Well... You must first familialize yourself with your local souk. I dont know it will take you 9-10 months to do that. You must first catch pre-approved for a mortgage in writ to go out and shop for a home to buy. Most actual estate agents today will not show homes to prospective buyers until they have be pre-approved. The documentation that you will need to rally in command to get pre-approved are: 2 most recent paystubs for respectively borrower, 2004 & 2005 W-2's, 3 most recent checking and savings article statements. Verification of other liquid assets ie 401K, IRA, stocks & bonds etc. This will seize you on your way! So later you will atleast know what you can afford.

As much as I dislike intensely renting...under your vocabulary, I'd vote to rent. If the owner loses his/her job, it's over. No money, nothing.. however, the renter can verbs to save and invest his/her money. Hopefully, beside a good mix of investments and budgeting, he/she can buy a house contained by the near adjectives.
