How do you find expired listings of agent nominated homes for Dutch auction?
Question:Answers:
Expired listings are tracked through the local Multiple Listing Service that the agents use. In order to return with that information you will need to parley to an agent or track each index you are interested in until it go off the flea market.
There are usually good reason why a listing expires. The number one judgment is that the property was overpriced.
Tax assessment site?
Question:Someone is selling a house 390,000. I went to the toll assessment site and notice he brought contained by 2004 for 220,000. The house has be renovated such as new runner, washer and dryer, stove etc. Is 390,000 too much for the house. Can the value of the house step up that much in 2 years?Answers:
The appeal of a property can increase during time by many factor. Remodeling, renovations, certain improvements (such as swimming pools, etc.), supply/demand, cost of money (interest rates), construction costs, etc. The price a vendor asks for a property is not necessarily value. An appraisal made by a qualified professional surrounded by your area will minister to to know if the price of a property is near, below or over MARKET VALUE. People, typically, dont want to salary more for a property than its market utility. So, an appraisal will help you determine how temperate the price is in the lantern of the current market for that type of property.
The answer is yes, the advantage of a property can increase significantly in relatively short period of time, but that depends of on the current market conditions for that type of property. An appraisal will backing you a lot contained by this matter.
hong kong housing for expats, cost of living hong kong?
Question:i am looking for housing options, thinking, cost of living differences and ammenity information for someone moving to hong kong for 1-2 years.Answers:
Sure!
I don't think Hong Kong have any housing specifically "set aside" for expats, unlike Tokyo and Shanghai. Now, sit tight: this is going to be quite a long post!
1. TYPES OF HOUSING:
Many of the expats here are rather wealthy and budge for the country houses: wealthy locals won't buy these because they're contained by inconvenient locations, but expats are used to driving anyway. I don't know much about this type of housing.
Other expats only live alongside the locals in apartment blocks. I don't regard as you'd qualify for public housing (well, neither do I, because your family's income has to be below a undisputed number). However, there's a very ample selection of clad flats in the private flea market. This is what I'm going to concentrate on...
2. COST AND QUALITY OF HOUSING
Decent, "livable" housing in the city nub is rather expensive! On Hong Kong Island, rent for some 700 sq ft flats can be up to HK$18000 (US$2300) per month. And besides, most of these high-class flats are right subsequent to the slum areas, and polution is horrible in the city nub too.
So, if you don't mind commuting (and I don't, because the transport system is so efficient and cheap)... I support you to live in one of the "tentative towns" in the suburbs. Unlike suburbs overseas, our "hot towns" are also very dense and full of amenities: you can do your shopping, buy groceries, savour gourmet dining experiences, etc. adjectives within your community! You individual have to commute to work, and since HK is such a small city, commuting individual takes around 30 minutes to 1 hour.
Where I'm living right immediately, our flat is 700 sq ft and rent is HK$8000 = US$1029 per month. Not bad, right? Plus, our flat is two years unknown, very pretty, and our block have a club house with a gym, indoor swimming pool, and tennis court. A shuttle bus service every 5 minutes or so connects our block near the nearest MTR (metro/subway) station and bus terminus.
So, in my inference, ah, THIS IS THE LIFE!! Having experienced the comfort of a new nouns in the suburbs, I'm never going subsidise to live in the expensive but grimy city centre.
Three of the more convenient suburban towns are Sha Tin, Ma On Shan, and Tseung Kwan O. Sha Tin probably have better facilities but Ma On Shan and Tseung Kwan O are newer and prettier.
3. SOME THINGS TO GET USED TO
First, housing unit are small. Second, they're high.
Our suburban flats are probably smaller than your inner-city apartments. The scheduled area of my flat is 700 sq ft but the actual "usable area" is single round 450 sq ft. We have a kitchen, a bathroom, a living room, and two bedrooms. That's not too discouraging, but my bedroom only have enough space for a small bed and a wardrobe: you can't even squeeze surrounded by a desk. So remember not to bring too much stuff to Hong Kong.
And listen: We live on the 50th floor. Amazing but true: apartment blocks in Hong Kong's suburbs are as soaring if not taller than blocks within the city centre. This is because of our "high-density" urban planning policy. So if you're afraid of height, be sure to tell your realtor to aid you find a flat on a lower floor.
4. MISCELLANEOUS COSTS
Public transport comes at a reasonable price. If you live within the suburbs and work in Kowloon (the peninsula), commuting will probably cost you HK$10 to 15 = US$1.3 to 2 respectively way. If you work on Hong Kong Island, however, you hold to pay the tunnel surcharge, which will lead to your total fare to go up to HK$15 to 25 = US$2 to 3 respectively way.
Petrol/gasoline is markedly expensive, but I can't give you a number because we don't drive.
Eating out is cheap, at smallest compared to other countries.
Meals from Chinese fast food stalls and chains uncommonly cost more than HK$30 = US$4, though the average price is usually around HK$20 = US$2.5 per person.
Nicer meal in wearing clothes restaurants cost about HK$60 = US$8 per personage. The actual meal item is cheaper but the cost I offer is "total", which includes tea and service charge. Still, this is not bad any.
Posh restaurants may charge around HK$120 = US$15 per person. This might be expensive, but I've be to the US before and honest restaurants there charge an exorbitant US$25 for a horrible steak! So, no situation how you look at it, Hong Kong is cheaper for food.
Supermarkets: Whether they're cheaper or more expensive than supermarkets in the US is thorny to tell. It depends on what you buy!
If you insist on buying alike brands, the same foods, etc. that you buy contained by your home country, then I ruminate supermarkets in HK will be more expensive because these items are import.
However, if you buy what the locals buy (local milk and sauces, fruit from China, noodles from Taiwan, etc.), then I'm pretty sure you'll find our supermarkets and market to be damn cheap too!
Haha, invite a local woman to go shopping next to you and ask her to help you pick ingredients and coach you to cook Cantonese food. It is easier that way, and you will rescue money!
5. SO WHAT'S THE GRAND TOTAL?
Since you're going to be living in private-sector housing approaching us, and since you'll probably start by eating out closely...
You'll probably need a total of HK$15,000 = US$1,900 per month to carry by during the first few months (assuming you live in the suburbs because if you life span in the city substance, that's not even enough to discharge your rent).
After you've settled down and start to cook, HK$12,000 = US$1,500 a month should be fine.
You'll probably hear some locals saying that they earn HK$10,000 a month and wonder how they get hold of by. The answer is that they qualify for public housing, which only costs HK$2,000 a month and that`s why saves them HK$6,000 contained by expenses.
Hope this helps!!
Take keeping, and I hope you come to Hong Kong. Whether or not you like it, it will be a biddable and different experience!

How do you neogotiate beside lenders on monthly payments?
Question:Answers:
If it is a mortgage, you would have to refinance, if they are credit cards, you can ask them to lower your interest rate. If they do not, inform them you will close the account. If you enjoy good clearance history with them, they should do it. If you enjoy missed some recent payments, ask them you want a rearrangement or a reage payment calendar and see what happens. Good luck
Other Answers:
There really isn't much room to negotiate, its a numerical formula, but some home mortgage lenders now enjoy 40, 45 and 50 year loans, which would give a lower monthly contribution.
depends on what the loan is for.... but in my belief you can almost always bring back a bank to lower the interest rate if you argue a bit bit. most of the other factors are determined by how much down you put... IE more down = smaller quantity payment. if you are buying a motor my rule of thumb is if you cant pay for it within three years you cant afford it. if it is a house then a thirty year transcribe is the most common although i prefer the fifteen year record. and remember to argue over the interest rate....good luck
You reall can't neogotiate payments other next pay monthly or bi-weekly. You can neogotiate your interest rate since you sign for the loan.
You need to stick next to what you want stay firm tell them what you want or thay will amble all over you ,be open-minded don't let them settle on for you and get what you want ,I am a business owner for 6 years gross them work for it.

If you are shopping for a mortgage, I would relate them I got X interest rate and Y points, can you lick this? If you already have the mortgage you enjoy little to no leverage, other than re-financing.
If you are surrounded by trouble with making your mortgage pay-out, it is a good perception to contact your lender. Tell them that you are running into financial difficulties and you want to work with them to hold your house out of foreclosure. Make sure that you can meet the payments of any revised transfer of funds plan that you agree to.

Can a manager evict you base on a false claim brought to him by a relative/co-tenant?
Question:I share a apt with a relative, both of our name are on the lease and we split the cost of everything including rent. My boyfriend of 9mths is with me everday after work but not everynight/overnight, he does stay the dark with me sometimes for up to 4 night at a time. My relative who is deeply into church dislikes that and told another relative that i have moved my boyfriend into our apt. Our relative took it upon herself to contact my landlord at their church and narrate him that i had moved someone contained by. I went to him and told him that it wasn't true because my bf have his own residence and he said ok. Now 2 months later i recieved a memorandum saying i enjoy an illegal tenant and he can evict me for breach of our oral lease (written lease expired 12/05). i've written a communiqu¨¦ denying the claims but he is still very unremitting and even has empire spying on us. im moving out in August but very soon he is threatening to evict me just out of spite, i can't move until 8/06..what can i do??Answers:
He cannot evict you base on a false claim. Do not talk to him anymore and respond to him solitary in writing from this point on. He have to prove this other party is living within the house based on a lease explicitly expired. However, if you are dealing with a voiced, this means you are on a month-to-month arrangement at this point and he have the right to give you 30 days become aware of and you do have to move. The single real approach to win this is to sue him for the stay of eviction which can be done in small claims court but will probably clutch longer than the time you need to move. The chief point however, is you do not have your bf living near you and it cannot be proven otherwise. I would stick to my guns on that and stay put until you can leave. The complaint is unwarranted but you made the mistake of telling someone you moved your boyfriend surrounded by. You will be watched until the innkeeper is satisfied he doesn't live in that. Keep the bf away from you for awhile or stay at his place once a week or so. Hope this helps.
Other Answers:
most landlords consider 4 days a week as living in that maybe spend a bit less time at your apt and more time at ur bf. Tell the proprietor that you have moved him out plead if you have to and report your roomy to keep her proboscis out of your business you pay rent you own a right to privacy
You don't have a lease and as a result you are largely at the mercy of what the owner wishes to do. You may enjoy recourse through, messy landlord-tenant dispute law within your state.
When you move in August, variety sure the landlord won't be influenced by your house in the adjectives.
If the landlord requests you out and your roommate wants you out, afterwards why fight it. Write a memorandum to your land lord and give an account them that your boyfriend will no longer be on the premises after 10pm and I will be moving out no later than 9/06 and near is no need to try to evict me. And sorry for any inconvenience this have caused you. You may call for him or her as a reference within the near adjectives to get a clean apartment and you don't want to get evicted.

When buying a house, have anyone have an instance when the appraisal didn't method up to your extend?
Question:I'm buying a house... already am approved, and under contract. We are doing the appraisal subsequent. I know if the appraisal isn't at least what we agreed on for the price, next they won't finance it and we will hold to come up with the money or the purveyor will have to drop the price. I'm curious just about how often this happen and how many of you own had this experience? Thanks... Guess i'm basically nervous...Answers:
ably being an appraiser i hold done that many times over times past five years. not all market are the same and not adjectives homes are the same. a fast run down of what i do may help.
essentially i get information in the region of your house thru a physical inspection of it. noting both the presence of or the malingering of features. then i move about to the mls service of that area and find homes that meeting as closely as i can to the one i looked at. making plus or minus adjustments to the sale price of the comparables. this gives me a collection of value usually inwardly a 5000 dollar spread or less. and the importance given for the home is in this continuum.
now at hand is alot that actually go into this process and there are rules by which i own to follow but for this i am simplyfing. if homes have sold within the same nouns for about impossible to tell apart price you are aksing for then most probable it will be fine. however if they are asking for more than or less than the what other homes enjoy sold for then you may hold an issue. if more, then your home have to show why it is worth more. if less, next why is that. are the sellers motivated to obtain out or is there something wrong next to the house. an appraiser worth anything should be able to determine this.
immediately i am aware that even though we are regulated a lot of appraisers will cause the price no matter what the open market says. this is not right as you end up paying too much for the house and not be capable of resell it and cover your costs or if it is too low you may not be able to filch advantage of special financing that allows you to remove pmi if the appraisal is big enough compared to the loan amount.
best guidance is to not sign any docs from lender that takes away your right to the appraisal. you remunerated for it out of the proceeds or before mitt. you are entitled to it unless you sign away that right. this way you can see what the appraiser used as comparables for your home and also see what you may requirement to do to improve your home for a better resell plus.
hope this helps if you hold any further questions please be aware of free to check my website at www.rpmappraisals.com and i have a page within that goes deeper into what an appraisal is .

I worked at a title company and didn't see it take place often. You'll own a negotiating tool if it's too low. If it doesn't appraise very well, you probably don't want it anyway!
We be selling our house, had an proffer of the full sales price (2 competing bidders), and the appraisal be under the proposition. The buyer wanted the house, so we agreed to split the difference and that be that. The buyers had the extra money to know how to split that difference with us. Anyway, hope that help - good luck! If it doesn't,,,,what a ultimate time for negotiating a lower price of the home. That is what your agent is anyone paid for. Make him earn his 3% as a buyers agent. Just because the significance comes in lower is not a desperate thing. It give you, the buyer, negotiating power for a better operation. Purchase contracts can be amended and changed. Happens all the time.
http://www.lendermark.com
If the appraisal is lower than the agreed upon price, three choices can be made.
1) cancel the contract
2) earnings the difference in change
3) the seller can lower his price.
This happen time to time.
