Before move surrounded by within Florida, how long do you enjoy to cancell a rental lease contract?
I am renting a apartment in Florida. I dropped stale a small deposit that was not deposited by the rental company. Then end week, I came surrounded by, signed the lease, but did not give the remaining amount due. NOW, I do not want to move into the place. It have only be 7 days since I signed the contract and I think contained by Florida "a contract can be cancelled within 10 days"? Does anyone know what recourse I hold if I do not want to move in properly? My main grill is "Can they hold me to the lease before I move within? Again I signed it 7 days ago."Answers:
You should just call upon the rental office and ask them. They will be honest beside you. I don't see any reason why they wouldn't permit you ut of it.
flood tatty homes - should i buy one?
tropical storm allison flooded houston - i'm looking to purchase a home that was flooded, and quickly remediated. should i be worried? maybe i shouldjust look for another house?Answers:
If you are handy next to a hammer and you can buy it dirt cheap, why not? You will enjoy to replace a lot of stuff approaching sheetrock but you can come out pretty good if the price is right and you enjoy the time.
If it has already be done, then I would really check the repairs. And still want it cheap-----just in satchel!
Other Answers:
I personally guess you should not because its a lot of money..but if you hold the money to remodel and decorate i right to be heard go for it!!
It is never clever to buy a home that was flooded. The sea damages the structure also, somethings your not able to see. It would salvage you more money to eithre build a house, or buy one that hasn't been flooded.
pumpkin, buying a house that is/was underwater?? buying the lot is ok, but the house is wwwaaayyyyyyy beyond a "fixer-upper" let go your money for a good one or find a forclosed public sale. or can i interest you in a exotic car, that one and only spent 3 weeks underwater ?
Pumpkin,
NO! The house may have be promptly remediated cosmetically, but I would doubt that structural/foundation remedies were employed. They would want to kind the quick mart. Hopefully, you will not have to pay envelope the price for that kind of thinking. Please run the other method.
Keep shopping for a house which you can confidently assume is sound and sturdy and robust. You will probably live with it for a long time.
Source(s):
Owned a flood-damaged property.
Only buy it if you are handy ample to fix the structure and appearance of the building...if not, afterwards get a quote on the repairs from a remodeling business and join that on the price of the house.
If you want to take the risk of self flooded out and losing all your possessions and I don`t know your car every few years after go ahead. A apposite price for a house in an nouns prone to flooding should be very close to nothing. I'd avoid it like the plague. Now, instead, of you can get it at a low ample price you may be able to market it for a higher price to a bigger fool. In indisputable estate parlance this is called "The Bigger Fool Theory."
The problem next to flooded houses (or cars for that matter) is not to fix the damage that you can see, it is the covered damage. Stuff you don't expect to progress wrong can cost a lot of money (electrical, plumbing, foundation) to repair. You are probably money ahead to verbs. GOOD LUCK
without seeing it and examining it i am not sure how anyone can proffer advise on it. nobody know how long or how much water it be under. is it built on a slab? is adjectives the electrical above the waterline that flooded? a sharp home inspector could determine it's worth. the hard piece is finding that inspector. it may be a real barter, it may be a lemon. life is full of gamble? is the owner willing to thieve back the financing on a low down stipend? i could ask hundreds of questions..
i would not because of expenses to verbs up and repair also don't forget the mold and mildew
How does one buy a house free and clear?
I saw an info-mercial about buying houses free and clear for anywhere from $600 to a few thousand. How does one find a house that cheap? How does one make a purchase of houses with $0 down?Answers:
You enjoy to find a house that the county is going to take because the taxes haven't be paid.
You compensate the taxes and the house is yours.
Doesn't happen too repeatedly, but if you did get a house for $600 it would probably be a piece of unwanted items out in the middle of nowhere contained by the desert.
I think you would be looking a $50,000 or $100,000 - Just my guess.
Other Answers:
If your ethnic group member or friend owns it.
pay brass. Government foreclosures - you pay the spinal column taxes on it but it's rarely that cheap.. and those that are.. are usually 1k square foot and badly destabilized.
Plop down the money and anything is free and clear.

I cant afford a domain surveyer but I've payed every penny of taxes and still no help. What do I hold to do to find my land? Please comfort me.Answers:
Has the land be transferred into your name through the probate process? In what state is this topography located?
If so, GO IN PERSON to the county recorder's office and ask them to show you what stop is in your baptize. You should be able to filch the coordinates you are given (or that you might already have) and look in the plat books to see the location of the estate. A plat book is a very gummy book that has adjectives the land within the county in it, and it shows who owns which parcel. Since in that is so much land within a county, there are probably multiple plat books for respectively county or township within the county.
If it is not within your name, it wants to be put in your term ASAP. If no one have filed for probate to administer the estate of the departed, hire a lawyer and database. The legal costs will come out of the estate.

What is the difference between a hotel and a motel?
Answers:
I don't know if this is true or not, but this is how I see it. In a motel the rooms are on the outside. In a hotel, the rooms are all inside. Does that engineer sense?
Other Answers:
originally, you drove to your room in a motel. Now, I suppose its the amenities (restaurant, etc.)
hotels are expensive motels are cheap
HOTEL: An establishment that provides lodging and usually meal and other services for travelers and other paying guests.
MOTEL: An establishment that provides lodging for motorists in rooms usually have direct access to an open parking nouns. Also called motor court, motor lodge.
If the building looks resembling it is standing up it is a hotel, if it looks like it is lay down it is a motel.
motels usually don't serve food. generally, hotels are bigger, and better coz they own more amenities.
hotels are bigger
A motel has rooms next to a door to the outside. Hotel doesn't
Hotel is bigger, your room door is inside and harder for you to park your car, that's why most of them stipulation a parkingman service. Motel always have a place for you to park your car. Prices is the switch difference here!
Hotels are bigger, have more rooms, and are much more expensive. Most motels are not cheap, they are smaller, and they hold less rooms. Hotels usually serve a nice and hot breakfast. Motels serve Continental breakfast. That is the difference between an motel and hotel.
A motel is a motel becuse of the number of rooms it have. Hotels have frequent more rooms. I don't know the differenece of rooms a motel has and a hotel have. For example if a motel can have a moximum of 30 rooms, if it have any more than 30 rooms than it is hotel. I'm not sure if there is a regulation about it or enforce it but I've read a lot around it.
Also there is the price difference and the services you receive. In hotels it's become a standard thing to hold breakfast brought to your room of you order it and and you catch room service evryday at 11.30.

My experience.
Location of each and the price of respectively, hotel will always be difficult then a motel.
Are realtors worth it for a merchant?
Or more specifically, are their studies or statistics that show the average sales price of homes sold beside professional assitance versus the average price of homes sold by their owners is more difference than the commission the agents charge?Answers:
Real estate works on the "next sucker" principle. can you get someone to earnings more for your property then you did. An agent have a lot more resources, access to advertisement and such, as well as a day-to-day working experience on finding the "next sucker". so, unless your intensely sure you can quickly vend your home in a ready-made flea market, a real estate agent will pay cheque for themselves.
Other Answers:
I worked for an agency (in the office, not as an agent) and I have an idea that it's worth it to hire an agent. Unless you already have a buyer. We are in the order of to sell and I'm educated about it but I still obligation an agent to help the buyers procure financing, find buyers, knows the houses (been IN them) for mart and how they compare to mine, knows alot of virtuous contractors that give them a appropriate price to do any repairs, the list go on. I DO suggest, if you decide to attain an agent, pick the one who sells the most. Ask the broker who the top street trader is. Don't get a friend or different agent.
Yes,I think so.
I am not sure roughly what the studies say surrounded by this regard since I haven't read them. I can transmit you examples based on my own experience and tolerate you make your judgment.
I was trying to trade my house, I enlisted the service of a local realtor, I only picked them randomly (first mistake). Of course as any salesman do, they promised everything lower than the sun in demand to get your index, was I signed the fact list agreement, they pretty much disappeared for the next month. I have to call their bureau and complain to the owner directly before anyone call me back next to progress reports and what their plans were. I terminated up letting the agreement run out and went to another realtor (second mistake).
I have decided to hang around a while before doing anything else, consequently another realtor kept calling me everyday and just hounding me to attain the listing, I thought OK, I don`t know I just run into some bad luck on the first try, so I figure give this other realtor a unpredictability. Bad call on my cog, the same exact entity happened near this second agent.
Finally, I dumped this second agent as well and put up a sign surrounded by the front yard, "For Dutch auction by Owner".
There is a website called forsalebyowner.com, you may want to check out this website. It have different levels of plans for you to utilize their services, the most expensive one individual only around $700 or so, and this allows you to register your house on their website with photos, info, etc., until it is sold. Now, I estimate this is a fairly well brought-up deal considering the commissions charged by the realtors.
However, if you do choose to use a realtor, newly be careful and do some research on their company, etc., and unsurprisingly negotiate the commission, don't believe them when they say that their boss does not negotiate, adjectives of them are willing to negotiate to some extent. If not, next you may want to consider Foxtons, which is only charging a flat 3%.
Good luck!
Definitely worth it! There are so tons things that can go wrong. Deadlines or the wrong buyer can wreak an awful lot of problems and it is worth having Realtor to receive sure everything runs smoothly. There are many law and rules and most Realtors are very learned about the entire process. You may hear some horror stories but nearby are far more great Realtors than incompetent ones. The risk is very big for taking on the responsibility of privately selling your own home. Ask around for a good Realtor through your home and friends. The best way to find an agent is by referral.
Avoid the headache of doing paperwork and openhouses. Get a good realtor to do it for you. Your spare time have some value too.
According to Thomas M. Stevens, President of the National Association of Realtors for 2006, "Finally, the plain certainty is that hiring a professional pays off. The typical home represented by a professional final year sold for 16 percent more than those sold without a professional’s sustain. That profit more than pays for the agent’s commission. Millions of homeowners know it, and that’s why they will continue to ring up on experienced real estate professionals."
I wrote an article roughly speaking "For Sale By Owners" on my website which includes this information and much more about Real Estate. See: http://burlingamerealtor.com/serendipity/index.php?/archives/2006/02/20.html

Title insurance is unlike any other insurance in a sense that it is retrospective, consequence it protects you from previous events that may affect your land. The developer may own taxes and enjoy liens on the land that you do not know roughly speaking and it might come back to hunt you. After you sign you'll own any export tax or liens that pops up. Just b/c nothing come up yet dosen't be going to it will. You can have a solid estate do a chain of title or a title abstact to avoid title insurance. Hope this help.
