Losses on rental condo...?

Hello and help,

What happen if you have a rental property (active within rental decisions and you stay near less than 14 days per year), you try to rent (spending money to advertise) it out, but are unsucessful surrounded by doing so (no rents). Can you still deduct the rental losses on a diary E? What happens if inept to rent the place for years and years?

Generally, this is renting property out is considered a "passive activity". You will not be able to discount the losses this year (unless you have other rental property gain to net it out) as you cannot reduce by passive hum losses against other forms of income (besides passive stir gains).

However, you will be able to subtract those expenses in the adjectives when you are able to rent out the property. Unless you are a material estate professional (where you can deduct up to $25,000).

No you can not. You can only claim leader of household as long as you are not married or separated from your spouse for 6 months or more. Plus you get a larger standard estimate if you claim married filing in somebody`s company.

Head of Household with the sole purpose gets 7300 standard presumption. Married filing collective is 10,000. If you file Head of Household afterwards you only carry 3 exemptions of 3200 a piece. If you file MFJ, after you get 4 exemptions at 3200 a piece. If your spouce recieved SSI, it does not count towards his income. If it is third celebration sick pay from his commission, then it is taxable and you should receive paperwork to put this on your taxes.
