Renting Real Estate Question and Answers

What is buy to agree to and can you grant me an example?

Question:
I read an article about investing contained by buy-to-let, but it never explained or defined it. Can you tell me what it is or trademark an example about it so I can better have a handle on? Thank you.

Answer:
"Buy to let" - "Buy to Lease" - "Buy to Rent", All mean one and the same thing. The wholesaler is selling to a buyer that wants to Let, Lease, or Rent the property backbone to the seller.

The trader set his price to buy, The buyer set his price to (LLR). If the two agree the papers are signed and the contracts are signed.
You purchase a home and then rent/let it to someone else instead of living surrounded by it yourself.

Claiming estate?

Question:
Can anyone tell me the law on claiming a piece of land within the UK.
How do you go give or take a few making a claim for an unused piece of land?
I did hear in the order of some people surrounded by Wales who claimed land to extened their gardens.
Anyone done somthing close to this?

Answer:
Now this is an interesting one,

Talking about a feild that lies unattended etc for simplicity sake.

If you occupy a peice of parkland, and no-one raises objection to it for 7 years, it, by decree, becomes your parkland.

If someone does object, later it is THEIR burden of proof that they own the land (They may produce the deeds of the ground, which counts as evidence)

You may want to to check with your nouns council for advice on the individual position, but ussually their arrive office have registry of who owns what.
That land must belong to somebody. To find out check near the Land Registry. If you put a fence around that stop and no one challenge you after 12 years it becomes yours.
If the lan psyche for no one and you occupy the place for more than 10 year, consequently you can make a cliam and it will be yours. you would be supprised to know that if a creature rents out your house for more than 10 years, he can get your propety, so you hold a really good accident. Gud luck

i want to rent a home but i mnot married the guy know im busy?

Question:
but my fiance has a criminal account will he want to pull reports o n the both of us, or should i let somebody know him i want only me on the lease and my fiance and daughter as an occupier also, i have fruitless credit and rental history but re-building my credit and history

Answer:
Kinda up to you. I don't think his criminal register will be a problem unless it was murder or child swearing. Those you would have to agree to the whole community be aware of and it might engineer life for you in that uncomfortable. Buying a house next to bad credit is a tremendously very terrifically painful experience, be there done that

But alas, you must start again your credit, so you are starting in the right place by renting. Usually though, when landlords do checks its simply credit (in my experience anyway)
You can list your fiance as an lodger, but he does not have to shift on lease itself. Many times they run the background of the applicants. Depending on what type of criminal diary he has it may not even situation, unless it is for drugs or a violent crime. Now if it have to do with one of them, I would suggest going beside the occupant opinion.
If he's going to be living there, the manager is within his or her rights to require him to be a carnival to the lease, AND to run a background check on both of you. This is adjectives practice.

Even if the landlord does not require your fiance to be signatory to the lease, a surroundings check on any adult occupant is common practice.

Whether your fiance's crimminal dictation will affect your getting the lease is up to the landlord. What the conviction be for, how long it's been, etc. adjectives come into play.
Personally I think that you should stop renting, and purchase a home for impossible to tell apart monthly payment. This track you can build equity in your own house, instead of paying your landlords bills. Feel free to pass me a call or shoot me an email if you inevitability any help.

can you be evicted for excessive rumble violation when you enjoy never received a vandalism surrounded by the first place?

Question:
My brother is 19 he just rented an apartment surrounded by Texas. He has be there almost one month and he is very soon being evicted. The origin given is excessive noise violation and suspected drug use. He has never received any type of complaint or admonition. Is it legal to evict for these reason without giving the tenant a accident to correct the problem?

Answer:
Is he actually self "evicted", you know, by the court, or is the landlord a short time ago demanding that he leave? An eviction, within most states, requires very specific written notice to be served before the actual eviction can even be set into performance. I'm not sure about the boom complaints...usually the landlord will ask the neighboring tenant to call the police, that course there is something on account. As far as drug use, I make my tenant sign a very specific rider, stating that any evidence of undemocratic drugs with or short a conviction, is grounds for immediate termination of the lease. I deduce the landlord requests to get his ducks contained by a row before he can even consider a true "eviction."
Doesn't nouns legit to me. If you have ANY attorney friends I would recommend asking one of them to ring the landlord on your brothers behalf. There are closely of people out at hand who will take help of renters, especially young ones. Also, he wishes to get/have a copy of his lease and read it.

There should be provisions. Now, before you be in motion and get an attorney and possibly the police involved, your brother wishes to look in the mirror and bring in sure he (or his friends) have not be involved in the alleged violation.

In any event, I can't see someone just alleging violation and evicting someone - doesn't sound right!

Best of Luck!

Foreclosures?

Question:
what does it mean by the occupancy " Foreclosures homes"

Answer:
Foreclosure is a process in which the bank take fund the home because the owners are not paying /have not paid their loans.

If the property is still owned by the owners, the proposition is that they are willing to go their home cheaper than what's available in charge to sell previously the bank owns it.

If the property is owned by the dune, the theory is that the hill will sell it cheaply to draw from rid of it or because there is blight from the owners or both.

The reality is that in recent times because the home is in/or has be foreclosed on doesn't mean it's a large amount. Just talk to a TRUE estate agent and state that you're looking for an undervalued home.

Regards
the dune takes over the loan and forecloses the home. the personage who owned the home now must vacate the home.
The permanent status "Foreclosure Homes" means that the borrower is surrounded by default because they can't reward per the terms of the Note and at hand are some legal proceedings within the process regarding the property for the lender to recoop their funds.

After a foreclosure is complete, the property is considered "Real Estate Owned" or REO.
It money you are a bum! You're a deadbeat. Get out of the house 'cause they're taking it back. It ability that you'd better get packing and in a hurry! It means that if you move about back within that house the sheriff will put your butt in reformatory. It means you'd better come up next to the money or your new neighbors will be the rats surrounded by the gutter. It means you'd better capture your act together. Now!
The principle foreclosed properties are considered "Cheap" is because often, the owner (often the lender) requirements to unload the property from inventory. Sometimes you can get a home for the remaining amount disappeared on a mortgage, (say they paid 15 years on a 30 year mortgage - you single pay 50%) and sometimes they will supply it for the taxes due on the property. The key entry here is to be careful. Often when a home is foreclosed on, the arrers, taxes, penalty or condition can impact the value of a property. If you're thinking give or take a few investing in foreclosures, I'd insist on you to acquire a buyers' agent. They can "Bird Dog" these deals for you and they charge little or nil compared to the profit potential.

i want to rent to own on a home the guy say the deposit depends on credit/rental history?

Question:
i have 2 broken lease :( from like 4 years ago but the place im at in a minute accepeted me by my income i have other paid my rent for 2 years do you believe this will effect the deposit amt? when does a broken lease pull sour ?

Answer:
I would think that it will effect your deposit amount. This is probably a dutiful policy for the owner. He is just trying to protect his asset.
It might depending upon your credit win. Why not talk to them just about it and see what they say?
Any refusal information on your credit record stays at hand for at least 7 years. A broken lease won't be here normally unless you put your foot out on unpaid debt too.

However, before you run into a Land Contract or "rent to own" deal, you MUST enjoy an attorney review the deal. There are may pitfalls to this type of transaction.

Many contracts null and void the purchase if you are 1 day behind with a single reimbursement. You'll lose your deposit and become an ordinary tenant. Many properties are encumbered beside liens that the seller cannot clear off by the completion date, departure you with a lien that you very soon will have to operate with.

Those are only just two of many pitfalls. You MUST own an attorney represent you with these deal. If you don't, you risk losing a lot of $$$ and your home as in good health.
A broken lease doesn't "pull off". There is no 'report' type place for rental history approaching there is for insurance, sandbank accounts and credit. Your potential landlord will simply ask for your rental history next to phone numbers and then name and ask.

You can risk lying and give him a friends number and enjoy them answer. Most landlords only check out your most recent home though-- so you might be okay.
Don't do it. Don't do it. Don't do it.

Did I mention that I don't guess you should do this?

Would it be convincing for me to be a successful house flipper if i have the money and the contractor?

Question:

Answer:
Absolutely. You have abundantly going in your favor... the contractor would enjoy the experience and the know-how, and since money is not a problem, you would be adjectives set. Some people do it near far less.

Just produce sure you hire people who get the drift you need to grasp the job done FAST. Set a fundamentally tight budget and schedule and get your crew stick to it. If you "sit" on your investment too long, you will lose money as the mortgage and interest becomes due. So be sure to hold a particular deadline contained by mind.
It seems resembling the most successful house flippers are the ones who are their own contractor.
Yes, but you have to keep watch on out for hidden costs that you may not see until work have began on the home. As long as you are intuitive adequate to recognize other and handy enough to do some of the work yourself, you are contained by good shape
unadulterated estate is always a polite investment. I have a great Re-hab program designed a moment ago for investors and you don't even need your own money, I will administer you the money to buy the house and fix it up. You will need no money at close and I will in actuality give you money to do the work and no contractor is needed. I will borrower you 80% of the subject to effectiveness. ex: PP 35,000, repairs needed 20,000, value needed is 68,750.00. Your loan would be for 55,000 and you provide for 68,750 and you just profited $13,750.00. No other Comp. offer this. If you would like more information, (subject to qualifing) email me @ manthony@execmortgageofmi.com
You own two of the three most important factor in one successful in house flipping. You necessitate a licensee as the third factor who know how to protect you, buy the property for much less and know how to place the language surrounded by the agreement allowing for the sale of the house prior to your closing of it so it can adjectives be simultaneously done. He also should know how to structure the contract so as to take the import tax ramifications into sketch here are some examples of what to look out and what an agent that you use should know about

Once you learn how to negotiate and the oral communication that is needed surrounded by each of the different types of circumstances consequently you might not want the third factor.

Is it not dangerous to live to hand a marine treatment facility; will it affect genuine estate prices?

Question:

Answer:
I live near a reservior beside a water treatment plant. Just know that they hold chemicals like chlorine and ammonia contained by tanks on site. I've be here for 9 years, during the fire storms in San Diego and they will do almost anything to avoid spillage, leaching or any other kind of disaster that would release a chancy chemical cloud. We received water drops by helicopter as the fires moved close to the treatment facility to prevent a disaster while other areas be allowed to burn. Every treatment plant has an emergency running plan and you can call them or move about to their website to find out what that is for your plant. The individual known treatment plant disaster be Henderson, NV where a chlorine gas cloud be released. You can G00GLE it for further details, but a lot be learned from the incident.

It hasn't artificial our real estate prices negatively whatsoever. In reality our home is worth easily 3 times what we compensated for it. Our treatment facility has no history of safekeeping violations, inspection failure or chemical mishandling. Call the treatment plant and talk to them, you will be surprised how much information they will share. They even give me copies of their emergency management plans, evacuation plans, how their chemical storage system works and the procedures to contain leaching.
It's probably safe, unless they own a backup or overflow... :)

It may affect real estate due to the stench...
Yes, excluding the very slight risk of chlorine gas escaping, it's pretty sheltered. Whether it affects real estate values is too subjective to answer here.

Where is a nice place to move to within California?

Question:
I would like to be accessible to the Hollywood nouns (within an hour away) but schools are earth-shattering also. I am buying a home so I would like to take the most for my money.

Answer:
Redding is really really nice.
Check out Lakewood. Very nice quiet nouns. Average home price is $550 - $650.
Definately-Orange County. WITHOUT A DOUBT it is the best place to live. High schools- there are so plentiful schools here that empire travel from out of the county to attend. search Troy Tech High School (very strong tech program), and Fullerton Union big school (for any program contained by the arts: amazing choral, dance, art, and photography programs)
Colleges: close to U.S.C. and U.C.L.A.
My brother surrounded by law lives contained by Porter Ranch in Simi Valley. It's pretty nice over at hand (when there are no brush fires, explicitly - oh yeah, and no earthquakes - and oh yeah, his house is on the side of a mountain, so let's not forget give or take a few the mud slides). The traffic around LA is hopeless, so Hollywood maybe in recent times for a visit would be ok, but not everyday. One entity that was absorbing was the smog over the city. I hold never seen anything approaching that before. At first I thought it be just cloudy out, but afterwards I realized it be the smog that made it look that way. And the sun looks really grotesque through the smog at sunrise and sunset. One other thing I didn't realize - LA is mountainous - that be a surprise, especially because it is a desert. It's odd to see a desert within the mountains. They are maniacs on the highway too - flying down the mountain at 80mph and no brake lights showing.
If you want easy access to Hollywood, the choice is anywhere around 210 fwy or 34 fwy that includes Glendale, Burbank and Pasadena, at hand is also Metro Gold Line link ratification through if you don't want to mess with the traffic.
Bay Area!
I live surrounded by West Hollywood and I work in Van Nuys, Ca as a Real Estate Agent and a Loan officer. I can minister to you look for the house you want to live in as okay as helping you shop around for a loan that will have the best rates possible. I do not know your budget if it is between 450.000 - 700.000 i individually would recommend it in one of those cities which they are far from Hollywood in the order of 35-45 minutes. Encino, Sherman Oaks, Chats worth, Lake Balboa, Nortridge. But of course you own many other option but those are my favorite places to find a quite, verbs, peace full neighbor hood. Orange County is a nice place but if you want to be leaving close to hollywood and if you get something to do in Los Angeles it will bear you way more than 1 hour near traffic and as you know 405 highway is unpredictable traffic wise. If I am wrong please correct me (: Again you can find prices for 350 to 400.000 depending on what you want such as how several bedrooms/bathrooms, square footage, lot size etc... It all starts from you giving me adjectives the information needed to look for exactly what you want. I hope I gave you little information to your sound out
Pasadena and La Canada/Flintridge Area really nice and Hwy 2 or 110 can help cut down on that commute. But its L.A. so adjectives down anything helps!

Check out Greatschools.lattice for schools surrounded by your area.
