What do you requirement a realtor for when selling or buying a house?

When I bought my current home, my realtor wasn't even licensed in the county I live contained by, so set me up with a realtor within the city to show me homes, then give her a "gift certificate" or some other contribution that I do not think compensated for the certainty that she did not really get anything from showing me the home I completed up purchasing. Now I am ready to flog my home since I have to re-locate for my situation, and am considering selling the home w/o a realtor, since I feel I don't know who to trust. I am surrounded by the marketing industry, so would be able to flea market the home myself, but do I need a realtor for any other permitted purposes? I'm also looking to purchase another home when my house sells, and am really wondering if I requirement a realtor for that as well? Anyone know or can point me to some info online... I would really appreciate it.

Answers:   When selling, the largest things a realtor is good for are:

(1) Knowing the souk, what price to ask, how to "stage" or present the house.

(2) Knowing all the legalities required and shepherding the transactions through the process.

(3) Recognizing which offer are good/bad/unreasonable, and having the experience to know how to respond.

(4) Referring you to other professionals you may call for, such as home inspectors.

(5) Getting your house onto the MLS.

Pretty much all but number 5 you could abstractly do yourself. You might need some help out from a real estate attorney for number 2. Number 5 is the one monopoly that realtors are still guarding warily, but it is beginning to break down contained by some areas.

When purchasing, the realtor is more important for number 4, since you will requirement mortgage people, title companies etc. Number 1 and 3 prominently don't apply, but a new role is to lend a hand you write a good extend and knowing how much to offer. But again, the most vital thing is getting access to the MLS, so you can catch the total list of houses avalable as soon as they become available.

You don't call for an agent legally. It is nor banned to sell your material estate on your own. There are lots of "for sale by owner" websites to help out market it. I am a Realtor, and nearby are a lot of advantages to hiring an agent, but lots of individuals sell on their own. It does not cost you anything to buy and enjoy an agent represent you as a buyers agent, so I would use an agent to buy. We can do a lot of the work for you. If you want help beside the paperwork/legal stuff you can contact an agent or an attorney once you find a buyer. They should charge you a flat fee much smaller quantity than the normal commission. i would at least possible recommend that option. Don't try to close the traffic without an attorney. I hold come across way to lots potential problems. first thing, usually existing estate licenses are issued bt the STATE, not the county.

the advantage to register your home with a Realtor is that it get your home on the MLS. that's the tool other agents use when searching for homes.
