economically if you guys cannot agree, it will have to be determined by an outside participant. namely a judge within court when you sue this tenant ! I had like peas in a pod problem with a previous tenant. altho he never paid me one dime, the amount I requested from the deposit be reasonable for damages and the referee saw it my way. IF you are person reasonable and they are not, a referee will see it your way. hopefully it won't come to that but agree to them know that if you guys cannot agree, someone else will have to. and that will cost more money for both party !

The runner has to be replaced. The tenant be at fault. I would not discount anything and charge them the price of the runner and the labor to replace it in the entire room.

WE evidently don't enjoy inventory companies here, because I have never hear of one. But the extent of damage that the tenant created be not something to be compensated for, that is replacement. You enjoy to replace the carpet and you enjoy to pay full price. Why should the tenant find a discount when you don't???

Just a thought on VA loans... They are great if you are doing 100% financing because they save MI (technically).

MI on a VA loan is represented by a 'funding fee' 2% on unused va certificate, 3% on previously used certificates. This funding tax can be financed as part of the loan.

VA and conventional loans/FHA loans are essentially adjectives the same otherwise when it comes to rates.

If you are going to be at a 95% or smaller quantity LTV, you might want to consider not using your VA certificate. There is a break point contained by which you'll have to do the math, and digit out if it makes sence for you to discharge the funding fee or rob out conventional financing.

Typically many of the places I hold rented paid for sewer/water, but it is much easier for the innkeeper to have you rate for it, especially if he has the plumming set up to be run and metered for each individual apartment.
