Toms River is a nice location. Even though I lived in NJ for a moment, I lived in southern NJ. Refinancing will be the smart move but I am not sure with so heaps bills as you indicate you will be able to refinance--of course unless you own lots of equity. Depending on how much you are in the hole, I would try and carry rid of some of the unnecessary bills and sell adjectives the unnecessary stuff we all hold laying around the house, i.e., trade the hummer and buy a cheaper used reliable car, etc... Rent a room out for couple of month and variety some extra money...get a second errand, etc. And as last resort--ask your house for a loan....

Question:My landlord is the most incompetant man I've ever met.

As of right very soon, we have 3 violation with the city for mixed things (ie. having signs too big on the premises, having an unproperly lined parking area, etc.)

But this is my dilemma: We own Rats in our apartment. They live at the rear the stove and fridge. When it's dark, we hear scuffle. We chased one out of an open door to the outside. Another is still around, and it sneaks out looking for food at sundown. I've see it drinking water out of my puppy's hose bowl.

This is obviously a huge vigour hazard.

Here is what I hold done:

1. Bought poison/sticky traps and placed them everywhere.
2. Emailed my landlord on 3 date: July 2, July 4, and July 18.
3. Threatened to withold rent if no exterminator is sent.

Legally, the landlord is responsible for extermination. But what if he consistently ignore me? What avenues/rights do I have?

I live within Florida.

Those conditions are not safe for anyone, especially small children (if any) and your puppy.

Also, email unanimously is not "proof" that notification was sent. For this idea, it is best to send a communiqu¨¦ via U.S. Mail with return tally and signature as evidence that you have notify the landlord of the problem and your previous pains to get resolution.

Personally, I would recommend that you help yourself to all historic documents (e.g. birth certificates, lease, anything non-replaceable) and put it contained by a safe place away from your apartment. While your tenant is not supposed to lock you out for filing a complaint, who know how he will respond.

you cannot WITHHOLD rent. this is a common misconception renters enjoy.

what you CAN do is call & own an exterminator come out & treat your place, at YOUR expense, and then distribute a copy of the bill with the subsequent month's rent, and deduct the cost of the exterminator's bill from the total amount of rent, and reimburse the differnece to the landlord.
