To be on the safe side, count on them inspecting big ticket items such as appliances, AC, heat, plumbing, water pressure, attic integrity, roof, fusebox and outlets, and any outdoor fixtures such as a deck or pool.
One inspector even noted that one of my tiles contained by the kitchen was cracked. I judge he actually get down on his knees and tapped respectively one to see if it sounded hollow.
