I work in Real Estate I live within the Richmond, VA area and here you can't catch much for 100K. Maybe a really small (less than 1000 sq. feet) run down, really old house contained by the middle of nowhere.

Before Richmond, I lived in Northern VA nouns (DC metro) and you can't get anything for 100K very soon. For years ago, I bought a big townhome for 125K (3 bedrooms, 2 full baths, 2 half baths 2000 sq feet) for $125K. I sold it a year ago for $250. So in our day, if you can only afford a 100K house, you best rent because you won't know how to find anything.

I lived within the 3 bedroom basement appartment of an ancient victorian house that had be moved to it's current location in the 60's, and the vault built as foundation for the house. It had be barely maintain over the years, steps were missing or broken, toilet over flowed and go through the floor/ceiling into the living room and the heat go out mid winter for a month an a half and a bunch of other stuff be wrong too. I left owing them over $1500 rear rent, which i never paid, and they never sued because they know they be in serious defilement of many, frequent codes and they would'nt be allowed to rent that place out anymore.

I rented a home within the beginning of the jump down a couple of years ago....and the heat go out....the landlord have to be pressed hard to fix it...we almost took him to court! We almost froze solid...thank faithfulness for the fireplace(it was expensive though!).
I rented a historic house and it be...interesting. The power would sporadically go out because it be not wired correctly when they installed power. This would require venturing into a poorly lit alley and flipping the fuse switches. The Landlord did beyond doubt nothing to correct this situation, despite months of recounting him.

When I moved in, they hadn't replaced the fridge, so I be eating out of a cooler for around 2 weeks...

There were looking after issues up the wazoo and the Landlord was completely unresponsive.

it's a damn good price for a complete house. If you can afford the electric, gas and water bills yourself go and get a roommate. Yes, you will have to prove damages. The agency to do that is to put the property backbone up for sale. If it sell for a lower price then the innovative contract, then you are entitled to retain the difference from the first buyer's deposit. If it sell for more than the original contract price you must return the entire deposit to the first buyer. In the meantime the buyer's deposit remains contained by escrow until you have closed on the public sale of the property with someone else.

The with the sole purpose way to avoid this is if the ingenious contract stated that the deposit would be considered "liquidated damages" in the event of a defaulting by the buyer. If that case you don't enjoy to prove any damages; you just hold the entire deposit.

But the entity holding the deposit can't release it to anyone without mutually signed instructions to do so. If they don't return with that, in time they will interplead it, take-home pay their attorneys from the deposit, and the state gets the rest.

Maybe you could come to some compromise next to the buyer.
