Anyone ever used an interest-only loan?
What are the advantages/disadvantages of an interest-only loan. In what situation/scenario would this type of mortgage be adventagious for the buyer?Answers:
As an expert in Interest merely loans; I think they are a well-mannered way to receive "more bang for your buck". As long as you are surrounded by a market that will verbs to appreciate, you have nought to lose and more to gain.
I don't think that within is a special circumstance that would permit you to achieve an interest only loan, because it's be my experience that no one ever have too much money. However, it IS more beneficial for someone who wants to stay within their home for a period exceeding 7 years; that time interval will be the most beneficial to someone with an interest just loan.
Other Answers:
I haven't used it. It requires discipline. May be good contained by an "up" market. But if the open market goes down, you own accumulated no equity and may be powerless to sell the property in need coming out of pocket. Longterm, don't you want to own your real estate? If so, don't you want to mute your mortgage debt?
It all depends on the marketplace and how long you plan on staying in the property.
A 30 year fixed loan is front loaded beside interest for the first 5 years anyway. If you get a 30 year fixed, and refinance or trade within the first 5 years, you probably should enjoy had an interest merely loan. Now, if you are getting a 100% interest only loan, you better be sure you can stay surrounded by that home until you accumulate equity through appreciation. If you don’t, you will not own enough money to roll the property with a realtor lacking coming out of pocket. And your goal on any 100% loan is to capture enough equity to refinance into one loan. I have be a real estate investor since 1984 and own closed many deal. To be on the save side, plan for 30+ days. There seem to always be some little entry in the cease that needs attention.
Other Answers:
It depends on what you agree to when you borrow the money. Usually they are 10, 15, 20, or 30 year loans. The quicker you pay envelope it back usually the smaller number money you'll spend.
I think your press is how long does it take to close a mortgage transaction. I enjoy done it in underneath two weeks, but that was a situation where on earth I had a long history next to the lender, lots of cash surrounded by the deal and no difficult issues. I would suggest that 30 days is a sensible timeframe.
If you are talking from application to closing? That take about 10 to 30 business days depending on the situation of the borrower. Each borrower is different and is treated as special.

Real Estate Help!?
After buying my mobile home 8 months ago, I was informed today that in that is no clear title on it. What am i supposed to do now.Answers:
I am not sure I can be of much relief, but....
I think the push button is why the title is not clear. If it is not clear because you and your spouse owned it and they passed away, then you can gain the title cleared in probate court as long as they didn't hold a will giving it to someone else.
If it is not clear because someone else before you didn't seize a clear title and there is next some question of who might own a claim to it, then you call for to get them to sign sour on it.
I bought a house once that took about six weeks for the title insurance company to locate everyone and obtain them to sign a paper dictum they had no interest. It be part of the price of the title insurance. Obviously you didn't buy title insurance or adjectives you have to do is send for them and let them bar it.
In fact that would be a appropriate place to start is to call a title company and ask them if they can minister to you. I am sure they will charge you a fee specifically bigger than it would have be if you just bought it when you be closing. But it might just solve your problem.
If you are NOT planning on selling and not a soul is actually claiming it is theirs you will feasible be ok. But if you ever do need to provide you had better own finished the process cause it can help yourself to a very long time. If a probate court is involved it can be as much as a year!
I am not sure how different it is between a mobile home and a house so you probably want to find out for sure from a attorney or title company.
Good luck
