Yes. There are currently 2-3 ways to get 100% financing.
1) VA benefits are available to current and former member of the armed forces (in good standing). I won't discuss this, because most of our military clients own chose other financing types.
2) FHA. This is a government back program that requires the buyer to put down 3%. However, this 3% can be from various sources including: a) bequest from the seller to the buyer b) your own $ or c) a offering from a someone else (family member).
Programs like Ameridream and Nehemia construct it very flowing for a buyer to move in beside VERY little $ out of their own pocket. The seller must be likely to give a buyer 3% of his/her equity (and usually also to settle up for the buyers closing costs), but today this is a common practice. It is a buyers bazaar afterall.
3) USDA Rural housing program will lend up to 102% of the purchase price and has no monthly mortgage insurance as within FHA. This is a great program for those who qualify for an FHA mortgage, but want to buy a house outside of town.
