Renting Real Estate Question and Answers

Selling on Contract?

Question:We are having problems selling our mobile home. It is contained by a mobile home park, and not selling very confidently. We have have several people want us to "trade it on contract", or "a contract to deed." We aren't familiarized with this. What do we do? Do we entail a realtor? Lawyer? Finanical Institution? How do we go just about selling this? How do we determine the payments with interest? Any facilitate will be much appreciated!

Answers:
I specialize in definite estate. I recommend contacting an attorney.

What you will do is draft a document that essentially sells the property to them and simulatenously places a lien on the property. They agree to cause monthly payments according to a payment agenda you agree to (which depends on the amount, interest rate, number of years). If they fail to clear, you can repossess the mobile home.

I strongly encourage you to grasp some kind of down contribution. This increases the likelihood they will rate and if you have to repossess, the costs and property defacement usually associated with kicking out unpaying culture will eat up that downpayment money at full tilt. Bottom-line, it helps hold on to you from losing money in a worst travel case situation (banks want people to put 20% down for this exceedingly reason).

Also, I would encourage you to bring the buyer to split the attorney's fees with you (they will be close to "closing costs") to decrease the court bill on you.

Email with any question. Best wishes.

How several Real Estate liscences does Donald Trump hold?

Question:He is a real estate mogul. and i be thinking, you need to own a liscence from each state within order to deal in and buy in that state. So does he own all 50??

anyone know?

Answers:
A solid estate license allows you to act as an agent (middleman) surrounded by real estate transactions. You would inevitability one per state that you were activly doing transactions within.

I agree...he most likely doesn't own one.

Other Answers:
zero... none .... he owns he does not put on the market other people homes

You don't need a license to buy authentic estate. You can also hire people to broker for you or win licensed. Why would he bother getting them all when it's cheaper and faster to hire that out?

Can a realtor inventory property near singular one of the owner's signature?

Question:the property is owned jointly but both are divorced. the property is within florida and not occupied. xhusband have exclusive rights to sell and hired a realtor. in somebody`s company they are to have it appraised. that have not been done and realtor desires to sell. xwife doesn't.

Answers:
The previous answer is correct is that the house will not be sold lacking the signature of both unless the ex wife had given a power of attorney granting the ex husband to sign a work on behalf of her. The ex wife should contact her divorce attorney immediately and clarify what rights she still have.

My advice to the ex wife is, since it sounds close to the ex husband is less than trustworthy, do not trust him to hire an appraiser who is detached. Florida market have been exploding surrounded by recent years and there are various investors who are devouring properties. Kickbacks are not uncommon. If you can afford it, hire your own appraisers (three ideally, two at least) and determine the meaning.

Other Answers:
If the husband was granted rights by the wife, and this is documented, next yes. Otherwise I still believe he can list a property but he cant put on the market...so whats the point.

The lone way the ex-husband would enjoy the right to sell the in concert owned property is with a specific power of attorney signed by the wife. if they enjoy tenancy within common he can. If they enjoy joint use, then both of them necessitate to sign.

First past its sell-by date, what type of deed are you using? Grant, warranty or quit claim? Regardless, you don't involve social security numbers. You requirement to know your legal term at the time you took title and how you took title. You'll need to know your current legalized name (if it have changed) and the legal nickname of the person(s) who will be the new owners and the court address of the property in cross-question. Based on the deed, you will obligation to include legal jargon and provisions as well. I suggest to enjoy this notorized and recorded as powerfully. Pay a title company or a real estate attorney to do this for you or educate yourself.

Moving to the Washington,DC nouns & want to bring back info on towns proximate.I know nearby is site to oblige. Know of it?

Question:I once logged on to this great site that asked you to answer questions give or take a few the type of place you wanted to live and parameter for selection (how much you could afford for rent or house, if you needed to commute, big town or small, etc.) I want to find that site or one similar so I can rigid down my search for a home in the neighbourhood DC. Can you please help? THANKS!

Answers:
Hello GGG. I received your message and will very soon endeavour to answer your question as best I can. I'm no expert on the Washington-Baltimore metro nouns but I have lived contained by Annapolis, Maryland for several years now. Washington DC itself can be a difficult housing flea market to penetrate, usually because the housing (particularly private homes and townhouses) is any unaffordable or on the poverty line. There isn't much contained by between, which explains a lot of the city's problems.

Your best best would be to search out for a home in suburban Maryland or Northern Virginia (all of my friends and home in the nouns live in one or the other). I am attaching links to home finders (similar to what you described surrounded by your question) in both Virginia and Maryland, below. There is also a relation to affordable housing from the HUD (Housing and Urban Development) department which you may find useful. The ultimate link is a national housing flush function which, again, may prove useful to you if you elect to relocate to a different fragment of the US.

I'm sorry I am unable to distribute as precise information as I was competent to give Ronsfreak about the housing market within the Buffalo, New York area, but please read between the lines that I did live there for almost 30 years. I can report to you that, given the criteria you described in your IM, your best search would be in Montgomery County and Prince George's County contained by Maryland, as well as Fairfax County surrounded by Virginia. DC itself is a tough nut to crack and the commuting times from the places I've mentioned are not bad, plus nearby is an extensive Metro system of trains, both above and below ground.

I do hope this information is helpful to you and that you and your household have a undamaging trip to the US from Africa. You know how to contact me now, so please don't vacillate to do so if I can be of any further help, ok? You may also receive other helpful information from other answerers on the site, so do maintain checking back on the status of your quiz.

Good luck and Godspeed! :)

IM mortal evicted for a pet,how much time do i hold ?

Question:Ididnt pay the rent for june,i m moving to untried place july 7th, will they evict us by then, im on a monthly contract, and a depositi s within place, ive run out of money and am worried..will the court give me any time? they want it contained by writing.

Answers:
Depends on which state you reside in. Your credit may suffer, but most courts will grant you a reasonable amount of time to relocate. This sometimes ranges up to 6 months. I don't recommend conducting tests this; just move.

Other Answers:
it depends on the state.
you inevitability a lawyer 2 sustain you courts dont care
since you own a place i think they would agree to you have the time you requirement because its not much that you are asking for

you can also checkout findlaw.com and go to your state and check realestate law for that area i own used it for real estate previously and its a hugely good free site lawyer there abet for free
It depends on the state you live in, and the rental agreement you sign. Most places allow 30 days, but if have the pet violated your rental agreement then you might not enjoy as much time.
30 days
In every state you have at most minuscule 30 days from the landlord file for eviction.
stay as long as possible , we stayed almost 2 months one time they kept threatening us but they never really took action.i regard the law prohibits them from trowing you destitute unless you did something that's violent or against the canon. but if it's just need of payment i cogitate you will be fine, but they will send adjectives kind of society to you door, just discount it because they are just trying to startle you, they really can not force you to leave.
In Ohio, the singular person who can evict you is the sheriff's department. No event how much a landlord threatens, he or she cannot trademark you leave in need a sheriff's order--but that's Ohio--check your state laws.
To evict you, your tenant must first serve notice to quit. Normally this is 30 days but may be much shorter for any non-payment of rent or if you are creating a significant menace.

Once that notice expires, the hotelier will file an Unlawful Detainer suit against you. These are usually fast-tracked contained by the courts; the court date will likely be in a few days of notice anyone served upon you.

If you fail to appear, the manager will win a default judgement against you. If you respond to the suit and appear within court you will be allowed to plead your case. At the extraordinarily least you will involve to pay any unpaid rents and go and get rid of the pet to stop the eviction.

Assuming that an eviction order is granted, it will usually be enforced by the sheriff contained by 5-7 days. The sheriff will come to your door and move you, any other occupants, and adjectives of your posessions to the street. The landlord will probably be near to change the locks to keep hold of you out of the property.

Your deposit on the property is not a factor. It is provided by you to guarantee repairs of any damage beyond generous wear and tear. It is NOT finance rent and does NOT cover your last month's rent on the property.

Unless you can cure the lease contravention that gave rise to the eviction proceedings (pay adjectives overdue rents and get rid of the pets) consequently the eviction will go forward and the courts will not predictable give you any auxiliary time.

If you didn't pay the rent due June 1st, the innkeeper can start eviction proceedings on June 2nd. Depending upon the law contained by your jurisdiction it's entirely possible that you could be out on the street before July 7th. As a practical issue, most evictions take a bit longer than that but you are on particularly shakey legal ground here.

are nearby any apartments within Odessa Texas that are affordable?

Question:i am 17 years old and i am planning on moving to odessa texas to be closer to my fiance and stir to college, i do not want to live in a dorm, so are here any apartments that are affordable for someone going to school and working.

Answers:
You sure better love him because Odessa is a pretty boring, bizarre and well....blech! It's grease country and it smells really bad, it is flat and a dessert.

That said, such a desirable place (not) is thoroughly cheap. Around the university the student population will impact pricing somewhat, so go a bit further out if your economics require it.

Cheap is also relative. I live within Austin which is expensive by most standards, but a bargain compared to California where on earth I came from.

You might also check next to the university. Freshman are often REQUIRED to live on campus (unless they live beside their parents). Obviously the community college won't have that requirement.

The close colleges likely own a housing board or listing that you can access for free. It will be easier to find a roommate situation that track. You'd be better off near a roommate in a nice place than alone within a dump.

20 years ago I turned down a good position offer because it be in Odessa.

Can't you capture him to move to Dallas, San Antonio or Austin? They are far nicer and more interesting.

I'd wait until you find there to hunt out where on earth you want to live. There are likely better areas of town, and worse areas of town, so you'll want a mix of sanctuary and convenience.

Good luck!

Answers:
Hi,
I found three websites and hopefully one of them can help you near your situation.

The first one is the Texas Department of Housing & Community Affairs - they administer Section 8 and should be able to direct you to the right ancestors to talk to.

The second website might be responsible for part 8 in your nouns, but I just couldn't explain to and the third is an article that looks like it be published by an organization trying to oblige people beside housing problems.

Remember, when you are dealing with senate things like this, it is going to be stressful and they are going to want to speak "no" before they right to be heard "yes." Just keep calling adjectives different numbers and talking to different relatives and supervisors to get the sustain you need. If it be me, I wouldn't even hesitate to contact my Congressman or State Representative and/or the medium if you don't get the answers I be looking for.

The main request for information you are going to be asking when you call these agencies is: "I'm trying to find out in the order of Section 8 or rental assistance programs in my nouns." Then, HOPEFULLY, they will connect you to the right person.

Hang surrounded by there. It will be okay. Take safekeeping of yourself...
