Rat infestation surrounded by rental home - renters rights?

We are a family of 6 living surrounded by a 2000+sq ft home. Upon moving in in attendance was a distinctive but horrible odor contained by one of the bathrooms. I cleaned and cleaned the bathroom with bleach and every other product below the sun, put odor absorbers in the cabinet and the odor never go away. My husband ended up pulling the bottom of the self-absorption up and found a HUGE rats nest. He cleaned it up and discarded it all. We in a minute have the odor surrounded by our kitchen. We have located the subsequent UNDER MY STOVE! EWWW! This is only ONE issue we hold had next to the landlord not responding to our request to enjoy something repaired or taken care of. We are on a month to month lease. What are my rights as a tenant to vacate the property giving the proper and legitimate notice that I have need of to in command to get my deposit hindmost?
