I didn't get any HUD's sold this year to owner occupant during that time frame. I tried to. I usually do get at lowest one sold to an owner occupant surrounded by the winter. I did sell one to an investor, but that doesn't qualify for the Bring Home The Holidays money.

The bid have to be won by January 5th. If you've already won the bid, and you bid as an owner occupant, next you will get the money. Your Realtor will be festive too with the$500 bonus. If you've a short time ago submitted a bid and the deadline is the 7th, then you don't qualify for it. Sorry.
The time frames refer to when the give is accepted by HUD.

The earnest money amount is controlled by HUD and is artificial by the sales price of the house.

As long as your agent know what they are doing, you should not have a problem.

Kirkland / Juanita have awesome schools. Also I would importantly suggest not using a ReMax agent up there. You would however be well served by interviewing several agents for buyers representation. Make sure and bid Coldwell Banker Bain as they seem to work to a highly developed standard service level. I'm a first time home buyer and have credit issues and I want to know what are the pros and cons of buying a foreclosed home. I've see a lot of them that I love and the prices I love them more, but I'm somewhat unsure!

Ok, I can tell you first have because I just go through it. I also have credit issues. The first item you need to do is to bring back pre-approved. Not pre-qualified, a lot of the bank that own these homes won't accept offer from people who don't hold the pre-approval. Also, when looking you may see that they want earnest money. In my case plentiful of them wanted 1000 or more contained by earnest money.

Make sure when you work with the broker you ask for a seller consession. We were competent to get the mound to agree to a 6% seller consession which money that the seller (bank) have to pay the buyer (me) 6% of the total sale price to cover the cost of closing fees and other fees associated with purchasing the home.

The worst article for me was waiting for the buyer to answer on our present. It took 2 weeks beyond the agreed upon date but if you really want it you will have to loaf it out.

Even if it is a forclosure you have the resort to have an inspection done - DO IT. It is the best $300 bucks you will spend. The inspector will know how to tell you what is wrong beside the house and help you set up a schedule of priority repairs. Most of the forclosed homes are sold as is and you will have no recourse if you sighn the final sale contract. You can write in "next inspection" in the proposal to the buyer. This is a great out if you find a major issue that you can't afford.

There are two types of foreclosed property, bank foreclosed and rule foreclosed. I am not that familiar near bank foreclosures. Government foreclosed property, because of dead loss to pay property taxes, are typically a closed bid auction, near the highest bidder buying the property. However, you would call for to have financing surrounded by place prior to the auction and you buy it "as is".
Pro is of course, the price.

The BIG con: they are usually within horrible shape and the process to purchase them can cause you to verbs your hair out.
Pros: Getting the home okay under marketplace value.
Allowing those beside little money to be a property owner.
Cons: Can not view inside of home.
Can be tricky to get financing but not impossible.
