i own not read his book, but i'm sure pretty sure that most anything you want to know about tangible estate can be found on the internet.
some things to consider...
--if you had a fool-proof bearing to make tons of money, would you notify everyone or would you keep it to yourself so you can cause more money?
--sheets makes most of his money from selling books and cds, not selling physical estate.
--even if you get 100% financing, nearby is still earnest money, home owners insurance, home inspection fee, taxes, closing costs...
--there really aren't too tons "secrets" to flipping houses.
the traditional way is to buy low, spend money for minimal repairs, resell it for more money. sometimes you'll see these signs axiom they "buy ugly houses and proposal cash". they're looking for a house where someone can no longer cause the payments but have some equity within it.
the bottomline is yes you can make money doing this, but you don't want to buy his stuff. do your own research. know your credit, different types of mortgages, and talk to a realtor in the region of your goals.

It is very expensive!! If you want a roomie look around the colleges (UCLA, USC, Long Beach State, UCI, SDSU). Expect your portion of rent to be anywhere from $600 to $1000. The nicer the neighborhood and the closer to the sand you are the more expensive it is. It shouldn't be too hard to find a charge. Temp agencies are usually a quick hire.
I relocated to southern California once, and I stayed about 3 years. It is a nice place to drop by, but I missed my family and hometown. When I be down there, 10 yrs ago, rent be cheaper....now you are looking at at lowest possible $500-$600 each and deposits are usually first and later month. You should really find yourself a job in the past you go, so you can be assured of income. There is zilch wrong with finding a opportunity and then varying jobs because it doesn't work out once you are at hand. Monster.com, etc. are websites that can hook you up with the nouns. I lived in Riverside (one-half hour from Orange County). When I be there I worked within real estate but to be precise not a regular pay check so I don't recommend it as a full time piece.

Well the cost of construction is cheaper for a one story beyond a shadow of a doubt. However when you consider that you don't pay any more for the lands its more affordable to build two stories then one. Also nearby is still only one roof, one foundation, and one drive means of access (etc). All of that gets the benefit of two floors instead of one.
