I just saw on our Denver report that Summit County is the hottest real estate within the state. If you find a rental during the summer, be prepared to pay premium due to the leave season. Are you moving there for summer employment? You might do better driving within, or carpooling.

After closing on a commercial loan 3 weeks ago, I am now informed that I owe an new for points that the lender left bad of the settlement cost by mistake.

the only entry that I recieved to remotely suggest that points were involved be a pre committment letter that be already expired when we recieved it { we were asked to initial the reminder and fax it back }..... we assumed that we have to initial since our commitment date had expired and a request for an extention be also signed.

we never recieved anything else pertaining to points or fees after that. no final approval , good hope estimate, closing cost estimates, e.t.c. althougt we asked for them to gage an appromimate figure of closing costs.

I be told verbally by the broker that closing cost would run between $7000 and $10000.

it be $11000 and I assumed that was it , until we be notified that optional costs were vanished off the settlement statements and we will be responsible for them.

Usually, commercial loans are handle by the banks directly w/o the use of third shindig brokers, so try going direct w/ the bank for any questions/concerns. The loans funded, so I wouldn't settle up a dime since he won't be able to prove your court obligation. What could he do?
