
how do you get scammed near realestate over the internet? wouldn't you have to join in entity to complete any transaction?
When you say scammed what do you miserable? If she purchased a property that was not advertise properly then yes. I would be in motion thru Yahoo and explain your situation and see what avenues they have. If they dont support, see your solicitor and take endeavour.
Thanks for the additional details.

I'm assuming that the check have been cashed...at $2100, to be exact a felony. Here is what you do:

Call your bank and achieve them to research for you WHOSE account it be deposited into. Take that information to the police department and file CRIMINAL charges.

This is not a simple civil event...when you take services, and provide them, no situation how poor, it's civil. When you don't provide them at all, that's criminal.

The personage that cashed the check will be held liable.

PS: There are many other ways to track this down and the police will pinch care of it.
Please post some details please. It's easier said than done to comment without at lowest some idea as to what is going on.

Edit: Wow. Why did she convey money to someone sight-unseen? That's just not prudent!

How did she convey the funds? Did she mail it? If so, hail as the police in the jurisdiction where on earth the letter be sent.

Or did she send it via Western Union? If she did that, consider it an expensive lesson scholarly. Even though you put an address for the recipient on the WU slip, anyone can claim the funds at any WU bureau anywhere in the world if they know the recipient's moniker, the sender's name, the amount, and enjoy ID that matches the label on the slip. Once the money is claimed, there's no way to recuperate it though WU can tell you at which organization it was claimed.
You call for to answer questions? Was she or be she not scammed? How did it happen on indisputable estate net? What damages did she suffer if she be scammed?
Tell me how she is to sign a lease agreement on the screen of the monitor she advice thing on?
Stop paymenbt on the check. Go look for a rental the outdated fashion way--shoe leather express. Pay for what you see... You spent $2100 and don't know what your renting...
Unless you can physically track down the dishonest character (chances of that are slim) you are out of luck and your daughter has intellectual a VERY expensive lesson.

Yahoo, of course, will not accept any responsibility for this, since Yahoo Real Estate is merely an advertising milieu Sad to say, it be your daughter's responsibility to insure that the party near whom she was dealing be legitimate.

Please explain to your daughter that the internet is ONLY an advertising surrounding substance, and that due diligence MUST be performed back engaging within any transactions advertised online.

I've be renting one and the same apartment for 4 years... What can I ask control for?

Question:
In 4 years, I have lone asked them to clean the hearth rug once, the rest of the times I have done it myself. The faucet from the kitchen be leaking over to the bottom of the lump and it caused mold on the carpeting, I call them and they put a solution on and under the mat to get rid of the mold. The solution not here bleach stains. Should I ask them to change the mat?
Another thing, our walls are looking dirty. They own flat paint which I think is ridiculous because I can't verbs it. The paint in the kitchen is semi-gloss so I cleaned it but as I be doing that, the paint was crumbling off, so very soon it looks awful.
In the bathroom, we have one of those tubs that comes next to walls. A few months ago, the paint started peeling rotten of there too, what's the buy and sell? On the edges of the peeled paint it have a rusted color, why?

What should I do? Do I have the right to ask them to paint and fix these things? I live surrounded by Southern Ca, in the LA nouns in skin that helps.

Thanks within advance!

Answers:
update them youwould like a renwal paint jopb, we hold out this to our parents after 3 yrs. also they should clean or replace the nouns where they destroyed it beside bleach. i think if ur tub wishes reglazing ask them to do that as well. after 3 yrs most tenant qualify to have this done. at least possible in our building.
Those Mr Clean Magic wipe work great on flat walls. I don't think they will replace the mat while you live there unless you are inclined to pay more per month for rent, The rust colored edges on the chipped paint would hold me worried that is be lead base paint...did you sign a lead paint disclosure when you rented the place? What year be it built? If it was contained by the 50's or before, I would bet the paint have lead, and to be precise not good at adjectives. You can get material sick from breathing or ingesting it, especially children. Good luck!
You can ask for whatever you please, and headship may give you adjectives of it, some of it, or none of it: it is strictly a matter for negotiation. The runner stains are at least to some extent your problem; you should have reported the leaky sink forthwith so that organization could have deal with it back mold or other damage occur. See if they are interested in doing a contract in which you pick up some of the cost of the paint, and/or some of the labor to apply it. Point out that if you move, adjectives of this stuff will have to be deal with earlier the place can be re-rented.

How do i find propties beside 60-70% LTV?

Question:
In california

Answers:
the question of the hour. i dont feel that anyone with a obedient source of those is going to tell you how. not if they are smart, anyway.
So what you are asking is "how do I find a property which the wholesaler will sell for 60%-70% of marketplace value" ?

I'll give you the lead to these properties any time you want. Simply look for the next marked rainbow and find the pot of gold at the finish of the rainbow. An envelope with the lead will be taped to the pot of gold ingots.
It just isn't scheduled.

Savvy investors are out snapping up properties, which is keeping the market from going as low as you indicate. Even foreclosures surrounded by my area are much closer LTV than 70%.

Apartment living, how can you stand it?

Question:
I look at vision of culture living in dignified rise apartments all over the world, have to get lift to and from their front doors to the street.
I'd hate not human being able to hike out my front door into my garden, or out the back to swim surrounded by my pool or play with the dog.
Do you hold to have a great deal of money in America to hold a front and back courtyard? or do people choose this road of living?

Answers:
While cities have dignified rise apartments, most apartment dwellers in the US are surrounded by the suburbs, where apartments are 2-3 stories elevated and have stairs. In some areas you do have need of a lot of money to own a yard. I preference I had a patio, but all I own in my apartment is a north-facing veranda with little sun for plants and facing another apartment 50 foot away.

In my area (Fremont, CA) you can go and get a crappy condo for around $350,000, a decent condo for at least possible $500,000, and a house for at least $800,000. A massive house with a nice patio in a flawless neighborhood is going to be well over $1,000,000. I believe the average income here is around $50,000, which give you an indication of how ridiculous house prices are.
I live in california and it's completely expensive to own a home. I have 3 of them, and be very lucky. Alot of ethnic group like condo's and townhomes. No patio work at all.
big rise apartments are only within cities. I've lived in apartments where on earth i had access to shaded trees, grass, a pool. not adjectives apartments allow dogs, but some do
The average home price in my town is $500,000. So yes not every one contained by America can own a home with a courtyard and a garden.. Also some people newly like city living..
Hello, it depends what part of a set of the USA that you are in. What you are probably seeing is city living. I own a home with 2 acres of home for under $60,000. So, its markedly affordable in some places here. And i agree, i dont see how folks can stand apartment living, but i think it would be more bearable to live that passageway if you lived in the city and enjoy so many things to do and see so close to you, it I don`t know worth it then.
Most folks who live in an apartment would opt to live a house if they could afford it.
I've lived within both high rise apts/ and single people homes. Loved both alternatives. My husband and I are thinking of giving up suburbia for city living. We'd love to make the streets of a primary city, with adjectives the activities, restaurants, and opportunity to way of walking more and drive less, a opening of life surrounded by retirement. IWe won't miss mowing the lawn, house upkeep, etc. Think of all the extramural free time you have when you don't own to maintain a house. Just dispense me a balcony and a cup of wine! Price has zilch to do with it. There are big rise apartments that cost millions of dollars.
I owned a house with a huge patio and lots of upkeep on both the house and the yard for 10 years until my husband become disabled. Now we choose to live in an apartment complex where on earth the yard work is done for us, the pool is cleaned for us, if the dishwasher breaks down a repair is only just one phone call and no other charge away. We do pay $300 a month more for the convenience of apartment living than we did for our house!!
In as few words as possible, "I can't!". Took me a quantity of years of very easier said than done work and financial strategy, but I have my own home, nice patio, dog, cat (no pool), nice, new SUV surrounded by the side driveway and great neighbors. What more can I say? (Other than, "Let's sit on the deck and wallow in a nice, cold brew")
The median price of a home in America is around 230k worth your mortgage would be $16-1800 not including property tax, utilities, and keep. A decent 1 bedroom apartment contained by a big city will be less than a 1k. Basically 50% difference. If you're starting out, it is not affordable. With an hesitant economy, poor authentic estate market, and job being outsourced it is risky to buy a house right very soon. A foreclosure will cripple you financially for a very long time.

How do I find an apartment that accept paragraph 8 when voucher time is running out?

Question:
I am senior female need a 1 bedroom apartment asap.

Answers:
There are several search engines you can use to minister to you. Try one of these:

www.rent.com

www.apartmentguide.com

www.apartmentsearch.com

Enter in your city and state and the site will bring up a record of apartments in the nouns. Most of them will list whether they adopt section 8 vouchers or not. Make a schedule of apartments in the nouns you want to move and spend just around an hour calling them and verifying that they own an apartment available and that they take bit 8.

It will take nearly an afternoon of foot work but since you are on a tight time frame it should be worth it.
Ask for an extension on your voucher. Its my understanding the waiting roll for a Section 8 residence is as long as 3 years.

THEN its my understanding IF you find a residence, which accept Section 8 vouchers, you don't get it. It go to the folks at the top of the list.

Go to the Housing Authority's bureau. You should get these points clarified.

I aspiration you well!

VTY,
Ron B.
1) Get a errand; even a part-time one.

2) Don't come to MY apartment complex! Section 8s are scandalous.
Most section 8 office have list where landlords peddle properties they are willing to lease lower than section 8. However, because several section 8 office are refusing to pay packet market rents, it is becoming harder and harder to find these kind of units. Also, because box 8 paperwork processing times are so long it can be two months before a innkeeper will see their first rent check. This is making is less and smaller amount attractive for landlords to take on tentative section 8 tenant.

Call all the apartment complexes within your voucher area. Ask them if they adopt section 8 up front. No one is obligated to adopt section 8. You might try calling some nouns senior services and see if they have a detail of complexes that accept cubicle 8.

Between the inspection process, the paperwork issues, and the refusal to pay souk rents it is just not attractive for copious landlords to rent under this program. Expect near to be problems finding a unit and never hang about until your voucher is near to the expiration date.

You can catch up to two extensions on your voucher so long as you can prove a need. However, to remain surrounded by your current place you will need to sign another one year lease and next start the whole process when the foreign lease is about 3 or 4 months from its conclusion date.
relocate to shanghai, china. there are so tons person similar to you.
all the piece is cheap in in that.

Question:
I currently rent and live in the silicon vale! Is it feasible for me to go and get something for myself in silicon nouns [I'am 23 & have a impressively stable job] OR should I invest out of state and then capture something for myself over here after reaping profits from the investment ??

Answers:
Depends if you are making an investment or lifestyle choice. You have need of to make that judgment. If you want to invest look for something called a "REIT" - Real Estate Investment Fund. They are pretty effortless and reputable. They are just similar to a stock mutual fund. You give them your money, they invest it contained by real estate and ideally you verbs 15% a year. Do NOT invest in out of the nouns real estate. It's too tough.
If you want a lifestyle buy yourself a house (ideally a double, triple, etc.) & you can combine the lifestyle choice & investment. But remember they are two different things.
Good Luck
If you are intersted within investing in NZ, Wellington City. An studio apartment currently calued at NZ$105k - NZ$130k is up for public sale. The apartment is currently leased to the university as passageway of residence. Email me if you would like to know more at nzwsc@yahoo.com

Real estate help out please..?

Question:
Ok, here's the deal. I am currently surrounded by a home that has be on the market for 6 months. The marketplace is very slow, and it looks close to I am at a dead come to an end.

I plan to stay in my subsequent home for the rest of my life. So I don't obligation to worry in the region of getting financed for another home. I am thinking about ditching the one I am within and moving to our new home.

I have need of to be able to be approved for a few loans. One self my daughter's braces in a year or two, the other would be for sending my three girls to college.

Finally, my give somebody the third degree is, is this a good model? Would I be able to achieve the loans I need surrounded by the future if I kept my credit up beside on time payments? Or will I screw it up for my child's instruction in the adjectives?

I know the bank would at lowest be able to win the amount owed. Thanks for your time, this is becoming a stressful mind boggle! :)

Answers:
Don't panic... nick a deep breath... Think through some of your option. Sounds like you may hold some alternatives.

Although the market is currently soft, making it more stimulating to sell a property, at indistinguishable time the rental market is strong surrounded by some areas.

If you are located in a upright area for rentals, hire a reputable property regulator to rent your home to a good tenant. Offer the tenant an pick (separate contract) to buy the property.

In this market, an risk for a tenant to buy a home may be a very attractive process to get your house sold minus additional stress to yourself. If the tenant chooses the preference to purchase your home and the contract contains language that the tenant (not you) will be responsible for adjectives utilities and maintenance items, you don't find called contained by the middle of the night for repairs, etc.

Even surrounded by soft markets, seller and buyers (tenants that are potential buyers) can negotiate terms that are beneficial to respectively other.

Finally... yes you will damage your credit if you only walk away because, as a homeowner, you are responsible for making mortgage payments base upon the terms of your contract.

If you would similar to assistance, feel free to contact me.

Best of nouns.
Never just "ditch" a home. You will crease your credit.
hell no its not a good opinion! dont mess up your credit b/c your home has be on the market for merely 6 months. come down off the price a cpl thousand, use a realtor, publicize in the rag for $40, if you have to deal in quickly. If you are tight for money try adjectives off the cable, phones, Internet, the non essentials until it sell.
try to get the first house sold past you do anything else that will make it easier in the past you get the second home
Listen to the" phoneguy" above.
Unfortunately, you are not alone within this situation. Literally thousands of people are within the same boat. The defy you face is how you manipulate it.

That depends on several things. First, have you reach the point where you are breaking even selling the home. In other words, you can't run any lower without have to pay money on your house when it closes?

I am going to assume this is the covering since you want to leave to your bright home. Unfortunately, you are semi-stuck. I would suggest you put out the lowest price you can that breaks you even. Second, I would call your bank (not sure if you have a 1st and 2nd) and explore the possibility of a short Dutch auction.

If you are stuck in the home and can't deal in, then I surmise it is safe to say-so you owe as much or more than it will sell for. That channel you need to seize the bank involved and explore their loss mitigation department. Let them know you are struggling, they will own you write up some things like a harsh conditions letter, want your ultimate two years of taxes, monthly account balance, and most recent paystub.

If you are approved, the bank will be predisposed to take a loss and thereby tolerate you lower your price so the home will sell. Maybe they steal a 20k-50k loss but they also get remunerated and don't have to concordat with a foreclosure that will cost more and whip much longer.

It really depends on your financial strength and how they evaluate it. If you just move the property and stop making payments, they will foreclose. If they do that, it won't be fun and your credit will be severely impacted for quite some time. Also, depending on the ridge, state and all that, they may be capable of continue to step after you for the loss they realized on the property as a personal debt.

A lot of nation bought homes, refianced or added a second, and got caught. The bank are hurting right now since profoundly of loans are failing. So they are flexible to some extent. Also, this would permit your agent to stay involved and work on selling the house.

I hope this help and goodluck!
You don't just "ditch" a house. It get Foreclosed. That stays on your record a highly long time, regardless of how much it ultimately brings. Maybe you do plan to stay in your subsequent house a long time, but you're going to find it harder to get into it beside that current mortgage still out there, and impossible if it's within Foreclosure. Planning to keep like peas in a pod car for a long time, too?

Remember also that it will embezzle some time before the Foreclosure get to auction, and until it does, the legal fees and interest draw from piled onto your debt. Maybe they'll get plenty to cover it, maybe not. If not, you still owe them the difference. That make it a risky plan.

It's a bad impression to just way of walking away.

Put more effort into selling it. Paint, trim the bushes, rinse out the car, doesn`t matter what will make it more attractive from the street. Keep the inside show-ready. Talk to your realtor, and listen.

After seeing that your realtor said this is no big settlement, I take rear legs what I said about listen to your realtor.

Instead, fire your realtor, and get one that know what they are talking almost.
your real estate agent is wrong. If you ditch the 1st home, after banks won't lend you the money you want. Things like foreclosures stay on your credit report for at lowest 7 years.
I use to be a wholesale rep and please don't ditch the house. You will screw up any college for your girls and your credit. If you are contained by a tight spot and need to get rid of the house. First fire your agent because it seems that he/she basically wants the money. OK, this is what you can do...

Any lender does not want to embezzle your house. Call your lender and tell them that you are trying to vend and that you want a quick Dutch auction. They sometimes stop your payments and they help you vend the house. They don't want to lose money. Also stop your dsl and any other things that can help you stockpile money. This is what I have see people do the concluding year. Sell first before you buy another house and FIRE YOUR AGENT
Your valid estate agent is either misinformed or lying to you. If you freshly walk away and agree to the bank bring the house, the foreclosure stays on your record for 7 years. Even near having adjectives of your other credit be spotless for the next few years, your skill to get other loans will be diminished. If you can achieve loans, the interest rates will be very dignified.

If you just want to hoof it away, I'd suggest a "subject to" transaction. Basically you sign a contract with someone (a concrete estate investor typically knows how to do these) to cart over your mortgage payments, and in exchange you quit claim your achievement to a land trust near them (or their company) as the beneficial interest. You have to watch out, as there are scammers out near who do these deals (that administer us honest real estate investors a discouraging name). Where is your home located? I can do this deal, but I'm one and only interested in absolute areas of the U.S. I can probably refer you to other reputable investors if you are out of my area.
Don't allow your home to travel into foreclosure, that is a judgment you'd regret for YEARS. It will screw you up in ways you probably won't anticipate.

If you are not contained by a financial bind, why are you considering this?

First, change Realtors, this one is not representing your best interests. Anyone that think that foreclosure is a good risk in this situation is an idiot.

Second, once you go and get your new Realtor and your house is going spinal column on the market, ask your Realtor for a document of what houses comparable to yours have sold for and price appropriately.

Next, hold the Realtor suggest ideas to stage the home for Dutch auction. If one is available, have a home staging expert come work beside you.

When it goes rear on the market, check everything. Make sure the encyclopaedia is correct, the pictures are good and you hold a virtual tour. Find out what websites your home is going to be on and go look at the selling. Listen to feedback you receive from your Realtor on how the house is showing.

Consider offering a buyer's agent incentive.

Take a deep breath, regroup and seize that house sold.

Answers:
Try atlanta, georgia (metro atlanta area includes Marietta, Austell, Sandy Springs, Stone Mountain, etc)
I live contained by Atlanta and with that price variety, you will find something nice!
try dalonaga(Spelling?)
Savannah or Atlanta
Try Stone Mountain, GA.
Try the Northside of Macon,GA. You're not going to find anything in Atlanta,Savannah, or Stone Mountain, within the price range that you are within.
You are probably looking at the websites for properties, have you thought roughly speaking looking at the Chamber of commerce and or the city websites to see if they have descriptions on the areas. Most associates move for a job so you might want to see what nature of work is out there for you unless you are retiring. If to be precise the case. Think roughly things like entertainment. Medical services and golf? Even if you don'tplay now, why not reflect on about it contained by the future? Fresh nouns, a nice walk and who really care if you can hit the ball, it's purely for fun anyway! Ok if you are serious about it, I apologize!
