where on earth you engineer more money selling homes, making loans or refinancing.?
Question:also im confused can i get license to do adjectives tree at the same time or it have to be one or the other?Answers:
You can get licensed for both professions: TRUE estate broker and mortgage broker. The mortgage broker license is easier to get and a mortgage broker usually make 2% of the loan amount, but can make much more than that.
Real estate brokers usually bring back 3% of the sales price but enjoy less of their deal close ( you don't usually apply for a mortgage until you have a signed purchase contract )
Other Answers:
I wonder if that would be a conflict of interest. I would have an idea that there'd be good money within all three, but not sure which would be the greatest money designer. Good question!
Ask yourself what your temperment is--do you close to working one on one with culture? Or would you rather only just see them for half an hour and process their paperwork?

What do I requirement to qualify for renting an apartment?
Question:What kinda of stuff do they look for, such as background, history, credit, etc.Answers:
When you dance to rent an apartment there is usually an application excise ($40 or so) that covers a background check. They usually check credit history, criminal history, previous residences, employment, etc. They want to make sure that they are renting to someone who will pay cheque the rent and not cause abundantly of problems.
To hold an apartment there is usually a deposit (1 or 2 months worth of rent) that they hold until you move out. If you weaken any property or leave the place a mess, they'll use the deposit to net repairs and clean.
Some apartments will work specifically beside low income people and connect you near community programs that help beside rent.
Ask lots of questions and be totally honest - they can deny you a place to live if you fib on your application or try to cover up something in your historic.

Do you have a pets,(they usually ask, but some turn you down base on the answer yes, because they don't allow pets. But some do, and you have to find one that does allow them). Do you drive, hold a good driving account? Are you quiet, or do you construct a lot of commotion (which would include having your music and or TV full blast. can i gain a concrete state licence if i enjoy summary probation and 3 misdeameanors?
Question:and where is better to acquire classes for the test?21st century make available classes for $200.00 5 weeks there is also community college but i enjoy no further information with them.
i also want to know how intricate is the test?
and if you draw from your licence how you start working with a broker do you promote yourself at your own risk or they serve you?
Answers:
When you apply for a real estate license, you will be fingerprinted and move about through a criminal background check. How your endorsed situation might impact that is complex to say. Each state have different licensing requirements, most states require a class. $2,000 seem outrageous for that-- I have be licensed in 2 states and surrounded by one state the required class was $35 and within the other it was $200.
You can look up exactly what your state requires by doing a survey on real estate commission or concrete estate licensing or something approaching that on the state website.
The class will give you the details and there is a tryout at the end of the class. Most society pass that experiment and most go on to straight schedule the state exam. If you go by your class test you will probably ratify the state exam with some more studying. If you don't endorse it the first time you can retake it.
Your deal next to a broker varies. Some own good training programs and you should look for one of those that will help out a new agent--maybe i.e. why Century 21 was charging so much, for added support?
Good luck, it's an interesting profession and the sky is the reduce if you want to work hard and really sort a go of it.

You would probably be better rotten taking a lot of cabinetmaking and other repair courses. Knowing how to fix things and knowing how to evaluate whether a house is a gem or a money pit depends on how much work it might obligation and what kind of work you can do for cheap, and that will determine your profit.
NO Yep - I'd say grasp a degree contained by Finance and maybe minor surrounded by real estate. That will grant you all the tools to know what you requirement. And if the real estate investment piece doesn't work out (I'm hoping you're thinking commercial real estate since residential is waaayyyyy overvalued right now), at least possible you have a virtuous education.

http://wfn.com/ It is hard to find grant to start a business. Unlike the myths that some perpetuate, federal affairs of state and even private foundations hardly confer grant money for a for-profit business. And yes, grant mean PAPERWORK - lots and lots of it, to be exact why a cottage industry of grant writers be born.
Nonetheless, you can go to the Catalog of Federal Domestic Assistance (CFDA) http://www.cfda.gov and Grants.gov http://www.grant.gov - these are two sites created by the federal government to provide transparency and information on grant. Browse through the listings and see if you can find any grant that would support a for-profit scheme.
Even if you buy books on "how to get grants" or chronicle that supposedly has information on grant -- all of them are mere rehash of what CFDA have, albeit packaged differently. But still the info is one and the same - hardly any grant for starting a for profit business.
Even SBA does NOT give out grant. From the SBA website http://www.sba.gov/expanding/grants.html...
"The U.S. Small Business Administration does not offer grant to start or expand small businesses, although it does offer a all-embracing variety of loan programs. (See http://www.sba.gov/financing for more information) While SBA does submit some grant programs, these are unanimously designed to expand and enhance organizations that provide small business headship, technical, or financial assistance. These grant generally support non-profit organization, intermediary lending institutions, and state and local government."
Most of the federal grants are given to specific target groups next to specific requirements (e.g. minority business owners involved in transportation related contracts emanate from DOT - Grant#20.905 Disadvantaged Business Enterprises Short Term Lending Program
Grants are also often given to non profit groups or organization involved in training or other similar events (grant 59.043 Women's Business Ownership Assistance that are given to those who will create women's business center that will train women entrepreneurs
For private grants, you may want to check the Foundation Center's Foundation Grants for Individuals Online. It's a subscription base website ($9.95 per month) but their opening blurb solely says that the database is wonderful for "students, artists, academic researchers, libraries and financial aid office." Entrepreneurs are apparently not one of them, so I take it they also don't hold listings of private foundations who give grant to would-be entrepreneurs.

Would you hire an attorney?
Question:If you found out that:2 years and 7 months prior to the purchase of your 100+ year old home, the previous owners have video taped the entire sewer system and subsequently removed a booth of sewer pipe underneath their sidewalk. You then found that the sewer cleanout surrounded by the basement have extensive wear from repeatedly being snaked. Finally, you remember adjectives of their belongings being placed on crates contained by the basement when you view the home...
After having repeated sewer backup problems yourself and finding that a much bigger and more expensive problem exists than lately replacing a section of sewer pipe (ie the pipes within the back courtyard are collapsing). Would you believe the previous owners when they said that they totaly forgot about ever have had a problem when wadding out and signing the property disclosure form? And that after their repair they never had another problem? And after viewing the video video of their sewer line they said"it be a funny tape, so they threw it away."
Answers:
What is your perfect goal here? Are you trying to attain out of your mortgage? Get the previous owners to pay for repairs?
If you are truly competent to prove that they failed to disclose this information you can probably win a lawsuit, but if the previous owners are not comfortable it may be like trying to squeeze blood out of a rock.
Did you own an inspection done prior to the purchase of this home? If so, did the inspector notice anything amiss next to the pipes? If not, why not?
It sounds like you enjoy grounds for a lawsuit, but you may not get any happiness out of it. Lawyers are expensive. I wish you resourcefully.
Other Answers:
Get a lawyer categorically. I know it sounds easier said than done, but theres no way they could own forgotten about something resembling that.
Does your state disclosure forms ask if there *ever have been* a problem with the sewer system, or simply rather *to the best of your knowhow is there currently* a problem near the sewer system.
Prior owner will say they have the problem fixed, and your problems are due to normal wear & tear/maintenance issues unrelated to the problem they have fixed. Particularly because over 2 1/2 years has passed.
You would want to prove that the sellers know of an active problem and with intent failed to disclose it. I don't ruminate there's much of a case, sorry.
They strange the problem was in that and with held the information! I would shift to a specialist in that nouns and have them investigate the problem and they should be capable of tell you adjectives the damage and how long it would enjoy taken to occur and attain a lawyer and run the case to court. my assessment they defrauded you and don't agree to the liars get away next to it!!
full disclosure is a law obviously...but on the disclosure papers, it must state that there be an existing problem with the sewers and that presently you know about it...save stated in the disclosure and be just a speaking disclosure, then youre pretty much liable for your own sewage problems..voiced disclosure will not hold up in a court..unless it is on the rag they signed...you can try for a lawyer, but them leaches will pocket your money and not guarantee the outcome you desire
Caveat emptor. It might be difficult to prove in court that you did not expect to hold problems with the sewer of a 100 year antediluvian house. The previous owners may very in good health have deceive you but per suing a legal strategy might prove to be more costly and probably ineffective.
Check the seller disclosure that should've been provided to you at time of contract. If they did not disclose the problem consequently it's negligence. It doesn't matter if they forgot or not. Antoher essential fact is "how long enjoy you occupied this home?" There is by tenet in tons states a clause that protects the buyers from a certain amount of time should a malfunction arise. Find out if you request homeowners warrant in the inspired contract. This is only 200 payable by retailer and is well worth it. It covers such items and hassle.
YES YES YES! Hire an attorney quick resembling! Not only the prior owners, but the broker(Salespeople) are obligated to disclose such matter, especially if you can prove they had prior erudition IE video tape! Also here is a statute of limitations on things like that, so consulting beside an attorney is a great idea!
thats intensely sh!tty of them, no pun intended lol
Yes definitely, they be engaged surrounded by fraud and you should hire an attorney. What happened to the home inspector didnt he see this?
I don't mull over you have a armour... here are some reasons why:
1) You requirement to talk to an attorney. How much you can sue for & if you can sue for allowed fees depends on where you live. It may also not be cost decisive to drag this into a regular court with an attorney. If you can't sure for atty fees, you could confidently be spending many thousands of dollars on paying him. If it's one and only a $4000 repair, you'll only see a tiny bit of that money.
2) Shame on you for not reading the disclosure statement. You'd hold more ground to stand on if they claimed the sewer was fine. That will hurt your bag. You also were aware the video of the sewer procession was thrown away. I don't believe they were required by canon to keep it, and if they be honestly thinking the sewer problem was fixed, why would anyone keep hold of an hour long movie of a dirty sewer pipe?
3) Signs of repeated snakings in a 100 year frail house sound without a flaw reasonable to me. Yes they be aware enough of a problem to video the sewer file, but they also fixed everything that was bleak AT THAT TIME. Maybe the problem you're having immediately only become apparent contained by the last few months... no opening for an honest seller to know. Boxes up on crates is also not proof they have sewer problems; many basements hold damp cement floors or may acquire wet during hurricanes.
4) It's be "2 years 7 months". In most states the Statute of Limitations is 2 years for a case resembling this. Check with a legal representative, but I believe you needed to file sooner.
Bottom string: see if you can get a free consultation next to an attorney, but this is something that you may be better off file in Small Claims. Honestly if it be me, over 2 years after the purchase, I'd write it off as purely being an expensive repair on a house thats a century prehistoric.
Source(s):
(personal experiences)
Funchy has it right. Plus, near may be a statue of limitations in your purchase contract. Bottom stripe, try to get official advice from your local Legal-Aid. If the repairs that be done corrected the problem when it occurred, after you would have to assume that damages you hold now be not present at that time. Nothing last forever and what may be working properly this week may not on tomorrow. It's impossible to tell when something is going to break down. I'm afraid you may own inherited them problem.
yes i would hire an attorney and sue the sh** out of the prior owner.
sounds similar to the owners knew the house have a bad sewer system and they within the purchasers bad luck they get rid of it. I dont know what a lawyer can accomplish contained by this area but right luck!!

How do I find out if I'm eligible for interest on shelter deposit of my apartment?

ask a attorney Check your state's renter rights laws. Search Yahoo or G00GLE for them. I found mine that away, but the lease have to be for three or more years before I could receive interest on my deposit deposit. It depends on the state though, so yours might be different.
