I want to buy property and generate a positive cash flow by renting them. I'm trying to digit out how I can best manage/use my money and get loans to buy multiple properties for rental income. Any direction or feedback is welcome.

I intuitively purchased 4 houses in 3 months. I know it can be done. I own since sold one and rented 2. I have one that remains to be repaired but am currently wanting the nessecary funds or time to get that one finished.

You might pay slightly more but you can regularly qualify for more using these programs especially if you have 10-20% down payments. I acutally borrowed the down payments as powerfully from a small private lender. He took out a second mortgage on the houses and gets a high interest because of it. If you have the money I wouldn't recommend this avenue but if you don't its an alternative.

So with nearily nought out of my own pocket I've purchased 4 house, renovated 1 completely, done basic repairs at 2 others. Sold 1 and hold income from both of the others in smaller amount than a year and a half. It's not much income but there's also apprecation the comes into play long permanent status as the houses get rewarded off and the cashflow increases.
To me you're taking unnecessary risks. Unless you've get the cash (liquid), to return with loans to buy properties for rental incomes can be suicidal. What happens if you're unqualified to lease out the properties? How are you going to repay the loans? How are you going to make moral the differences in amount owed should property prices dip? Most bank will need to look into your income capability before agreeing to loan you monies. If making money is that simple close to you think, there'll be frequent millionaires in this world!
I agree that it is exceptionally risky to buy investment properties and be highly leveraged. However, you enjoy to start somewhere and more times than not, that means beside a loan. If you are serious about purchasing rental properties, consequently consider at least a 30% down contribution.

If I were you, I would lose the things that aren't needed (cell phone, internet, and for that much money it sounds similar to you are probably driving more than is nessesary) and use that money for utilities.

You should really save something like 10-20% of your paycheck every month, and not spend more than 1 weeks pay on your rent.

hell yeah it is. I worked at an home warranty company for years and mold is a HUGE deal. dozens of million dollar lawsuits I saw. You should win a professional company to check it out asap. If its a small amount of mold some bleach and water will go and get rid of it but if its been in that a long time it is growing and there is a foundation or plumbing bleed probably which is causing it. the discharge needs to be stopped and the mold remediated asap.
