It is very difficult to truly see the web proffit in a business resembling this from their end. The space is asking in the order of $5000 rent and the lease option is ok. There are other spaces for rent and I can look at them to start my own shaft from scratch. I enjoy about $170,000 to work near and they are asking $250,000 for their bar, but I am sure it is flexible and they will do some owner financing if needed. I would love some advice going on for which way to travel may be better and some ideas roughly speaking how they came up near this asking price. Is it to much? to little? Any help would be appreciated.

I don't know almost where to buy a hotel or for how much, but if you are going to use their numbers, I would have them audited for the recent past couple of years. It may cost a little money, but it would be worth it.
Also, in attendance are publications that track sales of adjectives types of business. You could seek a valuation expert, CPAs commonly do such valuations, or if you enjoy a university near you, their business institution may have access to the publications you call for to get an concept.
